All the staff are friendly and welcoming. They can not do enough for you. This is our third stay and we will be back again.

Easy and quick check in. Very pleasant and efficient staff. Very comfortable, well appointed clean room. Excellent food, in the restaurant. Pleasant breakfast. Easy check out.

Clean, very warm and comfortable accommodation. No complaints about the room and very comfortable bed. I slept very well.

The only thing I would say is that room 4, the shower is not very powerful, but it's a large cubicle and adequate.

I really liked this hotel, the decor in the restaurant and bar area was lovely. The Bedroom was a little dated, but reflected the price we paid for the night and all toiletries were provided which was an added bonus as it was a last minute stay so my husband could have a drink. The room was very clean and very comfortable, there was tea and coffee provided, fantastic for the price. The food was excellent and a large hearty amount which we all enjoyed, we all ordered different things. I would return again asap when I am in the Preston area again, no problem.

I wish we had gone next week as they have a group on. Thinking 🤔 about it

The bed was not very comfy. Need a better quality mattress. Could do with the option of having more pillows in the wardrobe. Wasn’t a big issue but just a suggestion

Breakfast I thought to deer in my eyes as ten minutes down the road it was half the price and more

A great artist was performing Saturday night and it made for a great night and atmosphere with friendly people and staff.

The room was very spacious, & nicely decorated, loved the very large bathroom with its double sinks & big bath. Excellent value for money Would definitely go back & highly recommend.

Location was excellent, all staff were happy and helpful. We had dinner each evening and the selection available was great and the quality was outstanding. Breakfast highly recommended.

Noice in bathroom as there is a problem with the macerator up all night family stayed in the other rooms and dismal needs refirb

A very nice Hotel ,freshly decorated, the nicest Hotel food I've ever had.

Excellent size room, very clean and comfortable. Very friendly helpful staff.

Toilet system was very noisy and kept me awake. Heating didn't work. A plug in heater was provided in the main room which was good, but the bathroom was cold as the heated towel rail worked off the main heating so wasn't in use.

The staff were extremely helpful and friendly. The food is very good and not over priced. And the room are comfortable and have everything you need. If you have a dog and are looking for a hotel I would definitely recommend The Birley Arms Hotel

The staff were friendly and showed us the full amenities for our stay. The area was clean. The food was delicious and great value for money. I would stay there again.

We were in an outside room but there were no issues about this.

The room was dusty, smelly, and unclean

The staff were rude on arrival, the room was unclean anf d dusty with cobwebs all around the bed, the window , on the walls. The bed was uncomfortable and couldn't sleep in it as it was broken! Half of the light bulbs in rhe room were not working! Would not return

Lovely area and the staff were lovely. Very close to other amenities and the town centre.

The bed was very uncomfortable. The mattress was awful and I didn't sleep very well. They had a fan in the room which was very dusty, they had obviously forgotten to clean it. The bathroom was very clean, however, two of the lights didn't work. The pillows weren't very comfortable either, it would have been nice for a choice of pillows as the ones we had were flat and hard. Kettle was too big to fill at the sink. Would also be nice to have a magnified mirror!

Had to leave very early - no staff around or anywhere to leave the key. Had to just go & leave key in the room.

The breakfast was excellent, but unfortunately only served at weekends, which we didn't know. All the staff were lovely and friendly.

The only problem we had was with the mattress. I'd definitely say it's passed it's sell-by-date. We were in room 14. The mattress was very lumpy and noisy when you turned over, hence not a comfortable sleep at all. We did, however, enjoy our stay, but we wouldn't class the room as a Deluxe double. We also would have preferred breakfast to be served daily.

Bed was uncomfortable, windows did not close, toilet seat was broken.

Great location, staff helpful and friendly beds comfortable,breakfast was good great selection and good value for money.
