The building and our room was beautiful, so much character and history - we had a large bath and stunning porcelain staircase and balcony in our room which added a real luxury touch. All beautifully done in keeping with the character, age and history of the building. The courtyard where breakfast is served is such a gorgeous setting too.

The two staff members serving breakfast are so rushed trying to see to everyone that it actually feels stressful, which clearly isn't the aim. This isn't the staffs fault - they're working with a poor system. Although it's a lovely idea to have table service for everyone, it's just not practical because you're left waiting. Also we noticed inconsistencies between what each table got and in what order - e..g the table next to us (who arrived after us) were immediately served with a whole platter of fruit while we got melon near the end of our breakfast despite asking. This entire problem could be resolved with a simple buffet, allowing people to choose their own breakfasts and have the staff just serve coffee and clear away. A side note - the orange juice is really not pleasant (sorry) it seems to be dehydrated orange juice powder with water added, which cheapens the experience.

The location is very beautiful with a unexpected nice and large garden were is the place for breakfast. Is a historic building and all decorations are to merge with building. Lot of plants and trees complete the garden. The staff is very friendly and helpful.

Unfortunately we been there during a wave of heat and there is no air conditioning.

Location is in a lovely quiet area easy travel distance to Cagliari, Villasimius and Poetto beach. Staff were so friendly and helpful even providing excellent assistance in emergencies. Breakfast in the courtyard is the perfect way to start your day!

Great place to stay. Great rooms, Very beautiful garden and property. Emilio that take care of the breakfast, is a great person and take care of the breakfast as Magic. We really enjoyed the breakfast it is Italian style with Sweet and salty mix. If you have a car i give the property 10 points.

The atmosphere and the climate of the place

Occasional troubles with parking place and the lack of tea/coffee maker or electric kettle in spite of the fact that these were offered and confirmed in your Booking .com confirmation.

Friendly and helpful people. Small place with a good atmosphere in large, old city house. Junior suite large and charming, quiet and peaceful, very large bed with fine sheets and duvet, good in January. Staff helpful and kind. Heating worked well. We wish we could have used the large terrace, but we were unlucky with the weather. Court yard garden with old palm trees and citrus is very charming and must be so nice when weather is good. The building turns away from the small busy street with parked cars. Breakfast ok, croissants fresh, fresh mandarines from the garden.

Restaurants were far away, the nearest pizzerias 500 m, which felt far in the cold wind and rain (January). We tried one recommended by hotel, very authentic, effective and inexpensive. But we missed to have other opportunities than pizzerias in the neighborhood. We were some of the only guests this off-season time, so we were very happy to be allowed to park at the hotel, but otherwise parking is a challenge on this narrow, busy city street. Cagliari is spread out and roads busy; it takes around 20 min. to drive to center, parking possible at the harbor front, across from Via Roma and old center. But the situation is good to take outings by car out of the city.

I liked the old historical building and inside garden with palm trees and clementine tree. The bed was comfortable and we slept very good.

The interior and furniture was ridiculous. Perspex side tables. Furniture not matching with the old interior. We stayed in Kings Suite with Spa bath. The room smelled damp. The cleanliness of the Spa bath was questionable. We filled it with clean water and turned it on and the water had dirt floating in it. There was no minibar, water, coffee or tea in the room.This room is on the ground floor and the window that is next to the Spa bath is facing the communal garden. It would be a beautiful hotel in the right hands.

Room we had was over looking the main road, traffic was a little loud, if you're a light sleeper.

Great service and very sweet staff! Great and simple breakfast with a reserved table. The cleaning was perfect and the staff was very helpfull and accomodating. Good communcation from the hotel before arrving, and making sure we knew how to get into the hotel as we arrived very late. Bus is pretty close to poetto beach, and you could always ask the staff for help and advice. Overall very good experiance.

location was great/fine, but a little far away from the beach, but not that bad if you have a car and take the bus.
