The room and bathroom and the lcoation of the hotel. Parking on the street outside was v convenient too.
Basic offering of packets of cereal rather than muesli etc.

The decor of the house is amazing all the original touches remained throughout the house.
Was very homely!
The owner even has an honesty bar in the dining room, which I think is such a cool touch.
The garden has sun loungers which my mum and partner loved.
The hotel is opposite the beach, which me and my mum went for a walk along in the morning of our day to leave the hotel.
We was attending the reggae festival on the pier which started at 12 midday. So we wouldn’t have made the 3pm check in. The owner was very lovely and flexible and let us grab the keys to one of the rooms at 10:30am.
Lastly was very happy I chose this hotel to stay at for my birthday celebrations.
Definitely will be staying again!

We loved 15 Grosvenor, and expect to visit again to try the lovely patio terrace at the rear in summer.
We had a room with a sea view, a super comfy bed and bathroom with robes provided.
Breakfast was great, and more on offer than I could possibly eat, so just went for the Full English.

The most friendly, welcoming place. The breakfast was spectacular and for dinner there was a great pub just down the road. Parking was good and the sea is just across a little park.

Rien, juste un peu loin à pied du centre de Hastings mais cela reste faisable.

The rooms are very comfortable with tea and coffee provided and gorgeous biscuits. Owner is very helpful, always and serves up a hearty full english breakfast. Bedding is high quality and high quality shower products which leaves a wonderful aroma in the room. Excellent value for money. Would love the option of a cooked evening meal on request.

The location was near to West St Leonards station, an easy and comfortable train ride from London. The property is beautifully decorated and has very high standards of comfort and breakfast. The quality of the food at breakfast was excellent, with fresh orange juice and high quality food at all times. The bed was super comfortable and the facilities excellent. The beach is just across the road, so very convenient. Highly recommended
None of these were a problem for me, others may need to know. There are two stories and the stairs are steep, but my case was taken up and brought down for me. The room was advertised as 'garden view' but the room I had only had a small window and the TV was in front of it. I didn't mind this personally

Everything was just perfect. Alison put a lot of thought into the property. It was just like coming home after a long day sightseeing. Breakfast was amazing.

Alison is a lovely person and host, full of knowledge of the local area and effortlessly willing to go the extra mile for her guests.
The room was delightful (triple room with sea view on top floor) and the brekkie delicious and generous. Location is great too - just a short walk from the centre of St Leonards.

I thought the breakfasts were tasty and filling and something to look forward to. In fact i had to ask for it to be a bit smaller the next day. Had to make room for the toast to mop up the sauces.
On the Saturday morning , as i would have become breathless walking while carrying my suit and suitcase from my car to the hotel, an approximate distance of 600 yards ,my landlady offered to carry my suit for me, which i very much appreciated.
The fan could have worked as the room was warm and the only form of opening window was the small roof one which only opened about an inch. I could have asked the landlady to show me how to switch it on.
The doors on the landings had powerful closures on them. When i was asleep and other guests came upstairs after i had gone to sleep, they let the fire doors slam which woke me up. If they were more thoughtful they could have closed them quietly, as i did.

The manager was very friendly. The facilities are very good!
The only minus point is the double mattress which was terribly uncomfortable, saggy. We rolled down into the middle. Not at all good for bad backs!
