We stayed here for nine days and every was great. We visited the Fun Zone via the Balboa Ferry had lunch in the Pavilion which was excellent. Scott the property manager was great to work with we wanted and extra day and was not a problem. Nice quiet place and close to a lot of activities. We will stay here again when in town.

Wonderful!!! We stayed 7 nights at this apartment. Could not have been happier with the location. Parking was a luxury if anyone has stayed on Balboa Island knows. Would love to return. Kitchen has everything you would need, we hosted a small dinner group and had plenty of room. Balcony provides added space for morning coffee and cocktails. Very happy with our choice.

Great place to stay, quiet at night but Balboa Island is just amazing. The kitchen is adequately stocked, but if you are planning on doing some extensive cooking bring your spices, etc. Beds are comfortable, and love the fact this place has an AC!!

We wanted to visit Balboa Island in the "off" season and it was just as we hoped. Quiet and lovely weather, and the location of this rental worked out perfect for us. We loved being able to open the French doors and letting the weather in. Property Manager was very responsive and helpful, and also welcomed us nicely. Also loved the proximity to Todos Santos which had a great coffee bar in the morning and excellent food and service as well.

Property was in a perfect location. A short walk to the strip of shops / restaurants on balboa island. Hop right on to the ferry to get over to the balboa peninsula. Have an awesome Mexican restaurant right underneath. Convenient effortless parking. Had the pleasure of hearing a band at the balboa park which you can see from the balcony. Peaceful quant little spot perfect for a family of 4-5.

We have stayed in several rentals in the Newport Beach area. This place is definitely a favorite! Clean, amazing location, plenty of room, awesome kitchen. We stayed here during the first hurricane in the area in over 80 years. The owners kept us informed, and checked on us throughout the storm. We were safe and sound in this rental. Can’t wait until our next stay!

Our family vacations through iTrip on Balboa island every year. There's always fun things to do within walking distance, whether it's shopping or the beach. The condo is perfect. Everything is well put together and the air-conditioning keeps the condo the right temp all day. On the balcony, the awning provides a break from the direct sunlight and lets you enjoy time outside with family or people watching on the street. We will be back again for a 4th time soon! With such a large kitchen, there is no need to spend money eating out unless you want to.

We are repeat customers with this property and recently enjoyed another fantastic week-long stay. We returned because we could count on the quality, cleanliness, and professionalism. Our expectations were fully satisfied. The kitchen and living area are recently remodeled, feeling spacious, clean, and modern. The A/C is a major plus too!

Spent 6 nights at this comfortable, spacious apartment. The kitchen is probably the best I’ve experienced at a vacation home. Super close to the ferry and about a mile into the Main Street where there are shops and restaurants. Our host left a welcoming note and a bottle of wine, checking in and out was easy.

The welcome package along with precise instructions and labeling was perfect. Settling in was very easy. When I had a question, Scott was very responsive and even followed up to make sure I was good. The neighborhood was peaceful and quiet which made for very restful sleep. I came to Cali for work but I can't wait to make a return visit and would like to stay at this rental property again. It was the ideal environment for easy Cali living. It added to my overall Cali experience.

Great apartment. Very comfortable. It’s located perfectly between the quaint town center and the ferry to Newport Beach. We took enjoyable walks every day to these spots. There’s a delicious restaurant next to the apartment. We’d stay here again!

This was my second time staying at this Balboa Island Flat and it will be my go-to place for future visits. Last time it was me alone, this time with my wife, daughter and her husband. My son lives in Newport 10 minutes away, and this flat is an ideal place to set up base and chill for several days. Superbly comfortable, classy, well-stocked condo in a can't-be-beat location, 1 block from the ferry dock, 8 minute walk from the island's main drag with its quaint restaurant/bars/shops, a great coffee shop/breakfast place right downstairs, and the unique features of a dedicated covered parking spot plus AC in every room if needed (it wasn't this time, but it was the first time). I practically live on the balcony. The coded door lock makes check-in/check-out seamless, and Spencer was extremely quick to respond to my emails for both visits (including a midnight email the day before arrival--sorry Spencer!) My 2 favorite things: (1) walk downstairs, step on the ferry a block away ($1.50) which runs every 10 minutes or so, walk 2 blocks on the other side of the bay and within 15 minutes I'm on the main beach with a book and blanket watching the sunset; and (2) every I night when all is quiet I stroll the island perimeter soaking in the beautiful harbor sights and gorgeous homes, stopping occasionally on a bench along the way to take it all in. This is a special place, whether for a family reunion or a romantic getaway.

Decent apartment in a good location and with parking, which is key for staying on the island.

This is the 2nd time I've stayed at this charming location. Perfectly situated steps from the Ferry, so convenient to go over to the Peninsula. The balcony is nice to sit and have a cup of coffee or glass of wine. Easy walk to Marine Ave where the shops and bistros are located. The condo is light and airy, the kitchen and living room open up to the balcony.

