From the location to the property itself, this unit was perfect! It was my husband and I plus two teenage girls. Lynne & Tommy take great pride in their home and making sure you have everything you need for a great vacation. If we’re ever in Newport again, we’ll book without hesitation!

This home had everything we needed as well as things we didn't think we needed. Lynne was a great host. She explained the ins and outs of the home and was available for any questions and concerns. Thw location of the home is close to the beach, restaurants and grocery. We intend to return to Newport Beach sometime soon and this will be the place we will look for to rent. Thank you, Lynne!

The property was exceptional...very clean, fully outfitted, well located close to beach, great retail amenities and road network. Private parking spot a real plus. The owners were very helpful and pleasing to interface with. Like the property itself, the neighborhood had a very nice aesthetic. A great experience all around.

We were very happy to find On Beach Time on VRBO as it appeared to be what we were looking for. It was what we wanted and more! We have been taking 'Spring Breaks' all over the country for decades and we honestly have never had more accommodating hosts than Lynne, Tommy and Holly who kept in contact with us throughout our stay. We also noted the very high quality of the beds and all of the furniture and appliances. The amenities also included beach towels, chairs and umbrellas for our on beach time. We most highly recommend this home to everyone who is looking for the best affordable stay near the beach!

Attention to detail, super clean and organized, everything you need and more! The hosts were fabulous, the location ideal and it felt like a home away from home. We will be back.

Everything about this property met or exceeded our expectations. The location is fantastic and the hospitality by home owner is second to none. Little things like having coffee and a few snacks waiting for us made us feel so comfortable and welcome after a long day of travel. The off-street parking is another huge plus (IMO). We were greeted upon arrival and given a quick tour, which was super helpful (we also appreciated recommendations for some great local restaurants - lots of really good options within a short walking distance). I absolutely recommend this property and hope to come back one day for another visit. Thank you!

The location of this rental was phenomenal… close to the beach and close to restaurants. Inside it was very clean and very well kept and well stocked. Lynne was a phenomenal host, and answered all of our questions when we checked in Even though our relatives are only a half a mile away, we would definitely rent here again

Long weekend visit to CA to see our son and this place was perfect. While we had a rainy weekend, the property was perfect. Clean with all the amenities you need, and close to the beach and anything else you would need (even a grocery store around the corner). Hosts were great - check in/out was easy and they were very accommodating. Will definitely stay here again!

Wonderful property. Sparkling clean. Stunning interior furnishings and decor in blue theme. The kitchen was spacious and very well equipped for guests. The beds and pillows were comfortable. The thoughtful hosts artfully decorated their lodging for Christmas throughout. Patio off the master was awesome with plenty of seating. We had our breakfast coffee there. Check-in and Check-out were very easy. Location was close to everything, groceries, restaurants, beach. We used the beach chairs to enjoy watching surfers and dolphins at the beach 2 blocks away. Very nice setup for a couple with two children. Carport spot was very convenient to the lodging entrance. Street parking was pretty available out front except on street sweeping day. Highly recommend. Would definitely stay there again.

The house and host could not have been more perfect! Impeccably clean, wonderful deck, fully furnished with high end appliances and all amenities we would want at a beach or anywhere. Great location only 1.5 blks from the beach, in the midst of many restaurants, shopping, grocery store across the street. Highly recommend!

Wonderful property! The owner lives adjacent and she is available for checkin and around for any questions. She clearly has taken pride in her property from high end towels to fall decorations and dishes. The kitchen is stocked with staples and all kinds of cookware. She even left snacks for her guests. This property was exceptionally clean! She also has plush beach towels and sturdy chairs to use for a short walk to the beach. The property is in a great location. There is a grocery store around the block and a few restaurants which is walkable and the beach is a block away. Laundromat 3 homes down the street. In addition there is a carport available which is great since there are street sweeps and cars must moved certain times. Fantastic place and will definitely stay here again.

I traveled to Newport Beach with my husband, sister and brother in law. Communication before and during the trip was helpful and timely. The house itself was amazing. From the layout, roof deck, comfort of furniture and bedding, location, parking and even special touches for the season made me feel at home rather than a short term rental. We didn't even have to use our car rental since so much was within walking distance. Lynne was a superb host, greeting us on arrival, giving us a tour and providing recommendations in the area. I am sad we couldn't stay longer and am already trying to figure out when we can return.

We loved our time here. The place was so clean and had everything we could have possibly needed. Lynne was so welcoming and if we would have had questions or needed anything she would have been easy to contact. The location was great. We were able to walk to everything and didn’t need to drive our car once we got there. We will definitely be back!!!

