Spacious living room

Before visitors come it needs to be checked that the facility is up to date what was advertised for as we pay money for the stay There was no hot water available on-site when we reached ...couldn't shower and were late for evening function. Staff was not very understanding or polite

Very central and easy to access Rotorua.

Everything is fine ad met out expectations

Easy to find the property and access to the house. Location was convenient to the meeting venue. Property had sufficient space to offer privacy to the only male travelling with us. The number of bedrooms and bathrooms met our expectations.

The outside of the house was dated, fly screens on the windows were broken and the outside steps were slippery with no railing. The spiral Staircase was tricky to navigate with suitcases. We ended up putting these on the porch and taking them and our shopping through the ranch slider into the lounge.

Location. Lounge was just sufficient for our group size of 10

Lack of ventilation/ window in the downstairs double bedroom, lack of ventilation in the ensuite bathroom, absence of ice trays in the refrigerator

All the beds just as listed: double bedroom, single bedroom, laundry/bathroom and ‘living room’ (no windows or TV!) downstairs and two more doubles and a twin room upstairs- plenty of bathrooms and the kids loved the deck. Great location for us for one night between Redwoods and Wai-o-Tapu. No eggy smell or unwelcome visitors!

Downstairs living room has no TV or windows, could be a play room or something but it’s just a sad dark space with a sofa in it. Main living room doesn’t really have enough seating and neither does the dining room (although there were more stools) for the number of people.

Lots of room, great location, clean and tidy, great shower!

The stairs were quite scary for our children but we just closed the lounge doors and had eyes on them at all times.

Old, run down..

So much space. The living room is huge so it was perfect for our group of 8 to chill together without feeling like we were all cramped up in a small area.

Just one of the double bed mattresses probably needs to be changed now as could feel the springs.
