The old building was lovely. It was beautifully renovated to the original style. The house has a lot of character which adds to its uniqueness.

We had great difficulty finding the house as the satellite navigation took up to the wrong place. As we were approaching the house, we sent the owner a message to say we couldn’t find the location. The owner rang us to inquire where we were. She seemed very irritated with us that we couldn’t find our way to the property. When we eventually found our way to the tiny car park near the house, we still had difficulty. In short, it’s not clear why simple instructions are not given to reach this property. From the main road, turn left or right as per the sat nav, the road veers to the right at the top of the hill. Go to the little stop sign and turn right and you get to a small roundabout with an olive tree. Park briefly in this car park. The house can be reached via a path (walking only) immediately opposite this car park. The owner did not make this clear. The signage is also just terrible, a very small faded sign to the properly which you can only see if you approach the house from one particular direction. When we arrived at the house the owner was frosty at best. She showed us to our room, instructed us to make sure we turned off the air conditioning/lights when we left the room. We were told not to ‘play’ with the air conditioning remote control. Is there really a need to tell grown ups this sort of thing? We were dreading coming down to breakfast in the morning given the frosty reception we received the night before. Unfortunately, there were no pleasantries from the owner during breakfast. The breakfast was not particularly good. Very limited gluten free options. Boiled egg undercooked and scambled eggs awful. We note other reviews mention croissants & pancakes/breakfast & wine/arrival: there was none of this on offer. Was it just us? Overall, very disappointing. We both could not wait to leave the property which is a real shame as we were looking forward to our stay.

Casa Lumaca exceeded our expectations! The room was very clean, quiet and it had all the necessary amenities. The breakfast is amazing and delicious, and we even got the chance to enjoy it on the beautiful garden. The host, Marina, was outstanding. Always kind and helpful! We’ll definitely come back to this beautiful B&B.

Even though there is a short walk from the parking lot to the B&B, this wouldn’t put us off staying here again.

A beautiful hotel with very stylish rooms. Comfortable bed. When the weather allowed, breakfast was served in a pretty garden. Air conditioning and a minibar in the rooms. Dogs allowed. Free parking is accessible within 5 mins walk.

Our room was located next to a steep stairway and there was a gap between the corridor and the door. We had to be careful when entering/exiting not to trip over it. Located on the hill, it was difficult to climb back from the lake. No access by car, we needed to carry our bags from the parking lot which wasn't far but not very convenient.

it should have a description where to park and how to find the Building. We were searching for half an hour since google maps showed the wrong way.

Cozy bed and breakfast with renovated rooms in a historic building in a charming, quiet neighborhood. The location in Tremezzo is perfect for travelers wanting to stay in a quiet area away from crowds, but with easy access to main destinations around the lake. The apartment is a short walk from the ferry terminal and close the Lake Como Greenway trail, which provides walking access to nearby towns including Lenno, where the wedding scene in the Star Wars prequel was filmed. A home made breakfast is served in the beautiful garden.

The location can be difficult to find if arriving by car (Google Maps is very confused by the numerous small pedestrian "streets" in the area). Free parking is available about 200m up the hill. Most of the nicer restaurants in the area book up and require advance reservations, although there are some good, more casual, places at the bottom of the hill near the ferry terminal.

Beautiful gardens and spacious bedroom for our family if four. Very cool style building that’s updated and made for a unique stay.

The parking is free but a bit of a walk. Best for people who don’t mind waking hills and best for small cars. The actual bed and breakfast was wonderful!

Beautiful B&B with gorgeous rooms in restored house in the middle of Tremezzo. Our room was spacious with a queen bed and a big sofa bed for our two kids. The breakfast was delicious, with breads, croissants, eggs and even pancakes for the kids. We would stay here again any day.

The host was amazing. Breakfast was great.

Parking is a short walk away from the B&B. However this wouldn’t put me off staying here again.

The host was outstanding (so kind and helpful), the location very beautiful, the breakfast excellent and the B&B was boutique (High) level decorated. We tried to book a room last year - but it was fully booked then. This year we were lucky and it was really, really worth the wait. More value for money than we imagined. Would LOVE to go back. Can’t recommend this place enough.

Casa Lumaca is a picturesque and tranquil bed and breakfast, with a luscious garden in the back with a view of the mountains, a comunal breakfast area that has kept its charm from the 1700s with breakfast served every morning, and rooms that are just so romantic and comfortable with windows that open so you can wake up to the sounds of birds. The owner Marina was so polite, kind and attentive and she truly makes you feel at home on her property. The room was very clean and the bathroom was very modern and had all the amenities required for our stay.

Only thing that is difficult about Casa Lumaca is that it is perched on a hillside so taking a bus from San Giovanni station would not have been idea as it would’ve been super hard to climb up with all our luggage. It is recommended to plan for taxis ahead of time so you can be dropped off right at the property. The day we left, we couldn’t get a taxi to come for us, so we had to trek down the mountain with all our luggage and walk to the ferry. While going downhill wasn’t as much a hassle, going uphill would’ve been a nightmare, so definitely plan for a taxi. If you need help ordering a taxi, ask Marina the day before and she can help arrange, but seeking a taxi day of might be super hard.

Everything was just perfect. - The host was super nice and friendly. I could see that she is very passionate about running this B&B. Thank you, Marina for having us! - Breakfast was delicious - we could try local meat and cheese products, coffee, cakes, pancakes, scrambled eggs, fresh orange juice etc. - The room was nicely decorated, it had this nice vibe. - We were considering staying in a hotel just at the Lake Como coast but read a lot of reviews that it was super loud because of the busy road and all the motorcycles and cars passing by. I was very happy that we chose this location as it was quiet, we could rest and relax.

Nothing to complain about, it was a very pleasant B&B. Please, take into consideration that you can't park your car directly next to the property. The free parking is around 200m from Casa Lumaca so it wasn't a problem for us.

The overall atmosphere of the Casa Lumaca was impressive, so many small details that make us feel home. Breakfast was amazing with a wide variety of fruit, bread, milky, yogurts, freshly squeezed juices and cakes. the fruit salad was amazing. Coffee was delicious
