Overall, the property was very nice. It is a shame that such a nice property leaves such a bad image in your mind because the couch in the main living area is completely unusable. The owner needs to take some pride in the property and replace the sofa. The center of the couch collapses when you sit on it to the point that it could be dangerous if you sat down quickly I noticed that several other past renters made comments on the couch in the guest book, so this is not a new issue. REPLACE OR FIX THE COUCH!!

My family had a great stay at the townhome. There was more than enough space for our family of three, and the views are just unbeatable. Very easy to walk into town. I'd love to stay here again.

We have been staying at this complex every spring break for several years. The location can’t be beat. The property itself has a great layout and was impeccably clean. Only complaint is that the furniture in the main level sitting area needs to be replaced.

We had a great stay here and spent plenty of time enjoying the decks above the river. Walking to Salida only takes a few minutes which is really convenient. The owner was very responsive when we needed to reach out. We would definitely stay here again.

The place is cozy and spacious at the same time. We felt spoiled with three balconies, a stunning view of the river, a well-equipped kitchen, and a spacious downstairs to hang out in. Some minor funky things: the upstairs couch has a black hole in the center-- you will sink deeper than you expect. The fridge water dispenser and the sink both were hard to get to turn off intermittently. Overall, those were minor dents in an otherwise fantastic experience.
The location is lovely, about a 10 minute walk from Brown Dog Coffee and Moonlight Pizza, which are essentials. It's close to trail access, and quiet enough. One of our crew is an exceptionally light sleeper and was bothered by traffic noise, but everyone else slept soundly. Three showers and a fourth half bath (toilet & sink) was a luxury with 6 people.
Piñon was responsive and lovely when we had questions, and checking in and out was easy and clear. We'Il be back :)

This property was beautiful. The view is unmatched, and when they say on the river, it truly is on the river. It is comfortable and very well appointed. It is probably as convenient as any place can be to downtown Salida while not being in downtown Salida. The host was cordial and the process was easy.

As advertised. 1st class accommodation. Plenty of living space. Inconvenient, no hanging closet space in upstairs master bedroom. Had to use downstair hall closet to hang suits and dresses. Abandoned mining plant is an eyesore to the views off of the outside decks. Some might say it adds character. We just adjusted chairs a little to the east looking down the Arkansas River. Response to minor window problem was quick and fixed. We would rent again next time in Salida.

Pretty townhouse. Comfortable, clean and everything you could want to cook with pretty much! About 3 blocks from Old Town. We would definitely rent again. There are a lot of stairs. Be aware for elderly & bad knees. I saw stair gates for children-bonus!

We had a wonderful ladiea trip! The condo is huge to say the least. We took full advantage of the space even though there was only 3 of us.
We LOVED the balconies, the view, steam shower..... everything!

We enjoyed our stay in this home! It was very clean and well appointed. The river location was lovely but there is an ugly broken down factory across from it so it's not exactly pristine nature views. An odd drawback, there's only two small sofas and some lounge chairs that were all incredibly uncomfortable. We were barely able to park in the garage, so if you have anything larger than a sedan you'll likely need to park on the street.

Very relaxing property situated right next to (ON) the Arkansas River and within 1/4 mile from downtown Salida. The sleeping arrangement was perfect for my two parents in the Master Bedroom and my family of 4 in the Second Bedroom (also with en-suite), and the rest of the house was more than enough space for everyone to "hang out."
The real attraction for us was the river. It was so relaxing in the evening and morning, and my kids and I got a handful of trout over a few hours of fishing right out back!

Our Riverfront Townhome really did have 4 balconies! We truly were on top of the water and the rooftop balcony had a complete 360 degree view. The townhome was very lovely and comfortable. Just be aware if stairs are a problem for your group, both bedrooms are up a floor and the second living area is downstairs from the main floor. The location is close and walkable to town, but far enough away to be very quiet and private. We loved it!

We enjoyed our stay at the Riverfront Townhouse. Being on the water was such a treat, watching the rafters, paddleboarders, and kayaks was entertainment in itself. You won’t get any closer to the water than this! The convenient location to town was perfect for the grandkids to come and go as they pleased The townhome itself was perfect for us. We have a large SUV and the garage wasn’t as tight as we had anticipated. There was some rain while there so we spent a good bit of time indoors. There was plenty of room to spread out. Kitchen had everything we needed. It was a very good choice. Now we are spoiled and don’t see ever “not” being on the water!

