Can’t tell you enough great things about this property! Walking distance from all the action (Restaurants, bars, shopping, ferry dock) but high enough where you have wonderful views of Cruz bay and all the boats coming in! Everything was well stocked from beach chairs, coolers, towels, and kitchenware! Just a short drive to the North shore beaches or a short walk down to your pool and BBQ grill! Can’t wait to return! 10/10 would recommend!!

Great place to stay, we loved it. Kitchen was full of treats. Very clean and fantastic views. Designated parking spot was a big, big plus. Well maintained property and very attentive property managers. Heads up: Be prepared for lots of steps, Hey, that's why the views are so great.

The unit consists of one true bedroom, one loft with two beds, a nice living room and kitchen, and a useable patio. All in all, a nice place to stay. We walked to town several times. The walk back is substantially uphill, but this overweight geezer made it without too much angst. Parking is good. The pool was small, but appreciated. AC is barely adequate, and those sleeping in the loft were a bit uncomfortable. Water pressure is low, but one could effectively shower. Filtered water pressure is very low and it takes a while to fill a coffee pot, or even an ice tray. The Kitchen is very well equipped. No dishwasher, but everything else was great. Having a guide meet you at the ferry was a nice touch. She did a good job of getting us to the condo and explaining the amenities. Price was reasonable, for St John. I'd stay there again.

The condo was perfect for us and the beds were comfortable after a long sun filled day. Would definitely stay again. The only problem we had, which had nothing to do with the rental, was the power. The power had to be shut off for 2 hours and then would be turned on for 2 hours and this continued for 4 days due to a damaged power supply feeder. Not convenient when you need to get ready for a wedding.

This house is perfect. It is walking distance to downtown Cruz Bay and has amazing views. The house has beach bags, coolers, spices, beach chairs and very comfortable beds. Can’t wait to go back!

We had the best stay here! Loved the location overlooking Cruz Bay. Enjoyed the best morning views before heading out to the beaches each day. Walked to dinner every night. The unit was clean and well furnished. We arranged for groceries to be delivered and they were waiting for us once we arrived. Appreciated having the beach chairs, beach bags and coolers to use during our stay. The pool was a great place to relax and enjoy the views also. One night we grilled out and ate dinner on the pool deck. The grill was well maintained and clean. We also utilized the washer and dryer for the building. Would absolutely love to return for a future stay!

Drinking Water filtration was a plus. Good to have that piece of mind. Plenty of bath towels and beach towels, 2 beach bags, lots of cleaning supplies. No problems at checkin, two sets of keys was great. Took a little food and left a little. Nice to have salt/pepper and a cooking oil already there!

This was our 3rd time in St John and staying at the Battery Hill complex (2013, 2017, 2023). Our first time in this unit. The positives from our stay: condo included beach towels & bag, ice packs for cooler, choice of coolers: hard or soft, beach chairs available for complex guests along with floats, etc. Kitchen was well stocked. The added bonuses were trash bags, zip lock bags, chip clips, dish soap, laundry detergent. There was new furniture in living area. Main bedroom bed was comfortable and a/c cooled room if kept door closed. Upstairs loft had multiple beds and an a/c unit. The only negative was that the A/C unit in main area did NOT cool. It stayed between 80-85* each day. When we returned in the afternoon it was uncomfortable. We couldn’t open windows/doors because it was in upper 80s each day. This a/c unit also leaked inside. We called Joe and he came right over, but sadly there was nothing that could be done at that time. So we placed bowls and towels to catch water each day. Overall, St John is an amazing vacation. If we new the A/C unit was replaced/repaired we would definitely stay in this unit again.

The penthouse was super clean and comfortable with a great view. Perfect for 4 people. Our grown kids had no complaints about staying in the upper loft. The refreshing pool and deck area was a nice treat. At night we would sometimes sit on the deck in the breeze and listen to the music from Cruz Bay. We were greeted each morning by the neighborhood peacocks as we walked to town for breakfast. You do have to go up a couple of hills on the return trip, but thankfully there is a flatter section between hills to catch your breath. We always walked into town and saved our Jeep for exploring the beaches. FYI the Gallows point gift shop that you pass on the way to the condo is open to the public and serves coffee, and has a mini grocery store if you don’t feel like walking all the way into town. They even have jeep rentals there, but we rented from a place downtown. We took advantage of the provided beach chairs, 2 beach bags and towels. I just packed a mesh bag to hold our snorkel gear. The parking for the Jeep is excellent, as there is a big flat lot right in front. On our last day we just walked and rolled our suitcases down to the ferry which wasn’t a big deal. My husband and I were married at Hawksnest beach 24 years ago, so it was a special trip to return for the first time with our grown kids and the accommodations did not disappoint. We had an epic adventure!

Everything about our stay was wonderful, from the owner, the property manager, the condo itself, and of course the beautiful view. We would definitely stay here again, hopefully for a longer time.

