Nice condo as base for our adventures on windward / north shore areas. Beautiful swimming and snorkeling beach in front. We spent time at condo beach and grassy area one day. They were doing some work on the exterior of the building, as it is an older property, so it was a little distracting during work hours. The beach is great, very few people and saw big sea turtles each morning. My daughter swam with them one morning. Condo is small and was fine for two people. The bed in the front room was very comfortable for me at 5’5, but too short for my 5’9 daughter. The mattress is on a futon frame so her feet hung over onto the wood frame. The bed in the bedroom was comfortable for her. There is only a small window in that room without a curtain, the porch light shines in, so covered with towel which then prevents air into the room. There are ceiling fans in bedroom and front room. There is a portable air conditioner that we used also. Nice having washer and dryer in condo. Best to use when you’re not going to be in back area as it warms the bathroom especially. Loved that we had access to beach chairs, towels, snorkel gear and coolers. Jan was great to communicate with, she was very responsive. If we were traveling to this area again we would come back.

Stayed here for our Sons Wedding. Short drive to lots of Fun and Scenic places. Saw sea turtles each night there right next to our beach. Snorkled in our own semi private cove with gear provided with the rental. Security was so helpful with lots of local info. Condo owner was beyond helpful and always accesable for all of our needs. Listening to waves each night while going to sleep was priceless

We loved this spot on the beach, with easy access to the North Shore. Turtles and fish on the beach, great sunrise, and all the essentials in the kitchen.

This was a very well equipped apartment; host was awesome made us feel right at home. The building is a bit run down but what it lacked in sparkle it made up in amenities. Happy with our stay and an amazing host

Location is everything!! I didn’t want to leave!! I dream of living here!! Best time of my life!! Listing said hot tub & there isn’t one,,, other than that, no complaints!! I loved everything!!

Pros: -Right by the beach -Friendly people -Security -Easy to access/find -Turtles on the beach -Some yummy food trucks everywhere with a few mins drive -Lots of beach equipment -Wash stations for your feet -Outside of the building is being remodeled/painted -Owner was okay with us staying later check out -Can fall asleep listening to the waves Cons: -Has cockroaches -The apartment needs some renovations/remolding -Mold on ceiling and in the shower fan which is directly above you when showering -Dust/fluff bunnies on the walls and window in the bedroom -Very cluttered with items especially in the kitchen -Door wouldn't lock but owner informed us it's fixed now -Outdated compared to other apartments in the condo that you can rent directly through the condos website for similar pricing -Towels are only washed by guests -View to the ocean isn't super pretty as there's other buildings in the way but you can see it -Sewage smell -Owner asked if we are okay with realtor bringing in potential buyers for showings -AC is portable one and noisy We understand Janet loves her apartment and the area. However, when it comes to customer service it can go from really nice to passive aggressive as soon as you give some feedback or criticism. She is very defensive resulting into "Karen mentality". It's crucial to create good customer relations and making sure customers leave happy, we didn’t get either.

We always stay at Pat’s Place and this time did not disappoint. The condo was clean, comfortable, and had everything we needed (beach chairs, towels, cooler, boogie board, etc.) And although we never cooked (we are usually gone from morning to night), the kitchen has everything you need if you do want to cook or bbq outside by the ocean. We saw several sea turtles while sitting on the beautiful, private beach behind the condo, and the water is great for swimming. My favorite part is always falling asleep to the sound of the waves.

Very secluded and quiet stay. Condo could use some maintenance and updates here and there but overall a nice place to stay.