The unit was so close to city center that we ended up walking everywhere. They have a walk along on the Arkansas river that is so romantic and clean and beautiful and safe. The town Salida is just adorable and I can’t wait to go back there.

On top of the river
This property was gorgeous. When sitting on any of the three balconies, one felt as if they were literally floating on the river itself. Within ten minutes walk of restaurants and shopping, within five minutes of trails for running, yet quiet, private, and beautiful.

Wonderful stay
Great location. Easy driving/walking access to downtown including via Riverwalk, which begins near the other end of the condo complex..
Very nicely furnished, making for really comfortable and enjoyable use of the condo.
Meticulously clean and orderly throughout. Excellent attention to detail.
Kitchen thoughtfully organized and set up conveniently with dishes, cooking pans, utensils etc. etc. Made meal prep easy.
Wonderful river view. A real pleasure listening to the river sounds from all three levels of the condo each of which have a river-overlook balcony.

Beautiful view!
We very much enjoyed our stay. This is a beautiful home and we just loved sitting out on the decks looking at the river. We saw kingfishers several mornings which was a treat. The home was very clean and well equipped. We really enjoyed being able to take the river walk into town. It's a beautiful walk! The town of Salida was fun too...lots of cute shops and restaurants.
We would definitely rent this townhome again and stay longer. 3 nights wasn't enough.

Wedding Weekend
Lovely, spacious condo overlooking the beautiful Arkansas River. We could easily walk downtown to shops & restaurants.
Easy drive to my son’s wedding venue ( Hutchinson Ranch )
The only complaint was the front bedroom faces busy 1st street & the traffic noise was loud with windows open.

Love the condo itself, and the location. 4 decks, with one on the roof for 360 degree views. Condo is well built, and very nice inside. Garage a plus. We were here last year as well, and would like to return next. Great place!

August stay
Very nice property in great location. Could have been a little cleaner. Some stains on rugs and carpet. Also, spider webs on ceiling/corner of dining area. It was 90 degrees when we were there and it was a bit uncomfortable at night even with fans running. Lastly, it was expensive when you add in all the fees. This added $800+ to the bill or 40%+ of the nightly rate.

Amazing stay
We had an absolutely incredible time. The home is huge, comfortable, and very clean. The kitchen is well stocked. We were so pleased to find a coffee grinder and French press. The views over the Arkansas River are just perfect and falling asleep to the sound of the river is so relaxing. We adored our time and if we are ever in Salida again we will absolutely rent here again. One of our best stays ever.

Awesome riverside condo!
We loved this place! Best vacation property I’ve ever stayed in. Riverside in a quiet area but only a short walk or bike ride from downtown and the park. The house is set up very nicely and is very clean. The garage was a great bonus for keeping our bikes. Will definitely be staying here again on our next family trip to Salida!

Wonderful location and great views
We are regular visitors to Salida and generally look for something along the river with easy fishing access. This property was one of the best we have found. The 4 decks provided great views and a variety of places to hang out. We also really enjoyed being able to walk into town along the river. We do hope to get back soon.

Relaxing trip to Salida
We had a group of 3 (dad and two kids) in town for white water rafting, hiking and biking. We had a great time with all of our outdoor adventures and really enjoyed staying in this condo. It was clean and convenient. We enjoyed breakfast on the balcony overlooking the river each morning. We walked downtown most nights for dinner (5 minute walk) and came back for sunset on the rooftop balcony. We will stay here again on our next visit for sure!

Beautiful Property!
The condo was very nice and in a perfect location right on the river! Pictures do not do it justice. Short walk to downtown. We enjoyed the multiple decks and rooftop. Next time we are in Salida we will be looking to stay here again!

Loved our stay
This property was perfect for our little family get away. The location right over the water was magical and we enjoyed tons of time on the many decks. The proximity to downtown Main Street was also perfect and we walked into town every day with our 1 year old in a wagon. It is an incredibly spacious place and we were very comfortable.