Loved the location of property. The property manager responded quickly with some problems we had during our stay. Even though it is located high on a hill the breeze is nice but an air conditioner that is efficient and cools quickly is a must! Being from Florida we are accustomed to heat but it was almost 90 degrees during our stay and when the condos air can only cool down to 82 degrees during the day it was not very comfortable and having windows open was too hot. The window units took hours to cool down and had a hard cooling in the common area and upstairs. We did have the refrigerator break the first day we were there but the property manager went above and beyond bringing us coolers of ice for our groceries until the refrigerator could be fixed.

Clean, easy walk to town, gorgeous views, comfortable rooms and beds. Everything as advertised. Highly recommend and we will be back

We had a fantastic time. The balcony is wonderful the view amazing and the walk to downtown quick! Hope to be back.

This property was perfectly comfortable for myself and my adult daughter for the week. Well appointed with comfortable bedding, plenty of towels and a fully loaded kitchen. Only issue we had was the sound from town at night, amplifying up the hill from the beach bars. Sound machines provided were adequate in the main bedroom, but didn't stand a chance in the loft sleeping area. If you're a sound sleeper or going for a party week, this would be a perfect spot, if you like it a bit quieter it might not be the best location, despite the overall comfort of the condo itself.

What a great week at Palm Breeze, love the location and the pool was empty all week. If you want to be able to walk to town this is a great option.

Perfect location! Like many other reviews mention, we did regret not renting a car/jeep. The view from Palm Breeze is amazing and having coffee in the morning from the balcony was a perfect start to the day. We did make the mistake ( as others have mentioned) of walking up from town on Hill street- super steep hill. We did that one time and after that we walked past Gallow Hill , which was longer but easier. The Palm Breeze unit was clean and everything that we needed. Kitchen was well stocked. As people have stated before the water pressure is bit weak but we got used to it & iit was not much of an issue. It was nice to have beach chairs, beach towels, cooler etc. someone had mentioned there were ice packs in freezer for use in cooler but, they were not there when we arrived. We would definitely stay here again but rent a car/jeep.

Top unit on top of Battery Hill affords amazing views of Cruz Bay from Bedroom and patio, and Frank Bay from kitchen. No shared walls and high elevation allows for windows to be open all night! Tough hill when walking from town, but less than 10 minutes to walk to restaurants and taxis.

We have stayed on St John for 4 years in a row and this place by far is my favorite! We had everything we needed and then some! The views were amazing, the breezes couldn't be beat, and we loved being so close to Cruz Bay so that we were able to walk to all the restaurants, shops and bars. We will be back! Thank you Allison and St. John Signature Villa and Condos!

Overall our recent stay was a good one, but came with some drawbacks that I would be remiss to point out. First off the view is amazing and the unit was well appointed. The full size fridge/freezer had plenty of space and the kitchen had every tool you could need. The bed (we only used the master on the main floor, not the lofted ones) was comfortable as were the living area furniture. Very easy to relax and watch some football before heading out for dinner in the evening. The beach bags and cooler were GREAT and it was also nice to have some bug spray, other sunscreens, etc available to use as well. On the downside, the bathroom needs some updates/help. Water pressure was pretty bad at times - seemingly if other units were also showering, etc. and the bathroom itself is super dark. I actually called property management thinking some bulbs were out, but they apparently were not and it's just that dark. Hot water supply is also quite short. Getting two adult showers with hot water in back to back was an exercise in speed. The washer/dryer are community (which is fine by us, but didn't remember that being clear in the description), but the dryer was not in service during our entire stay. I noticed some other reviewers comment on the walk up to the unit and they're right - it's a climb, but the slightly longer route past Grande Bay and Gallows is a much easier climb and you can stop for coffee/snacks at Gallows Pointe's shop on the way. The view you get of Cruz Bay from the unit IS worth the climb. Overall we really enjoyed the view and many of the features of the unit, but would probably not stay here again without some changes to the bathroom/plumbing situation.

Our family of four really enjoyed staying here. The view of Cruz Bay is amazing! The location is great - just a short walk to downtown. (If you drive, it's OK to drive down Hill Street, but coming back, be sure to drive up past Gallows Point. These are literally the steepest hills I've ever driven on!) Everything was clean, and there were plenty of amenities, as advertised. If I ever make it back to St. John, I'll first check to see if this property is available again.

great stay for 4 people (we were only 2) but property is clean., location is good, nice small pool on premises, view of the harbor is spectacular. Only down side that comes with that view is a walk up from town on a very steep hill. Not suitable for older or non-mobile guests. Taxi or rent a car

Palm Breeze is a nicely furnished property that is walking distance to dining and entertainment in Cruz Bay. Check in was very easy and the property manger answered all our questions. The AC was cold and no problems. There is a area under the stairs outside that must have 20 new chairs for the beach. We never used any of the chairs but we did grab a couple pair of Fins to go snorkeling with. There was also plenty of sunscreen in the condo , Beach bag and beach towels. Everything you need. The kitchen was stocked with paper towels, coffee, basic things and even a bottle blue chair rum. I had trouble a couple times walking the last hill back in the afternoons. It was not a big deal because you can grab a taxi for $5 each. Our group is 55-60 and I was the only one. We rented a boat everyday instead of a car. Best decision to see all the beautiful beaches. We are all ready to go back!

