This house was well equipped for a family vacation. Communication was perfect. Very clean. Plenty of towels, dishes and supplies. The beach toys and cooler really came in handy! The pool and outdoor area were beautiful! The hot tub was amazing.The rooms were very nice and the game room was a definitely a plus for the teenagers! My only complaint is the main master bedroom mattress. It pretty much sunk in the middle and we felt as if we were sleeping smashed together in a hole. I had a few nights where I almost slept on the couch. I would definitely go back if the mattress was replaced.

This is an amazing property! We could have stayed at the pool/lanai the entire week and been content. The dock was great for fishing and with the game room, dvds, and board games it made it easy for meals to be prepared without anyone being bored. James has thought of everything to make your stay incredible. Gator Mikes was great for mini golf and Kumo Japanese Steakhouse
was delicious for a fun night out!

Our host James was friendly and available promptly if needed. He was never intrusive or nagging as some hosts can be. James has organized details of home and area information to make your stay pleasant and worry free. Garage parking, 7 beds, lovely pool with entrance ramp, spacious fishing dock with ramp for easy walking and accessibility. Our group caught tilapia, sheepshead, gar, carp. Snapping turtles in water were fun to see. Home has everything you need to get started and I enjoyed having an abundance of silverware, wash cloths & towels. Safe area, beautiful property and close to shopping and restaurants. Saw burrowing owls often in the neighborhood. We’d gladly stay here again!

We had a great time even though it rained alot everything was great inside and out the pool was best one ever and my son in wheelchair could go anywhere he wanted James done great job designing this property when we return to cape coral as we do almost every year my wife and all the family said don't look at any other property schedule this property great job James thank you so very much wonderful experience been nice corresponding with you excellent rating by my whole family

We LOVED our stay! We did not want to leave and cannot wait to come back. James has gone above and beyond in detail and thoughtfulness in every aspect of his home. The lanai/pool area is a beautiful oasis! It was SO nice to be together as a family and stay in a home that served everyone. Thank you to James for allowing us to stay!

House is great! James the owner is very accessible. Signs around the house are very helpful! Pool area is spectacular! Neighborhood is 30 min drive from main attractions in the area.

Our family vacation was fantastic in this home. We had everything we would need for the week right there. In fact, we only left once to go to the beach, and decided we didnt want to go anywhere else. So many amazing memories made here. Thanks again James!!!

My family of 9 and I had the perfect stay at Tropical Palms. The place is just as pictured, very clean and open. The outdoor area, pool, and hot tub are amazing. Communication from the owner was great throughout. Could ask for a better place!

Lovely home with a fabulous pool! Very true to the pictures and just a gem! We had an adult in a wheelchair and it fit our needs perfectly. The host is super responsive and obviously takes good care of the property. Don’t hesitate to stay here!

The kids had a blast fishing on the dock. Neighbors are super friendly. The place was very spacous and fit 10 people comfortably. The pool is amazing and we used it every day. A few small issues came up but the host promptly responded. Great areabof Cape Coral to stay at.

This property is most definitely one of my favorite properties. I cannot say enough how pleased we were with our stay. Not a single complaint, everything was as described, pictures don't do this properly justice. Everything was smooth and easy from check in to checkout James was great for all of our needs. We will definitely be booking again for future trips!

Tropical Palms was the most wonderful place to spend our location. From communication with the host,To the fully stocked kitchen, to the glorious outdoor space you can tell the utmost care and thought was taken in setting up this home. We will be back for sure!

We had a wonderful time relaxing by the pool with our family from Ohio. We spent a lot of time fishing off the dock area. As a group we caught over 50 fish and saw many turtles and ducks. The kids really enjoyed the board games, pool table and fooseball. We also walked to the nearby park to play basketball. The property is close to stores and restaurants. James was very helpful and has a great rental.

Everything about our stay in this house was great it was absolutely gorgeous extremely clean literally about any comfort accommodations you would have at home and James (the owner) was such a delight Communication was awesome and very fast and informative I highly recommend this home

We were 3 families. Only one with a child under 12. They others were adults. We had an awesome time. We spent 95 percent of our time at the pool area. It makes the property in my opinion. Can’t beat it. The kitchen is well equipped. We were able to make meals easily. The property is close to stores which is a plus and a gym which I was able to get a week’s visitors pass. The only negative for me was the bed mattress is very soft. You may like that. It was a bit tough on my back. James is a great host. Easy to contact if need be. I would definitely go back. Love the location. Was a relaxing week and the neighborhood is very quiet.

Exceptional home! Just what we needed to accommodate 2 family members with limited mobility. Absolutely loved the back living spaces - lanai, grill/kitchen area & dock. Grandsons loved the pool and swam at least 4 times a day!
Technology great, Alexa was easy to use with voice commands. Instructions on use along with troubleshooting steps for pool, spa, Alexa are posted. We had minor hiccup due to power outage during storm but James was available by text to answer questions, very responsive!

Photos don't do justice to how beautiful this property is. The home is very comfortable and the pool area is fantastic. We thoroughly enjoyed our stay. Highly recommended!

There should be a 6-7 star rating for this home. Absolutely gorgeous in every way. The home was clean, spacious, fully equipped, and the entire family had a wonderful time. My father in law who has limited mobility was completely comfortable accessing the entire house including the pool and lanai area. James was a pleasure to work with all instructions were spot on and made for a smooth check in. If you are looking for a large home to stay in with a gorgeous pool and property and especially if someone has any form of limited mobility this is definitely the place for you AAA+++ 5 Stars all the way!!

We five travel together frequently. This home was perfect for us! The pool area was fabulous and used every day! We made good use of the two master suites which accommodated our wheelchair bound friends. James, it was just perfect! We look forward to coming back!

This is an awesome property! The pool area is absolutely amazing! The house is spacious and very well equipped. The kitchen had everything we needed. We are not “Alexa-smart” people, but we enjoyed using the technology once we figured it out. James was great to work with. He had timely response to our questions and even checked in on us to make sure we didn’t need anything. We will definitely be back to this property!

Owner failed to disclose damage from hurricane. We would not have stayed if we had know, pool area was totally unusable. Entire house Needs deep cleaning. Not enough hot water (40 gal electric) we had to stagger showers. Possible mold as duct work is blackened. Signs of electrical arcing at light fixtures. Neighborhood is middle of the road at best. Bugs indoors and out. Owner refuses to address issues multiple attempts made.

From check in to check out amazing property. There are a lot of signs...a lot but it does not take away from the experience they blend into the background and are helpful for knowing how things work.

There were 10 of us that stayed and there were 10 of us that didn’t want to leave! The house is beautiful and the pool area is absolutely amazing. It’s really like having your own resort to yourself. James was awesome as far as communication and promptly answered any questions we had as well as kept us up to date on local info. I’ve stayed at quite a few VRBO vacation homes and this was definitely the best all around. The area is beautiful as well and you won’t want to leave! Thank you James and until next time Cape Coral!

The house was very clean. But the pool was our favorite thing. It was amazing! I have mobility issues and I could get in and out of the pool with no problem. We spent most of our time in the pool or sitting on the lanai. Just what we wanted peace and relaxation. James was excellent and answered quickly if texted with a question.
