Low water in the lake didn't spoil the fishing. House was clean and everything worked. Will return next year.

This home is beautifully updated and the pictures do not do it justice. The neighborhood is very quiet and is private. We enjoyed swimming during the day (there’s a lake ladder) and making s’mores at night on the fire pit. The property has beautiful trees and they provide plenty of shade as well. The beds are very comfortable and kitchen and bathrooms were well equipped w everything we needed. Jack was great and let us know we could reach out to him if we needed anything. Also Joy is very easy to reach and provided us with restaurant recommendations since we were new to the area. Definitely recommend this place and we cannot wait to go back!

This property was just as expected and did not disappoint. It was clean and comfortable (comfortable beds and pillows) and the owner was very responsive to all communication. It comfortably slept our family of 8. The yard and lake were nice but because we were there in July during a heat wave (and we are from the northeast!) we did not spend much time outdoors. The only negative was that the entryway and the bathroom near it did not really cool off much because of being so close to the front door (and maybe there were no AC vents out there-?) so we did not use that bathroom for showers because it was too warm. There are two other full bathroom however so it was not a big problem. I would recommend this rental for a family with older children (ages 4 - 6 and up) because there is no tub (all showers are stall) so no tub baths for little ones.

This property did not disappoint us at all. We stayed here before and the owner is very quick to respond to questions and very helpful. the home is beautiful and plenty of room for everyone. The yard is awesome especially if you have a dog. Fishing is great from this property and their boat dock is very nice also. thank you for an awesome birthday for myself and family and friends. will be back soon!!

We had a great stay at this property! It was the perfect size for our group (6 adults, 2 kids) with plenty of things to keep us entertained and active. We enjoyed fishing from the property with plenty of space for all of us to spread out. The kitchen was well stocked, except we had to share a steak knife for dinner and we couldn't find a large microwavable bowl.

The house was spotlessly clean on arrival, we really appreciated that. The kitchen and bathrooms were very well prepared too, we had everything we needed. The furniture and beds were very comfortable, and the games and TVs were great too. But, the view and the look/feel of the house and property was exceptional! We were in awe the whole time.

The house was on a large lot right on the lake - in a very quiet gated neighborhood, with great views. The house was extremely nice - well furnished, extremely comfortable beds, excellent bathrooms & showers. We hiked trails in the nearby Sam Houston National Forest. We'd definitely plan to come back.

The fire pit on the back patio was awesome! We used the grill for dinner and enjoyed the shade provided by the beautiful pines.

Comfortable with beautiful setting on the lake. Marina for launching the boat was right next to the property and the fishing and pleasure riding in the boat was fun. Caretaker on the property was very nice and responsive to anything we needed. We will be back!

Myself and a group of friends planned a surprise trip to this lake house for our friends 40th birthday. Joy was fantastic with helping me get it all setup and booked, and offered all the information she could when I was asking about bringing a boat along for some wakesurfing out on the lake. Also, since no one had booked the house the night before us, she graciously allowed us to check-in early so that we could pull off the surprise without any hiccups and it helped my planning process for a weekend at the lake with 7 people so much easier! The house was the perfect size for all of us, it was a very cozy environment and the couches and beds were comfy as well! Very clean house, with a nice "life at the lake" vibe to it. We were a little concerned with keeping the boat at the boat house on the property because the lake level was quite low compared to usual, but we did enjoy sitting on the roof of the boat house and taking in the sunsets each night. We ended up launching the boat out of Beacon Bay Marina (about 10 minutes down the road) and it was perfect! Overall, we had a fantastic weekend, everyone loved the house and I think all future renters will as well! Thank you again Joy for everything!

Joy was a great communicator! You could never get bored at this beautiful home. I’m 67 and learned to paddle board and kayak. There a four kayaks available so we always had something to do. Last night we made s’mores using the awesome fire pit on the property! The master bath is fantastic and if it rains there are games to play as well as fooseball table. We will definitely be coming back. Another plus is a couple lives in an apartment next to the house and are available if you have any problems. We didn’t have any but Jack made it clear he was there if we needed anything.!

We had a great time! The kids did a lot of fishing. We didn't do much swimming just because we saw too many alligators to do it comfortably. House was great and the beds were amazing!

Enjoyed our long weekend stay at this Lake Livingston property. The kitchen, as most mentioned, was well stocked. There was a blender and a crock pot, plus filters for the coffee maker. The house has a nice layout for a big group. The kayaks and SUP (and life jackets) were a really nice bonus. We caught several catfish in the evenings from the bulkhead and enjoyed wading in the channel behind the house and swimming off the dock in the deeper water.

Came out to this property with family wife my daughter very clean nice homey place and great get away. Recommend staying here.

We enjoyed our stay during the 4th of July. The house is perfect for a large family. We shared the house with three different family members and everyone had their own space. Plus the loft upstairs was great for the kids! The house has everything you need for a perfect family get together!

This is my second time at this rental and everything was great as the frist time. House is clean and well mantained, the guardian very respecfull and responsive. I can’t ask anything more in a rental house by the lake. I will come back for sure

We had a great time staying at this house! The house has plenty of space and a nice layout with a loft area upstairs for the kids/teens. The location is great and the views are fantastic! The yard is huge!! Mr Jack that lives in the separate house was also very friendly and provided us with some useful information including some fishing tips and spots! All in all a great time was had by everyone in our group, we would definitely recommend this property to anyone else!

This property was exactly as described. The proximity to the lake was the best! Sitting on the deck overlooking the lake was wonderful. It was nice and big and roomy. Really enjoyed our stay, and the host was very accommodating.

Great house for a fun getaway. The kids loved the paddle board, great location on the lake for tubing and skiing.

This house is amazing. Everything is great about this house. Clean, well decorated, with all essentials. The backyard is s dream and the view to the lake amazing. They have kayaks to explore the lake or can just swim in front of the dock. A lot of sitting area to enjoy the view. I highly recommend.

We brought the baby and puppies on this vaca. The huge yard, the house and the water was perfect. Boat lifts worked great too which was nice for our boat. Nice morning sunshine and afternoon shade with all the trees. Jack (the caretaker) was awesome, pointed out all the fishing spots and got us anything we needed. We'll definitely be back. Thanks!

Family gathered from Toronto CAN, Telluride CO, Clute TX, Georgetown TX and Cincinnati OH. It was perfect! Plenty of room inside for all nine of us, and the outdoor possibilities were wonderful. It was restful, fun, and perfect in every way!

This was the perfect retreat for a relaxing Easter Weekend. The house and property were in perfect order and had everything that we needed. Everyone had a great time fishing, kayaking, relaxing by the fire pit and enjoying neature. We would definitely come back again.
