No restaurant on site despite listed on booking as having restaurant on site. Local restaurant nearby at camping site was ok.

Not a major issue and it was my fault I didn’t see the WhatsApp with check in instructions.

It was a perfect little spot to relax and take in the scenery! The young couple who own the place are incredibly kind and attentive. It was out first time starting the and my 9 year old was keen to use the outdoor jetted tub which is refilled daily with fresh water so as not to use chemicals. To his dismay, it had just been emptied the morning he wanted to use it, just before our departure. The owner ran to refill it just for him and stayed with his to watch his delight! We were checking out and he insisted we stay longer so my son could enjoy the water. The breakfast was lovely and I can't go on enough about the beautiful grounds and facilities. This couple went to alot of effort to build this incredible place among a vineyard with spectacular views while also ensuring all the modern conveniences we've come to expect. I can't rate it highly enough. Book this place; you won't regret it!

Breakfast is excellent, really complete! Sandomil (the village where the property is) is so calm and beautiful. The 'praia fluvial' that is nearby is really nice! Perfect for disconnecting a few days. I would recommend this Villa to anyone looking to disconnect for a few days, connect with nature and enjoy good food and local wine :)

Its in a great spot opposite the river and forest and our room had a huge one way picture window that gives the most fantastic view of it all like a movie screen. Such genuine and kind hospitality from Andre and Catia who clearly want you to have the best time at their place and its so easy to do that there. The restaurant wasn't open when we were there-slightly out of season but if their really gorgeous breakfast is anything to go by, Im sure the restaurant is good too. We slept so well in the spacious room, with the comfiest bed surrounded by beautiful nature. Everything about this place is a complete delight. Its great for walking, exploring the area and Andre recommended the little pub in the village for dinner, which we loved! Also, just across the rd from the Sandomil market which happens on first sunday each month.

Internet didn't work and were without hot water some of the time.

Lovely room and garden, nice and kind hosts, good buffet breakfast and good Portugeuse dinner prepared and served.by the hosts.

This was a wonderful stay that went above and beyond our expectations. The room had a panoramic one way window with the view of the mountains, a sunny terasse, it was clean, big and comfortable. Outside, you can hear the gentle sound of the river. There is even a mini fridge and a coffee machine in the room. The breakfast was spectacular. For all the vegans out there, this was the first place in Portugal that offered vegan options. The host was also super nice and friendly. We had an amazing time.

Great location, in the beautiful village of Sandomil and plenty of places to walk to take in the scenery. And there is also parking in the property which is helpful.

This is a relatively new place. However, the lack of attention to detail lets it down. They were hangers that couldn't hold anything so we couldn't hang up our coats. The door was hard to open and close and it also doubles as the window. No USB charger socket. Also the bathroom door didn't close properly. The room was also smaller than I thought it would be. Too easy to track dirt into the room.

Very very good breakfast, great quality and variety . The room was spotlessly clean with lovely views ,quality bedding and great bathroom facilities . The excellent coffee machine and mini fridge were a bonus . The owners have gone to a lot of trouble to make the rooms an exceptionally high standard

We were a little disappointed the hot tub was not in operation as it was one of our booking criteria but everything else was so good that it didn’t really mater

The rooms are brand new, location is near "fluvial beach", surrounded by nature. The hotel restaurant serves quality traditional Portuguese food in a very nice setting and fair prices. The hosts, Andre and Catia, are fantastic people who truly take care of their guests. They helped us plan our tour, recommending excellent restaurants and places to visit in the region.

It was the most amazing trip ever (and we have travelled a lot). The hospitality, the nature, the breakfast, everything was perfect. and the food in the restaurant, OMG, we have never eaten so tasty food, cooked with so much love!!! Andre and Catia are simply the best, the heart and soul of Portugal. and I envy everyone who will come here, because it is an exceptional experience! I wish they will prosper!!!

The entire property is very nice and has an amazing view. André and Cátia are simply amazing, and took really good care of us and our needs. We were celebrating our first wedding anniversary and my husband arranged a beautiful surprise with their help. The breakfast is good and has variety. I asked for gluten-free option and they attended my request. We also tried the restaurant (fixed price menu, with 3/4 main courses to choose from) and we highly recommend!

The location of the Villa is breath taking , Catia and Andre are exceptional host. What you get for the money is extraordinary. I highly recommend this place

There is a huge gap between what is advertised on the site and reality. The site features pictures of rooms that are completely different from what we received. There are 2 or 3 pictures of our room at the end of the series of pictures on the website. Very misleading. The room was not ventilated when we arrived and had a bad smell. We had to open all the windows and ventilate it. There was only one bathrobe. There was a small rack for clothes missing a closet or even a drawer for clothes. The hot tub outside was small and unclean, the water didn't seem to change for a long time. Did not clean the room and did not refill soaps / shampoos between our two nights on the spot (a tray with breakfast leftovers was waiting for us right where we left it when we went for a walk). There may be other rooms in the place that match what is advertised on the site and the experience in them is different. It was very disappointing for us because we were expecting something different, both because of the advertising and because of the price. On top of all that, the windows are not soundproof and the church bells ring every hour of the day and night. I'm sorry to write such a negative review, mainly because the owners are very nice, but this is the experience we had. This is the first time I'm falling for booking like this.

super relaxing, very friendly host that makes you feel welcome

Sometimes it is hard to locate a good accommodation in these small villages, but this property was a special find! The room was lovely and kitchen well equipped. The views are fabulous as it sits on the side of the hill above the river. The breakfast was wonderful, brought to our room and we enjoyed it at the table outside. There is gated parking. The owners also run a restaurant which we took advantage of and had an excellent meal with recommendations by our host.