I drove from Phoenix for a 4 night stay to visit my son who lives in Newport. I wanted a quiet, comfortable space to chill out, work remotely by days, but located where I could easily walk/drive to bars/restaurants/ocean. This place delivered perfectly! I knew nothing about Balboa Island and was concerned it would be too touristy, noisy, hokie. On the contrary, it was delightful. Location was perfect--a block from the ferry dock (so I could hop the ferry for a buck and quarter, walk a couple blocks west and in 10 minutes be sitting on the beach with my book and laptop). Great coffee shop downstairs, and plenty of eateries/shops/bar options either 2 minute walk by the ferry dock or 10 minute walk into town to the main drag. Check-in was simple. Management quick to respond to questions (including suggesting best nearby Tesla charging station). The place was well stocked with necessities (including a nice bottle of complementary wine, and some spices for the grill which I used a couple times). The inside was well marked/labelled with cabinet contents, appliance instructions and local guides, like any good rental should be. Huge selling points were (1) private covered parking spot in the rear, (2) air conditioning, just in case it got too hot (I used it a couple times only briefly, and it worked great). I pretty much lived on the balcony, to work during the days and wind-down late at night, and the french doors from the greatroom were always open. Every night I walked the gorgeous, serene pathway around the full perimeter of the island (about 45 minutes). The ONLY minor issue encountered had nothing to do with the apt. itself: While I appreciated the non-smoking policy of this rental, a couple neighboring tenants didn't abide by same rules so occasionally their cig smoke would invade the balcony. That was hardly a dealbreaker. Bed, bedding, towels etc all comfortable. I am SO glad I chose to stay on the island rather than the peninsula, and would absolutely stay here again.

This is a very nice place to stay. It's quiet, even with people at the Cafe next door. Having all the light switches labeled and remotes explained made settling in very easy. The ferry is a short walk away, and downtown is an easy, albeit longer, walk away also. We'd highly recommend staying here

Property was just as described. It was clean and there were notes everywhere to explain how to use everything (lights/TV/AC, etc.) Bathroom is a little outdated, but functional and the water pressure was great. Location was amazing and would stay there again.

We had a wonderful experience at this rental property. It was our first family vacation as a family of 4 and it was very accommodating to our needs. Everything was very clean, easy to find, and the house was in a great location. Super close walk to the bay with little kiddos and great access to the ferry. It was located next to a restaurant but was surprisingly quiet at night. The AC units in each room were a plus as well. We will remember this rental for the future! The host, Scott, was also very quick at responding to any questions. Great stay overall. Thanks!

My family love the AC from the moment we arrived. A new Keurig coffee unit and new appliances made us feel like at home. TVs we’re great, we enjoyed watching College and NFL football. The BBQ grill and gorgeous views of the boats cruising the Bay Area from the balcony we’re phenomenal. The Unit is well maintained and well supplied with everything needed for a vacation also at night is very quiet and peaceful.All the bed linens were very clean. Scott was only a text away an answer all our questions, we will reserve again this 5 star Balboa jewel.

This is a great apartment. Had everything we needed. We were in NB during the heat wave and were thankful for the air conditioning. Loved sitting on the deck morning with coffee and evening watching the sun go down.

This was our second stay at this property. What we love about this particular apartment is the location, covered dedicated parking and air conditioning. We haven't cooked there, but the kitchen seems extremely well equipped. The furniture and main bed (haven't used the two twins or the sofa bed) are comfortable. Since we were there last year, the vertical blinds have been replaced with much more practical roller shades and the living room walls have been painted. Another plus; the manager was super easy to reach after we had booked, but we realized we wanted to add an extra night at the end of our stay. Would we stay again? Yes!

We had a wonderful time here! It is located right on Balboa Island, very close to the ferry and a little market on the corner. The only negatives I will say is that the floors and bath tub weren't very clean and it would be helpful to let people know that you enter from the back with the exact door number. We had three people and could have easily brought 2 more with the space. The master bed and pullout bed were both comfortable. The deck was very nice to sit out on. We used the beach towels provided which was nice, but the big umbrella there was broken (we let the owner know). Would have loved a few more beach items to use. Overall an excellent place to stay that we might head back to in the future.

For us this was the perfect location. Revisiting where my wife grew up was fun & interesting! We will be back!

My family enjoyed a week-long stay. The property and experience was well managed, organized, friendly, and professional. You can have confidence in the amenities, service, and procedures. This upstairs unit has a great balcony. There is plenty of light and airflow throughout. The very quiet A/C per bedroom was an unusual plus for Balboa Island. The recently remodeled kitchen was awesome with plenty of space and a full array of appliances. There was some friendly daytime chatter from the restaurant next door and at night everything was perfectly quiet. We would definitely stay here again. Recommended.
