I had the greatest time, this year! The condo is super clean, and I trip went above and beyond to make my stay. Awesome! I can’t wait to use them next year.

I dont normally leave reviews but our experience here was so amazing i feel like i need to voice it to others... All around everything was amazing. Leslie was an absolute God send and so pleasant to deal with....everyone was so accomodating...We were there for buke week and rode our bikes down from PA, we end3d up arriving a day early, when i asked if it would be possible to check in within 20 min she had us scheduled for early check in, no hesitation. The propery its self was more than adequate, the parking was safe and very well patrolled, we never had a doubt that the parking staff was lax and knew our bikes were safe, they were very attentive, friendly and accomodating. The unit we were in was very clean and we were pleasantly surprised to find more amenities than listed...there was a personal washer and dryer in the unit which came in very handy, the master bedroom had a shower and a jacuzzi tub...i personally was incredibly happy to find a handful of books for guests to read and if there was anything we needed and wasnt there they were more than willing to get us whatever we needed. All in all our experience and stay was absolutely fantastic! Both wonderful ladies were a joy to deal with and went above and beyond! 10/10 stars ⭐️

You can’t beat the view from this rental. The unit itself is fairly dated, but the view is absolutely spectacular. It’s also a really affordable rental off-season. The bed in the master bedroom is a little uneven, so one person is sleeping on a slope. We had some issues with some construction being done in the unit below us, which was pretty unpleasant, but communication with the units management was prompt and pleasant. They offered some tickets to some local attractions as compensation, but we already had plans, so we did not take them. Overall a nice rental given the cost.

We had a great time. The condo was very clean! The view was great. We will definitely be going back. The communication was excellent. The response time was fast and any issue was handled quickly. They were great to work with!

It was wonderful to step out on the patio and see the ocean. We walked every morning on the beach and it was amazing. I would stay here again. The only thing I would suggest is to have extra blankets if needed for the beds. The ceiling fan in the second bedroom was wobbly and I sent a text and someone was there the next day to fix it.

We really enjoyed our stay this past summer! The place was nice and spacious enough for our family, and the view is unbeatable! The people that we spoke with were friendly and helpful. We look forward to returning again in 2023!

We enjoyed our stay. The room had a great view of the ocean. The elevators have a long wait so be prepared for that.

We arrived only to clean the place for 2.5hrs ourselves after traveling all day. I have pictures but it will not allow me to post. The place was not swept sand was everywhere including the kitchen counters, hair on toilets and showers, soap scum still on shower walls. Messaged the property manager with pictures and was totally ignored, never contacted the rest of the week. Would not book through iTrip vacations, and likely would not stay at royal gardens again.

The location was great- prime beach spot, unbelievably close to the water, bc it was built a while back. This location is very seasonal, and people need to be aware that the first half of March there, is often in the 60’s, and that the outdoor pool will not yet be filled, and no beach chairs/umbrellas will be out yet. My kids did still have fun, but many days they were on the beach in hooded sweatshirts. Our particular condo is in need of some work. I loved the fact there was a room with 2 twin beds for kids, but there were some places the woodwork was really banged up, and a big spot in the living room where the wall had been spackled, but not yet sanded or even repainted. It was definitely missing attention to detail. You could tell that the bathtub off the master did not get used much, bc when tubs with jets don’t get used often enough, mold starts to build up in the jets. The first time my kids used the tub, black mold flakes were coming out. They need to run bleach water through those jets. The people around the condos are very nice and friendly. The neighbors owned their condo, and brought over ice cream treats for our kids, which was very sweet. If you use the indoor pool, they will not allow kids to bring any toys, inflatables, or even life jackets in the pool. Only water wings are allowed, and we didn’t have any with. They would not let my 3-year-old wear a life jacket. That seemed crazy to me. A highlight of our trip was seeing dolphins from the beach.

The only downside was the tight parking lot/spaces.

Very easy...and early!...check in with a wonderful representative. The unit was on the 9th floor and the view was amazing, just like the pictures. We enjoyed sunrise and afternoon cocktails in the rockers on the balcony listening to the waves. The condo was maybe a bit 'tired' as it is an older resort but still clean and inviting with comfortable beds and living room chairs and a nicely appointed kitchen.. The beach access was excellent, close and flat (no dunes to cross over) and the outdoor pool and oceanfront deck well maintained. We loved the little bar, local patrons and bar tenders were very friendly to visitors (hi Kimmy!). Two minor comments....no windows in the bedrooms but it didn't bother us(there were ceiling fans) and if you have an oversized vehicle you will need to tell the check in person so you can get a code to that part of the garage. We would recommend this condo for the value, location, and nice people!

The only thing that was a problem was the slow elevators. There was only 2 elevators working and only one of those elevators went down to ground floor where we was parked.

Loved the location and view you could hear the great sound of the ocean all day and night. My only negative is the front entrance door very tight fitting when you have your hands full and the double locks are a hassle. We would go back certainly!!

We had a great time at the beach. We had three generations. My parents and my niece. Property was wonderful ! Highly recommend this property.

Where to begin with the stay!! It was not good at all!! Here is what was wrong... 1) We were told that check in was at 4 pm but we could not check in until after 4:30 pm. 2) The place was dirty. Sand all over the floor. My wife spent an hour cleaning the place up when we first arrived. The walls are scuffed and dirty. There is dust all over the vents and in the laundry closet. The cabinets are dirty. 3) The closet doors stick and are extremely hard to open. The balcony door gets stuck and won't open. 4) The trash can was dirty and not cleaned out. 5) A ceiling tile the bathroom fell in and hit my wife on the head. 6) When you did laundry the bathroom sink would back up with dirty water. 7) The elevator was not working and only one went to the beach and you had to wait forever for the elevator. Then one day all 3 were broken. 8) The parking garage was extremely tight and you could barely get around in it. Plus the garage would fill up and there were not enough spots for all the cars. Cars were parked in walk ways. 9) The pool bar is old and run down. The whole building was old and run down. Dirty. 10) Out condo had a roach in it!! 11) The lay out is tight and awkward to get in and the rooms are small. The pictures are out dated and the descriptions are very misleading!!!

Had a great time. Very close to beach from pool. Only complaint would be the parking areas are very very tight.

Fine except for floors needing mopped and a group of college kids 60 or more partying in front of condo. Cops got called on them by someone. I guess fireworks go with living on the beach. Overall good stay.

This property was perfect! The location was everything we hoped for. The condo was very clean and the kitchen was fully stocked. The beds were comfortable. Beautiful inside and everyone at the building was friendly. The view from the patio is amazing. Management communicated before arrival and checked on us while we were there. We had a great experience and look forward to coming again.

Furniture was outdated and the box spring mattress was uncomfortable. Might want to bring blankets if cold natured but overall a nice place to stay with a great view.

We were really disappointed to arrive to a closed outdoor pool (result of a tropical storm), but the staff at the resort was excellent and worked quickly to get it back up and running. Our only issue was with the amount of people smoking, both weed and cigarettes. We couldn’t sit on the balcony or even find a spot on the beach without being next to someone smoking. The indoor pools were great and it was nice having the Sandbar downstairs.

Had a great stay at this location. Perfect spot right on the ocean. Kid friendly condo with an indoor pool to keep them busy Incase of bad weather or at the peak of the sun being out! Recommend!
