Great location and condo!

We have no complaints with anything! The room was very nice and we had a great time! This is the second time we have stayed at ocean ritz and we loved it both times.

Stayed in 1103 with my brother, sister and our families and had a blast. Parking was a hassle but we figured it out (just pay for the duration of your stay in the paid lot of you have more than 1 vehicle, it will save you so much time and energy). The big beds were very comfortable but the kids did say that the bunk beds were annoyingly loud and creaky. Kitchen was very nice and had everything we needed, including an ice maker from the fridge which was a bonus. Best part was the balcony and the perfect view of the gulf!

Reviewer Comments: This is my 3rd year with this management company, every year a new fee; $500 hospitality fee, fee for bracelets for an advertised pool, etc. Company sent an email to clients saying there would be a 10% discount for return clients, then when you asked for the discount, you were offered less than half the advertised discount. The final straw, the same condo was $350 cheaper on VRBO that the lowest offered price by this management group. At the last minute they switched us from the condo we rented into one that need several repairs and was not very clean. No water pressure in kitchen, broken toilet, missing/damaged trim, plaster chipping off ceiling, etc. I bring my roomba, I had to empty the roomba 3 times before it finished the first vacuuming; full of hair and picked up some sort of pills.

Great place to stay . Plenty of room for everyone. Parking was fine but I could see it would be a problem in the summer. Overall an awesome condo .

The place is awesome! We’re so ecstatic with the view, over looking the ocean with breeze that soothes your soul. The rooms are big enough for family and friends, clean and neat. The property manager is nice and friendly. Overall, we enjoyed our stay and we’ll definitely come back.

I need to let everyone know about this condo and Ocean Ritz then you can decide if you want to spend your money here. I wish I could post pictures so you could truly see just how nasty this place is. The couch and loveseat are so disgusting!!! There was sand on the counter tops from the moment we walked into the condo, food on the wall and the base boards look like they have never been cleaned. I would never walk barefooted because of how dirty the floors were. My 4 year old niece found a prescription pill on the floor beside her bed (an area that should have been vacuumed or sweep),that was left behind by previous renters!! We had an issue with the AC and the hot water heater, which can happen and I totally understand. It was the lack of communication and the length of time it took to be repaired. Almost 2 days before the hot water heater was repaired. We have sent an email to Jonathan Caldwell the property manager 1 week ago, and still haven't heard ANY thing from him. The parking at Ocean Ritz is a nightmare!!! There is ONE parking spot for 1103. You will be given 2 parking passes, but the other spot is in an overflow parking lot across the street that only has 25 parking spots for a 21 floor condo! So if you don't get one of those spots then you will be paying $12 a day for parking. I will say the beds were very comfortable and the balcony was nice. DO NOT BOOK if you are at all OCD about cleanliness!! In the off season a deep cleaning and some esthetic repairs desperately need to be done!!

Perfect for our three families. Love that everyone has their own bathroom. Fantastic balcony with plenty of different seating options.

Everything great

This is not a place we plan on staying at again and heard this a lot from others this week. The parking was horrible if have more than 1 car. The elevators there is only 2 and takes forever to get up and down pretty much all day. The pool was extremely small and too crowded. The the actual condo was nice size, comfortable beds, room size was good, loved size of the patio and there was plenty of seats which was nice. But the condo was dirty. I cleaned the one vent was so bad, the kitchen and floors were also dirty when we checked in. The kitchen was a mess actually we had to organize it just to be able to find things.

Overall we enjoyed our stay very much. We loved the large balcony and the space in the condo. Unfortunately we were not notified of the new key pad and code to access condo prior to arrival and had to call emergency number. Also there was maintenance on the elevator so all 23 floors had to utilize 1 working elevator and lots of delays. The parking also was limited and not accurate.

Add to that an older gentleman policing the pool area asking people to show their wristband. Now, I’m not sure who would want to wear an ugly plastic wristband for an entire week on their beach vacation, so I attached ours to my beach bag. According to this man, who displayed no identification, this is not allowed. I have stayed at the Ocean Ritz for multiple years and this has never been an issue. He was really going overboard. The weather was awful for the whole week we were there, so this guy was just one more annoyance in my opinion.

