The house was so great. Great location to everything… Zion, St George, Sand Hollow. golf courses. Very quiet community. The pool was well kept and only a short walk from our unit. The house itself has so much space and an excellent option for 2 families to share.

We stayed with extended family and had the best time at this property. The location was perfect to be able to explore various state parks and Zion. The pool area was perfect for the kids to play and the adults to relax with the lazy river and kids splash pad + hot tub. The condo was in excellent condition and the setup was perfect for 2 families staying here. The balcony area was really perfect for relaxation and outdoor family hangs. We had an incredible stay. The only thing that wasn't perfect were the beds in the kids rooms - the mattresses were fine but the metal bed frames (especially the bunkbed) were very shaky, noisy and the top bunk felt very unsafe for sleeping. We had to pull the mattress down to the ground for our daughter to sleep there safely - which then worked out just fine.

Great location to get to Zion National Park and surrounding area. Property has clubhouse access to a very nice swimming pool, zero depth splash pad, and outdoor grill and seating area. Standard pool table and fooseball table also there for use. I don’t know if there was some new construction near by; my only criticism is the morning road noise was a bit loud. Didn’t seem to bother my kids at all. We turned up our white noise and that helped. Kitchen is well stocked. We even baked a bday cake while there! Checkout process is ver efficient and minimal compared to other VRBO’s I’ve rented in the past and very easy to communicate with property management. Overall, I would rent again without hesitation!

We loved our time at this property. The space is so comfortable, with lots of options for relaxing and hanging out. It was a perfect home base for us while we traveled around the area visiting the national and state parks. Especially with kids (ages 2-13), we appreciated having a quiet and comfortable place to relax after long days of hiking and exploring, and the pool (although pretty cold!) was a bonus. Highly recommend!

We wanted ample space for our girls’ first trip to Zion and found this beautiful property on VRBO and the home and host went above and beyond our expectations. Jamie promptly answered all of my questions prior to the trip and the check in process was so easy and she stayed in touch with me throughout our stay. The home is so nicely appointed, clean, spacious, full of all the necessary amenities and we loved heading back to it after exploring Zion. We will definitely be back in the future. Kids loved the pool!

This house was clean, organized, and well thought out. Loved the out door patio. The pool area is great too. They were wonderful host.

This was our second New Year spent at this property. The communication with Jamie was simple and professional from the beginning. The pricing went up from last year but the property was well stocked with day-to-day items like trash bags, soap, and toiletries. They were very accomodating to some last-minute requests we had for our stay. We had a few small issues upon check-in and our stay but contacted Jamie and she was very quick to respond back to us. The house was bright and airy. Had plenty of room for our two families. It was very clean and the location was great to get to any of the day adventures we had planned. We look forward to coming back.

Nice, clean & modern townhome with full kitchen. Though some utensils need replacement like pans etc. Overall very good experience, though for us it was a bit expensive as we had book in a last minute rush. We had booked another property thru VRBO which the host cancelled a day before we were to be in town (VRBO was not much help btw) . This property did not disappoint us at all.

We came to the area for the scenic hikes in all the National and state parks. Staying at this resort was the highlight of our week long trip. Plenty of room, bathrooms, social areas, and the kitchen had everything we needed to cook each evening. Walmart was nearby to buy groceries. The pool was amazing and super short walk. Also some amazing views around the resort of sunrise and sunset. Highly recommend for group gathers Would love to stay here again, thank you

There were 9 of us staying at this property. There was plenty of rooms. Bed is master bedroom was so comfortable! Pool was very nice as well.

Enjoyed our stay at Zion Village. Great space and unit, as well as very nice clubhouse and pool area. Only small issues included the issue mentioned in previous reviews that the refrigerator door loves to swing open banging into pantry door, and cold water like from tap and for cold water clothes washing barely cool, but we're sure this is related to being there in the hottest part of the year. Overall highly recommend:)

The house was neat and clean and the staff at Red Sands were responsive and professional. My kids loved the house and we all thouroughly enjoyed our stay. We would highly recommend it to anyone coming to that area!

Between the video games for kids, comfortable beds all with adjoining baths, many porches and just beautifully furnished, we loved our time here. Also the resort style neighborhood pool and game area was a highlight as well.

The townhome is perfectly appointed for a family. We enjoyed the great pool and location. Very clean and well decorated and well cared for. Would book again.

Our family had such a fun time here! The kids loved the big TV's with Nintendo Switch and we were just 100 yards away from the amazing lazy river pool and hot tub and splash pad area. Everything absolutely exceeded our expectations of cleanliness and comfortability. We will be back again soon!

We had the best stay! This rental exceeded our expectations! We loved every minute! The house was able to fit all our family (13) comfortably. All the kids had so much fun in the pool area and lazy River and splash pad! They were in heaven and it was the PERFECT way to get away and have family time! We can't say enough good things about the house our trip or all the help we received! It was great! Already excited to book again!

When carefully selecting a vacation rental, I painstakingly comb through reviews and cautiously choose in hopes that it is a good selection. We loved our stay here. The layout of the condo was perfect for out family of 6 (We could have easily slept more.) and the location was perfect. Zion was 1/2hr away. Bryce, North Rim GCNP, and Lake Powell were each about 2-2 1/4hrs from the home. The scenery to each kept us entertained the length of our our drives so it felt like less. For reference, Kenab is about 50 minutes away (Do not speed in Franconia.). The condo itself had all of the comforts we needed for a thoughtless stay (think laundry, dishwasher and supplies to, at the very least, get us started). It was spotless and the beds comfortable. We enjoyed the ridiculously short walk to the pool and the WiFi never failed us (We had a college student that was taking 2 online classes at the time.). The designated office was a hit. Between the location, the beautiful parks and the condominium and it’s amenities, it was one of our best vacations ever. Thank you for a 5 star stay!

We took a family and friends trip and stayed at Zion Village. It accommodated our large group very well and was a great location for driving into Zion. The pool cannot be beat! Would definitely stay here again! Only two complaints: the refrigerator door would fall open and slam into the pantry door and it startled us every time. Also, the sheets on my bed had some major piling. The rest of the beds were fine, so maybe the previous guest had some rough feet!?! Haha. Overall, we had such a wonderful time!

Wonderful, clean, new, property. Fun for every age. The veranda is a perfect place to relax. We stayed here for a wedding in Zion and it was a perfect location; closer than St. George and Sand Hollow. Pool and fire pit at the club house were wonderful.

Beautiful spacious property close to Zion.

We had a great stay with the family. The house was clean and there was plenty of room for everyone. Communication from the beginning was simple and professional. The location was close to St. Geroge and Zion. Easy to access. The designer touches were lovely and the Nintendo Switch was a hit for the whole family. We had a few little items that needed to be addressed while w were there. The property management responded quickly and in a professional manner. A few recommendations that I would make are to have more serving bowls, a few cooking utensils were broken, the pots, pans, and some serving items were not washed properly and had to be rewashed again prior to use. The water in the upstairs showers was lukewarm over the weekend. That is not ideal in Utah when visiting in January. The bed sheets in the lower master bedroom were very old and had balls of lint on them. We called and requested a replacement and they provided us with a new set of sheets. We had to wash them before making the bed but appreciated the quick response. In the kitchen, they only provided one trash bag for our 4-night stay. This too was quickly fixed with a simple phone call. One of the dining room chairs needed repair while we were there too. Overall, a great experience. We have stayed at several VRBO vacation properties and we would book here again. Perhaps leaving a few personal touches to welcome your guests would set this property apart from others. A little welcome note, a few bottles of water or snacks would make for a more personalized touch.
