Great location not too far from the chaos of Bourbon St. Conveniently close to the jazz clubs on Frenchman. Quiet part of the quarter, and great communication from hosts!!

The best was being close to bourbon street. Room was clean but was small. Overall I would stay again as long as it doesn’t rain. Unfortunately the rain dripped hard on the air conditioning unit and kept us up.

Customer service with these guys were great and were very helpful. The property is located in a perfect area for you to walk anywhere. We had a great time and will definitely stay here again.

The Bunk Room was so quaint and perfect for a weekend stay. Easy walk to everywhere. Location perfect between French Quarter and Marigny. I was traveling alone this trip, but will stay again in one of the larger rooms with my spouse. Service responses were very fast and courteous.

We were only in town for a couple of days and this quaint little guesthouse was not only a quiet, secure space for us to stay but also a convenient walk away from Bourbon Street, the French Market, and Frenchmen Street! Even though there is no staff onsite, they are very communicative, helpful, and friendly. The room was quite small but perfect for us! We will definitely stay here again on our next trip back!

Beautiful rooms, everything you need for an enjoyable time in New Orleans

Do you know what it means to miss New Orleans? I sure do! This was our 2nd time at the Barracks and even being under new management, it was still a dream! Easy, no contact check in and out, clear instructions, and plenty of info. on who to call if there is a late night issue. The property itself is stunning.The courtyard possesses a magic about it, that is only emphasized by the twinkling lights, cobble stone path, and soft blues music playing throughout the evening. Inevitably, chance encounters you meet will become chosen and cherished family from all walks of life as you wonder if this was predestined? We stayed in the Garden Room this time, which was a slight upgrade from the Blues Room in size, but no less accomodating! Soft bed, clean linens, and a lovely renovated bath. We visited in August so the AC units in each room and the double freezers producing ice in the courtyard were a life saver! All of the rooms are decorated beautifully, but the photos in the Garden Room are beyond captivating! Overall, our 2nd stay topped the first! The only issue I would remedy is an upgrade to the music system in the courtyard. The music adds to the ambiance, but the CD player is not long for this world.

Simple clean cozy space in a prime location. Edge of the Quarter so none of the noise, just the other side of Esplanade from the Marigny, so a very walkable location. Bed was comfortable and the air conditioning worked like a charm!

Quiet little house with individual rooms to rent. It worked well for us just needing a place to sleep and shower. Room was well air conditioned. Bed was too soft. And head of the bed was lower than the foot. Im assuming this has to do with the foundation sinking, but could and should be corrected. Room and bathroom were clean when we arrived to check in. Close to pretty much everything and easy to walk to and from to enjoy the city.

I booked the Jazz room for Essence weekend. When I entered the room there were a few flies but it was not a big deal. The problem started when I opened the shower and a huge cockroach was on the floor. I took a picture of it and flushed it. While I was sleeping ants were crawling on me. I reached out to management saying that I didn’t feel comfortable staying there because of the bugs. They told me that the room was cleaned before I got there. I emailed the pictures of the bugs I had taken and their only solution was to send a maintenance worker to spray bug spray. They didn’t even offer a different room. I then decided to leave and stay somewhere else. They have refused to refund me anything although I only stayed one night with unwanted guests. I only wanted a partial refund and was told that they couldn’t because of the hurricane & because they have a cleaning crew. I sent all my pictures to management and they were no help.

Good room for one person. I didn't use the top bunk at all. Cramped toilet room and no mirror over the sink, but I managed. Attentive service.

Lovely space, very cute with everything you need for a relaxing stay. Fantastic location, very walkable and right in the heart of New Orleans yet still very quiet for a good nights sleep.

For the price the location truly cannot be beat, and the rooms are super charming. The method of entrance feels very safe and the staff were very responsive.

Amazing experience overall. I stayed in the jazz room, had a bit of a smell and could have been cleaner.

The obvious ambience/antiquity with fabrics, mirrors, and wood with hand painted crown molding. The only thing I thought would be nice is a change of sheets after two days - just saying. They extended our check out time due to a late flight home and allowed us to store our heavy luggage in the outside patio under umbrella.

Very comfortable room excellent communication with staff. Only improvement would be a noon checkout, 10am is too early. Also unable to store bags onsite for an afternoon flight. Location was ideal, close to everything and quiet.

Unique and beautiful and essentially a two bedroom

The guest house was very well equipped with everything crammed into a small bedroom. The outside patio was great. We sat out there morning and early evening. There was no where to sit in the bedroom. We had everything we needed for 1/3 or less the price of a French Quarter hotel.