It was beautiful there love to see the turtles in the evening when they were coming in and when they were leaving early in the morning if you stood there and watched in the ocean, you could see them swimming in the morning also beautiful sunrises peaceful if I come back to Oahu, I would stay in the same place love that area it’s not rush, rush, barbecue pits on site so you can cook barbecue, which quite a number of people were doing and so you get to meet people from everywhere and sit and enjoy the time

Condo has an amazing location made it very convenient to go in the island My children enjoyed sleeping with the breeze and ocean view The back room does get hot especially when you use the dryer, unable to use AC unit after my 2nd day; do to tenant issues I was told The beach unable to use due to lots of jellyfish; few children where injured while we where in the lawn but the beaches are everywhere and forced us to go around the island Thank you Janet

My two 14-year-old boys and I stayed here and it was perfect for me. The Eastern side of the island is lush, local and breezy. My two boys, who are surf fanatics, wanted to be more at North Shore but it was only a 30-minute drive. One son slept in the back room and the other slept on the fold-out sofa mattress next to him with the AC on. I enjoyed the main room's bed as it was breezy and I could hear the ocean waves all night long. Nice kitchen.

This beach location is a great place to relax and enjoy the cove. We did have some issues with the cleanliness of the condo. We know it is an older building however this is not what we a referring to. When we reached out to the owner about it she offered to come and clean more after stating that she was the original cleaner. Therefore we did not feel that was a practical solution. She then proceeded to send a series of 8 messages in one day- trying to explain all the reasons we should not have the concerns we did. It was ridiculous and out of line. We felt our concerns were dismissed as fussy. My husband kept banging his head into the low-hanging ceiling fan (he is 6"3" and the light on fan hands at 6 even. We have stayed at vacation rentals all over Asian, the Middle East, and Europe - and this became one of the oddest interactions we've had. So if you can get past the subpar cleanliness, old furniture, and do not have to over communicate with the owner the location is nice.

The property is everything the add says. Good location with an unpopulated beach. We saw turtles and seals. The construction on the building didn't affect our stay. The amenities were accessable, we used the pool and the BBQ. It is about 45 min drive to Honolulu but I liked the drive through the island. The cleaniness was subpar. But it is a beautiful location with great a view.

Beach was very nice owner was helpful with details of dos and donts she wanted. Condo parking and outside area under construction. Air conditioner would be recommended less hidden charges for place would be recommended.

We booked back in October 2022 so did not have the benefit of seeing the most recent review from Thomasz R from April '23. Unlike Thomas, who said they felt like booking alternate accommodation, we did exactly that. We walked in and promptly walked back out again, such was our disappointment at the state of the accommodation. The property we were confronted with was not as described (The description has now been modified after our correspondence with Vrbo and the host). There was no way we were going to spend 6 days in this poorly presented “condo”. It is a zero bedroom unit. The “bedroom” was an alcove which is more a walk-in wardrobe with a bed in it and a curtain door. No ventilation and no way for the ocean breezes described in the post could ever reach anyone unfortunate enough to try and sleep in it. The other “bedroom” was a bed in the living area, removing any possibility of sitting anywhere to eat. The owner's possessions took almost every closet or drawer including medications, a wrist brace, a fake dog plus knick-knacks and stuffed toys. Despite assurances that the place had been professionally cleaned, this was not the case. The pool is chained up for good as the demolition work is taking place directly above it. So even though we incurred additional accommodation fees for the 6 days, we checked in, turned around and checked out immediately, not staying a single night. This is a warning to all potential guests. Do not book his place. Book somewhere else