The accommodations were quite comfortable and large (4 bedrooms 4 baths) and the views were amazing. Spent much of our time on the balcony. The beds were extremely comfortable. Plenty of towels, etc. The kitchen was outfitted with good quality dinnerware/silverware/cookware and every kitchen gadget you would need. The only downfalls were the position of the refrigerator (up against the wall so you could not reach into the freezer - major inconvenience). The parking situation was crazy. Very small, hard to maneuver in parking garage which was mostly empty and yet we still had to park across the street. And the stackable washer/dryer was in a very tight spot behind the door and made it difficult to get to. Not to mention how long it took to do a load of laundry. The living room tv kept getting off sync and the words would come out then the lips would follow. Very frustrating watching tv. Other than those annoying circumstances, we were very comfortable and would love to return. I highly recommend Ocean Ritz for a quiet, relaxing, comfortable place to watch the beach activities and catch some rays. Just a suggestion, a nice reading chair in the living would be an excellent addition. The couch and loveseat are quite saggy. We had to use the outside chair cushions for some added support.

We had to wait around all day to find out if we would be moved to a different room or not which interfered with our plans for that day. We finally got to move rooms but had to wait for it to be cleaned. The second room was clean and nice. The building is older and could use some renovation but nothing bad. They did have a fire alarm testing day for 2 days which was loud but necessary. The issue with our second room was the dryer. It ruined about $200 of clothing due to the lint trap having a piece broken from it and it was catching the clothes during the cycle. Over all we had a great vacation. Beautiful ocean views.

Condo needs a new cleaning service. Upon arrival we found dried food stuck on the kitchen countertops, crumbs on the countertops, dirt and toenail clippings on living room floor and two bedroom floors, mold was growing in the master bedroom jet tub and two of the four toilets had black rings from not being cleaned. This is in addition to things like lamps, baseboards, toilet paper holders and the top of fridge being caked with dust. Also, we were not informed that one of the two elevators wouldn’t be working for maintenance (3-6month estimated down time) it took us 3 hours day of check in to get our belongings to our condo. With small children and elderly with us, this was a major issue. We will never stay at Ocean Ritz again.

Condo was so dirty!!! It was disgusting!!! Vomit looking drips on the walls, curtains, even ceiling. Upon arriving we told them that we have two highly allergic kids to dust and nothing! Vents were covered with fussy looking stuff. My husband had to vacuum all of them. All sinks were clogged, again, my husband had to unclog them so the water would go down. We literally went to Walmart, bought magic erasers, cleaning stuff and etc. Gave each child an eraser and they had to wash walls, doors and trims. In Owners place I would at least refund people who wrote review and mentioned that they had to clean the place! I would understand if it was small amount but it’s not and you have to clean! Maintenance guy Chris was really nice, polite and friendly. Upon arrival we had few broken things in the unit, he came up really quickly and fixed everything. Sofas was very dirty and we found not good things between the seats so we had to wash them so kids can sit on them. Floors were covered with sand. Vacuum that’s in the unit doesn’t do anything! We called our sister in law and she literally brought her vacuum cleaner so we can collect sand. Not enough blankets in the unit, bring extra. All kitchen cabinets were sticky, dirty and disgusting. Also elevator wasn’t working, it was desisted to catch a ride up or down. Pool was closed most of the week and hot tub didn’t work at all. They have to specify things like that when ppl rent! For the owners little advice, I know you don’t care or will take advice….but once in awhile pop in and check on the place and what you charge ppl for. It’s very upsetting when you pay, come and have to clean the place. Ppl who came after us…you are welcome, our kids cleaned condo for you. Enjoy your stay in somewhat clean condo.

The condo was not clean and when we needed assistance with the smoke alarms chirping it took them a day to come and check. The pool was closed because they were painting the building then at 8:00 am one morning we had to move all the furniture off the deck and put it in the living room so we had to leave for the day because we had no where to sit.

They wanted their parking space back and they wanted it now!! Reviewer Comments: If you have this unit booked, forgo the deposit and find another place. You will be disappointed! First off, the place is filthy with mold on the walls, in the washing machine and on the m/b jets, splatters on the walls, stains on furniture, curtains, and comforters. The A/C return vent was caked with dirt. The frig was missing all but one of the shelves on the door. You have to open the frig in order to get into the freezer since it's up against the wall. The pool was closed for 2 days and our balcony for one day since they chose to pressure wash and paint the balconies in peak season when everyone is paying premium rates. They hung a black drape over the balcony while they worked on it. We had to use the public access during this time. The gate code provided didn't work. We were told they would re-clean the unit, which never happened. Just so you're aware, they request you pay the balance by check so you don't have the option to dispute anything on your credit card. Thought this very odd, so I paid the extra fee to use my cc just in case. Thank goodness because the owner doesn't care of this unit since none of these issues are being handled as documented in other reviews. The owner even admitted this was unacceptable, but did nothing. We requested to change units, but nothing available they said although I found one available. Parking is a nightmare, only 2 elevators, but it appears at least one goes out every week. Do yourself a favor and find another place fast! You don't want to breathe mold for week...

