The room was so clean and cozy. We have book for 2 persons and its near to the City and restaurants. Perfect for a friendly budget but worth the money. They have a lot of options for the rooms and they have very friendly receptionist his very accommodating.

Location was fine

When we arrived the host gave us not the same room as I booked. When I asked for another room, the same as was on the photo, she said that there was a renowation in that area. I still wanted the room I booked so we moved here. And renovation was 2 days long, it was very loudly. Also there was no hot water, we had to ask twice for it. And than (the 3rd day only) there was no electricity.

It is a cozy familiar guesthouse, where you can have quiet and relaxing day in Yerevan, staff is kind expecially Maya the receptionist that is very cute, kind and professional. Location is not fantastic cause the street has much traffic and not cafè, but in general with 10 minutes walking you are in the center. I am satisfated about my staying there.

The bed is too small and not comfortable at all. They provide only one soft pillow and they do not give blankets even though the room has no chauffage. The breakfast was not delicious.

The location is fine. Staff tries to help, but is hard to find. Every time I went to the reception desk, no one is around. Mostly you can find them by the pool or by messaging them.

Stay away of rooms at the ground floor: toilet was leaking (toilet water on the bathroom floor), mattresses were completely worn: holes in them or mattresses being fixed with straw. After complaining because of the toilet was leaking, I got a room with no windows, no AC, no fridge... After complaining again, I switched to the top floor where the rooms are fine. I put the sign "please clean the room" three days on a row on the door. Nothing happened. My room only got cleaned on the last day out of 12 right before leaving.

Staff were communicative with the phone and helpful upon arrival.

Expect a low quality stay with the air conditioning to mean an electric fan in the room. The bathroom was awfully small and the place was generally just quite shabby. The pictures advertise it to be of a lot higher quality.

The swimming pool was really great , especially for summertime it's a great escape from extreme hot weather.

Bed frames in our room was bigger then mattresses, therefore my little one hurted himself accidentally.

Location was good. Staff was friendly.