Our first reaction upon entering the apartment was to book a hotel, but obviously I couldn’t afford to lose that amount of money paid for this booking. Apartment was disgusting. Nothing was cleaned. It looked like it hasn’t ever been cleaned. Bed sheets and comforter was dirty, unwashed and smelly. I drove an hour to Walmart in order to buy a new comforter and sheets because I was disgusted to sleep in the ones provided by host. Everything was dirty; refrigerator, lack of exhaust vent above the oven. There was a chandelier instead full of grease and dust, baseboards were dusty. Owner had a lot of random stuff in apartment such as play dolls that were dusty and above the bed was a fabric hanging by something and had mold on it from moisture. The apartment is not meant for tall people. The ceilings fans hang so low you can’t raise your arm above your head without hitting the blades. Apartment has an additional “room” I don’t know how to describe it but it looks like a walk in closet without any windows and just a bed in it. It’s impossible to sleep at night due to the “room” being towards the street where the cars are driving by all night long. Apartment has no air conditioning. The building itself was under construction our entire stay. I am in the construction business myself and judging from the work I saw being done it’ll go on for another two years at least. Parking is a huge issue due to the construction. During our stay they were replacing the septic tank or something because the smell was like a week old used port-a-potty on a hot summer day. It was unbearable. Behind the building, there is a pool which was unavailable to our use because there was “maintenance” being done. The beach was nice but we couldn’t spend much time there because during the day the construction was so loud with use of heavy machinery and dust. I could go on and on, this was the worst choice to stay in this place. If I knew this ahead of time I would NEVER stay here. This is a warning to everyone because I don’t want anyone to be as disappointed as I was. Regarding the host; during our stay I received multiple hounding messages from her regarding an issue between her and VRBO not giving her a payment for our stay which was paid 3 months in advance. She told me to call VRBO and resolve the issue or she would cancel our stay. Upon our departure she sent me a payment request for a shampoo bottle that she accused us of taking. Please stay far away. Worst stay ever!!!!

Great location! This was my wife’s first time to Hawaii and she loved everything. Would highly recommend if you want to enjoy Hawaii without the crowds!

The number one reason to stay here is the location. The bay here is beautiful, tranquil and warm. When we were here it was not windy, which is rare. There is beautiful coral here especially if you snorkel a bit further out. But do not touch or stand on the coral ok! It breaks and kills it. There is plenty to eat and do nearby and further north or south. Beaches. Shops. Delicious food. The building is older but comfortable. We had everything we needed - beach gear was here. Excellent kitchen tools and coffee. Warm showers. Pretty comfortable mattresses. Plenty of towels. Washer/dryer. The apartment is small but my family of two adults and two teens were fine. We spent most of our time outdoors. I hope I get to come back!

Nice older condo with all the necessities needed. Washer and dryer included! Nice ocean view and short walk to the ocean. Turtles on the beach too! We really enjoyed our time here!

We really enjoyed our crash pad, especially since we were so close to the ocean, the Polynesian Culture Center, Waimea Bay, Sharks Cove and Sunset Beach. Our very first hour being at Pat’s we saw no less than four sea turtles swimming right along the shore. Each time we went into the ocean, we swam with them, too (remember, don’t touch any sea life). We enjoyed the wind as it kept the condo cool. The beds were comfortable and it was nice to have a full sized fridge. We look forward to returning.

Waking up to see the ocean from the patio and watching the turtles come up to the beach was amazing! The pool was closed which was disappointing and the water was way too choppy to get in but we drove 30 minutes to the North shore to the beach so no big deal. Great host with great communication.

Everything was as advertised including repairs. The unit was clean and well stocked with items you needed. The beach was awesome and the view from our unit was spectacular. I would definitely recommend this property

The unit was very sweet with view of water. Steps to a swimmable beautiful beach. My husband and I very much enjoyed our stay and Janet was very accommodating. A feeling of home warmth with her books and art objects. Worked nicely for the two of us.

There was construction and bad smells. All the "designated" parking spots were taken so I had to park next to a dumpster. The unit is in one end of a 9-story building on the 2nd floor. The lockbox containing the keys (and the only elevator) was in the middle of the building. It took me awhile to find it. There is a stairwell at the corner of the 9-story building so I carried my things up the stairs to the unit. The unit was`

Our stay was wonderful and a real alternative to the busy, touristy parts of Oahu. Stay here if you want peace and quiet, turtles and calm snorkeling, a local, aloha vibe but while still being a short drive from the north shore. A highlight is the beautiful valley hike in Ahupuaʻa ʻO Kahana State Park. Thanks very much

It is nice. Fine for what you get. Host was really lovely, left wine and chocolates. We liked the location for our needs(Laie adjacent). Construction on one side of building, but seaside was really lovely.