There was painting and outdoor remodeling going on so part of the pool deck was blocked off the entire stay. But the biggest problem with this condo is the parking. The parking garage is tiny and maneuvering your vehicle is scary. The remodel also has big storage crates parked in the outside of the condo in several of the parking spots and along the driving area making the lot even harder to navigate. Loading and unloading is a nightmare. The overflow lot across the street is tiny and people park in your assigned spot. For the price you pay, parking shouldn’t be this difficult. The condo we loved but we will not stay here again or recommend this location because for the price we paid, we were extremely disappointed with parking and the other facilities. We have paid much less at other condos and gotten so much more from them.

Overall the experience was great for our larger family! Spacious rooms and beds for all ages. Large balcony was a selling point for this rental. One broken elevator and building maintenance caused parking & loading/unloading complications. Public parking passes were purchased due to other guest experiencing similar issues while the building is being updated. Security was on site and very helpful with our parking. Within walking distance to many shops. Would rent again.

If you want the absolute bare minimum, this place is for you. we immediately noticed the condo was in disrepair. The ceiling was literally falling down in three of the rooms. The rooms were very sparsely furnished and the linens were extremely cheap and uncomfortable. There were hardly any pillows, blankets, or towels in the whole place. You’d be better off to bring your own. Think of the cheapest, smallest white towels at Walmart and then expect less. Some had holes in them and some were pink like they had been washed with a red sock or something. When we got there, there was no parking pass and there were no wristbands for the pool. That pool by the way was tiny and cold and the hot tub could really only comfortably sit six people so good luck if you didn’t beat everyone else in the whole place to sit in it. Also good luck if you’d like help from anyone working at the hotel because I’m pretty sure no one does. Moving on….I call emerald coast destinations to let them know we don’t have any wristbands or parking pass and they say they’ll send someone over…which they do. In fact, some lady just busts in our room while we are in there (does not knock) throws them on the counter and leaves. The lock which you can lock from inside the room is broken off so people can literally walk in anytime with the code….which they did. A painter randomly walked In about halfway through our stay and said he was painting our door and had to have the door to our condo open all day. We called emerald coast destinations who said they’d reach out to a manager and get back to us…never did. So we had to cancel our plans that day and sit in the room bc the man did in fact paint our door and leave our door open all day while the paint dried. We finally just closed the door ourselves when it was dry bc the man never came back. He stated the owner should have told us and that they had to paint that day which seemed weird bc no other doors were painted anywhere else that we could see. The curtain rods were ripped out of the walls. So were the towel rods in the bathrooms so we had to hang towel on chairs. There were no beach towels of any kind. On to the kitchen. Do not plan to cook here. There are pretty much no utensil or cookware of any kind. There are tons of plates and bowls through. The only spatula in the whole place broken. You cannot open the freezer bc it’s too close to the wall. You cannot open the dishwasher bc the handle is broken off. Don’t rent this unit!!

We rented for 10 people for a week. They left one roll of tp in each bathroom and not enough towels for everybody to bath. Just seem to skimp on things. We had an issue with one of the tvs. We reached out and they said it would be a couple of days - we never heard from them. Had an issue with the door. They came and fixed it eventually but we couldn’t leave the room. And not this condos fault but the parking was awful!!! People kept taking our spot. Basically - just not up to par for a weeks stay and the cost. Don’t think I’d stay here again.

Our daughter and her six children live in Texas, they met us in Panama City Beach and we enjoyed two months together catching up. Unit was clean, there was room for everyone, we were happy with everything and would be delighted to come to this unit again.

My family, ages 21 - 71, found the location great. We walked to most of the places we wanted to go to. Even though there was only one working elevator, we never had a long wait. The night cleaning woman, Jesse was so welcoming and helpful when we arrived, she started the whole stay off on good feelings that continued through the whole stay. Very friendly, helpful staff

This was our Christmas vacation and we could ask for a better property everything was exactly as listed with the most amazing view of the beach!
