Nice place and very quiet!

Nice location right on the beach. It’s a little older and worn than pictures show, but we were there for the beach. Our family had a great week.

House has good bones - plenty of room. Everything in the house is dated and worn; Ottoman upstairs has a worn hole in the top, towel rack in downstairs bath is totally missing with one bracket remaining, two hydrators in fridge have cracked handles, all kitchen knives were dull but there was no knife sharpener, master bath sink drains at a glacial rate, no baking pans at all, cooking pans were of the lowest quality with loose handles, outdoor grill was corroded beyond cleaning and fixed on a sunk corroding post in the midst of the sea oats, the outdoor shower leaks and the place where you stand did not drain, so sand built up to make the mat useless. I could go on, but that is the general idea of the place. The "Welcome" email was anything but - filled with warnings about the A/C, refrigerator, hot tub, towels etc etc with threats of costs and even eviction. Emphasis was on the fact that there was only one roll of toilet paper provided for each bath, same with complimentary toiletries. None of these warnings were in the fine print on the VRBO site. I don't mind buying my own TP, but at the price for a week at over $6,000 a $10 package of TP isn't going to break their bank. The topper of the email was the discouragement of reporting problems because the maids have already made notes of them...the property manager apparently ignores the maids, and with security "insurance" in lieu of a deposit, and the pictures on the VRBO site being dated, there apparently isn't any incentive to keep the place up to any kind of standards. We were there for a large family reunion and visited three other houses on the beach in PCB, all within a very short walk, and we visited three other houses across the front beach road. Ours was a dump compared to those houses. I do not recommend this place.

The location of this property is fantastic. The beach was not crowded at all and very private.

Our family had a wonderful time staying g at this beach house. Had a few issues when we arrived but Ben’s team was quick to resolve them. Everyone we saw or spoke to on his team was courteous, friendly and respectful of our time and plans! Will definitely try to stay here again.

This property is just as advertised. The view of the beach when you walk in is breathtaking (as well as the view from the master bedroom upstairs). Everything was very clean. Property management was very accommodating, helpful, and quick to respond to any questions and needs we had. The hot tub was a definite plus!!! If we go back to Panama City for another trip, we will definitely be looking to book this house again.

Great lodging and perfect location.

Love the location, of course. House was not clean at all. I'm talking months if not years of no cleaning to certain areas that can be seen. The light in the kitchen totally filthy and I left it that way. I say that because my wife and I both cleaned for 2 to 3 hours. We definitely left it cleaner that we found it. Other than that nice location, nicely decorated big house and we had a great time with our family..

Excellent location , older unit need some upgrade the rental cost was a little high compared to other places , overall would rent again

This house was the perfect location for a week at the beach! Everything was exactly how it appeared on VRBO and it had the perfect amount of space for our group. I can't wait to return!

Great beach house exactly what we were looking for. Only thing, and it's little, is that it could probably use a new grill. The one there was Little and in pretty rough shape and really wobbly. Could grill enough for the two of us but not if we had a large group. Just something to think about.

We’ve never been to this beach in the winter. Having those huge windows and hot tub were outstanding additions to our family stay. The hot tub was well tended and clean. Having babies and seniors together made us appreciate the laundry and room set up’s! The view from master bedroom and it’s private deck was fabulous. The largePicture window allowed us to enjoy the beach during a winter storm. Ben was very responsive and a great host! This is a redo!

This is a great place to stay right on the beach & has a hot tub that came in handy when the weather was not cooperating, we had a blast & enjoyed our time in this beach house.

Porch and hot tub fantastic great location but home needs fixing walls dry rotten ceiling with multiple leak stains furniture old and very worn no ice maker in ref master shower faucet inop causing no water pressure for showers but it was clean and management company was great to work with thanks for letting us stay

The duplex/townhouse is in a very nice quiet part of the beach. It has an unbelievable view from living room and master bed. We had ample room and kitchen fully stocked with all cooking /eating items you could need. The hot tub is fabulous also. We had two problems. One was two of the three bedrooms upstairs are so closely related to each other, you can hear every word said. The main problem was electric: the dryer overheating and literally burning holes in clothes and the oven which sparked, smoked and quit working. The fuse box did not trip the switches to cut off these appliances. There are two fuse boxes; one you could not locate without management telling you where. It was a very uncomfortable situation not knowing what was going on with the electric. Management did refund us a portion of our bill and apologized many times and most importantly said they would repair the electric.

It was an amazing trip! The only thing I would suggest is to trim the shrubs walking down to the beach! They were kind of long and in the way! But other than that we had an incredible week!

First and foremost this is a duplex. I did not see it listed anywhere in the listing, but it is a duplex. I never rent duplexes or apartments because I dont want to hear my neighbors or worry about my neighbors hearing us, so this was a little bit upsetting when I drove up. The good thing is that no one was renting next to us at the time so there was no problem. The home is in a great location and cute. It is an older home but very roomy. There was enough room for my entire family. A few things that bothered me was there was no light on the back porch and the grill was so small. I would think if you had a 4 bedroom house the grill would be bigger to accommodate a lot of people. haha That is not a deal breaker but i just wanted to throw that out there for people who like to cook and spend time with family on the beach and not go out to eat every time.

Five of my closest girlfriends and I rented this as a get-away. Fabulous house, and it was a perfect location - very close to the water. Sunrise/Sunset was awesome from the deck!Our only negative was the grill was charcoal - and we are impatient! The house was very clean, and functional for our group. Would definitely recommend!