I have to say our host Lynne was super helpful from the minute we enquired, throughout our stay, and during checkout. Clearly a lot of thought and effort has gone into the property to make it luxurious and cosy, and the little touches from Lynne to personalise our stay really was the icing on the cake (so to speak). We stayed (2 adults, 1 child) and had plenty of room across 2 floors, which included a lovely veranda with seating, BBQ and dining area. Some points of note: Accommodation wise, immaculate throughout, comfortable and had everything we needed. Location wise, nice and close to the beach, restaurants, supermarket etc. Parking, provided under a car port which helps. Very much recommended; we would use again.

The home was squeaky clean and stocked with everything you could need. The owners were helpful and very friendly. The parking was convenient which is a big plus for me. The location was great, near lots of restaurants and the beach. I would definitely recommend this property to those looking for a good quality rental.

On Beach Time was the perfect place to stay while we visited the Newport Beach area. The property is on the second level of a home, with nice views of town and it’s only one block from the beach. Although the owners live downstairs, it was no inconvenience for us. They were very helpful and made sure we had what we needed. The unit itself is a lovely updated 2bd 2bth condo with a wonderful private patio to enjoy your coffee in the mornings. It had all the amenities we needed to enjoy our stay, including beach chairs, umbrellas, etc. there was a parking spot available but we were also able to find free street parking without issues. The neighborhood is quiet, and there is a grocery store across the street which was nice. Plenty of walkable shops and restaurants and of course the beach! It was a great trip. Will definitely come back to this great home.

We had a wonderful time in Newport Beach. This was our first time and it's just beautiful there. The house had everything we needed, other than a washer & dryer. I thought they had one, but was told the night before we were to leave for CA that it was broken & we'd have to use the laundromat. I normally would not stay in a home without one, so this came as a surprise. I saw in their Welcome book they don't have one- so I am not sure what happened. It worked out though- we only had to use the laundromat one time. I wish we didn't have to buy laundry detergent- but the next guest will get to use it! The house really was perfect other than that- the master bedroom was spacious, very nice breeze coming through the windows & the bed was very comfortable. I LOVED the rooftop patio & ate breakfast there every morning & happy hour there each night. We played the Connect Four game the host provided. We only cooked breakfast in the kitchen. They provided everything we would need & the grocery was right across the street when we needed extras like toilet paper. The house was clean & very comfortable. We would definitely stay there again.Our host was fantastic & quick to help. We were 1 block from the ocean- have to cross a busy street to get to the next block. We walked the boardwalk each night & had dinner at one of the bars, pizza slices another night & burgers at TK's- I am not a big burger fan, but they were fantastic. We explored the town & surrounding beaches & cities.

Just came back from a fabulous week at On Beach Time. I wish I could give it a higher rating than 5 stars! The property is exactly as you see it in the photos, if not better. Lynne is a wonderful host and very helpful with info on the surrounding areas, and she made us feel very comfortable during our stay. The location couldn’t have been better, steps from the beach plus close to bars, restaurants and a convenience store. There were 3 adults in our party, but the accommodation is perfect for families or couples alike. I especially liked the rooftop area where we watched the sun set every night. I could not recommend this property any higher!

Lynne was such a wonderful host. The unit is absolutely incredible. Very clean, and has great design. We have stayed in a few VRBO’s in Newport this was by far the best one we’ve stayed in. We will be back!

The property was just as advertised. It was clean and beautiful. The property owner was courteous, informative and thoughtful in every way as far as amenities. She thought of everything! There was even Aloe Vera when my daughter had too much sun. I would definitely recommend this property! If I get this way again, I will definitely stay here again.

This property lived up to all the 5 star reviews and then some! A beautiful home - very clean, very well furnished and appointed. So many nice extras. They provided beach towels, beach chairs, boogie boards, etc. Wonderful touches throughout the house to make us all comfortable. A short block and a half to the beach, grocery store across the street, and many restaurants and shops within walking distance. Perfect house for our family of 3. Lynne was great to work with. We definitely will be coming back!

We had a such a nice stay in Newport. The accommodations were clean, well appointed and in a convenient location. Lynne was wonderful to work with. We would happily come again!

My family of 4 had a wonderful stay in .... condo. The home was clean and ready in a timely manner. The layout of the home was perfect for us. The kids had their own beds while the adults were upstairs with access to the large rooftop patio. Access in n out of the home was so easy, and parking for our suv was perfect. Everything we needed for the beach was supplied for us. Chairs, toys, boogie boards and towels. Location was perfect for walking to the beach, dinner and ice cream! Highly recommended, we will be staying again!

Probably the very best property we have rented. Outstanding in every way. Extremely clean, upgraded kitchen appliances, cozy and comfortable with a beautiful “On the Beach” decor. Lynne was available for any questions but after a little tour we had none. We will be guests again. Thank you Lynne, we loved it!

The house is in a great location close to the beach, many restaurants and stores. It is one of the cleanest homes I have ever stayed in, beautifully decorated, and very comfortable.