My best friend and I pause a 7day window every year (despite, you know, life) and meet on STJ every fall. We stayed at Allison's place this year and had a great time. The complex itself is rather quiet, not in a bad way by any means. No fighting for chairs by the pool, no loud neighbors etc. Sitting on the covered (very important during our damp week) patio overlooking Cruz Bay was great. The distance made the volume of the Beach Bar bands perfect lol (how can we tell you we are in our 40's without telling you we are in our 40's). I will advise you to take the route via Gallows vs Hill Street. Google Maps can say it is shorter all day long, but it is aptly named. We will def book with Allison again!

Had a wonderful stay and Allison was great with communication. They offered to have us one more day due to missing our flight out. Thank you again! Weather was fantastic and the beaches were amazing!

What a beautiful property. I stayed here with my boyfriend for 17 days, and we had friends visit and stay for a few days as well. I swear, the view from the balcony is actually better than the photos depict. The condo was clean and well stocked. Plenty of amenities and the kitchen had everything you could need. Water pressure was good, and you could see iguanas in the tree tops from the bathroom window! The beds were comfy and the linens clean. The 3 AC units all worked flawlessly and kept the place nice and cool, and the deck got an amazing breeze. I can’t sleep hot, so thankfully the master got nice and chill, and our friend said upstairs was the same. The live music from Beach Bar was perfect volume on the balcony, but never penetrated the walls if we hit the sack early. We only used the pool once because we’re ocean people, but it was clean and the water was an amazing temp. The pool deck was very nice as well. Mostly it was great to have so many beach chairs, beach bags, coolers, and toys available for use. Made everything easier and more enjoyable! There are two main options for walking to and from home. The first is the steep hill up from between the school and Tap and Still that goes up past Hillcrest house. It’s torture on the calves, but so much faster, it was my favorite. Plus I actually lost 2lbs on this vacation and I give credit to that hill, haha! The other is the switch back roads the go out of town through the cemetery past lavender hill and circle around back up. We love walking that way at sunset because all the peacocks are coming home to roost at gallows point, the sunset is amazing from there, and if its raining nearby there’s almost always a rainbow! We are 36-40 in our group, and the hills were no problem. You wouldn’t want to take anyone with a bad hip or any injuries up it, but it’s fine for anyone else to walk up, especially the switchback route. The only small issue we had was the washer not working initially, but I contacted the host and it was fixed within a few hours, never any additional problems. As for the dryer, it seemed to work best on low heat, even when drying towels. We did several loads and it was a great perk, especially considering the length of our stay. Most people don’t seem to use it, so it was never taken and we never had to wait. All that to say- I recommend a stay here! Beautiful home, amazing view, and a helpful and receptive host and management.

What an amazing property! Location can't be beat and those views! Paradise out of every window. Kitchen was fully stocked with all the essentials. Was the perfect spot to introduce our kiddos to the Virginia Islands. We will most certainly be back!!!!

I'm rating this review as a generous "4 star" because the current/previous owner was v. responsive to answering my questions prior to our trip. However, the condo had multiple issues which affected our 2-wk stay, & as such merits only 3 stars. First the positives: Battery Hill is a beautiful condo complex. Nine units surrounded by lush vegetation providing a sense of privacy. Pool & grounds well kempt. Short walk into town, offstreet parking for a car. Views from the lanai so beautiful. Property management very responsive to my several calls. The negatives: Main room AC leaked down the wall & onto table & floor. Had to keep two bowls on window sill to prevent puddles on floor. This was noted by a previous reviewer as well 1 year ago. Wall had significant paint bubbles from leak. Notified property manager twice, not sure if they ever came, as leak seemed to be intermittent. Kitchen sink drain pipe flooded cupboard below & onto kitchen floor. Property management sent serviceman to repair & replace plumbing fixtures. Circuit breaker tripped if you ran more than one appliance at a time, such as using the microwave & toaster. Bathroom shower & sink drained v. slowly, resulting in standing water in shower & in sink while washing. Condo looked a little weary & could use a good paint job. I learned while we were there that the condo recently was sold.

I have been traveling to STJ for the last 15 years. I decided to try a new place to stay since I was bringing friends with me. Palm Breezes was great. Beautiful view, clean, and spacious. Equipped with everything needed and a short walk to Cruz Bay. (recommend a car rental , or cab). Nakira, who helped us check in was super friendly and very thorough. Will definitely stay here again!
