Our stay at Utica Estate was all that we hoped it would be! Our basement suite was immaculate and well appointed with all of the comforts of home. Our kitchen and bathroom were stocked with virtually every item we would have found in our own home. We enjoyed the theatre room during both late evenings of our visit. The backyard provided us with a private paradise that included a beautiful pool and deck area. We spent hours in the water and in our lounge chairs! Just minutes away are riverfront restaurants and walking paths as well as a bridge that allowed us to walk from Jeffersonville into Louisville. We have already booked a return visit!

Was our first time renting a basement apartment and it was very clean and very cozy. Everything was very well laid out. Melissa have lots of great recommendations! She made everything very convenient.

We had a great time at Utica Estate. The pool and hot tub were fantastic, there’s good dining within a few miles, everything in downtown Louisville a short drive. The host was very responsive to texts. The basement apartment is fantastic. Lots of room. Thoughtful to provide games and playing cards if the weather is not cooperating. Overall a great trip! Be sure to ask about the kittens! Thanks again!

Exactly as advertised. Great for sleeping late being in the basement. Lots of restaurants close by and the pedestrian bridge. Would stay here again.

This fabulous basement apartment was everything we needed for our stay. Comfortable bed, well stocked kitchen. Large dressing area. Beautiful shower and bathroom. Kitchen table seat six and we used it to play games. The Living room, theater room, was comfortable. Plenty of space for anything you might want to do. Plenty of coffee! Five miles to free parking for the Big Four bridge. The hot tub was fabulous and we enjoyed it every night. The yard was delightful. Would stay again with pleasure!

Looking for something different to celebrate new years found this great location, the property was perfect to have different things to do.. cleanliness was top notch and hosts were outstanding when it came to make our stay more enjoyable.

My teen son had a blast for his birthday weekend. He enjoyed the theatre and even used the hot tub briefly. We were able to cook meals and had everything we needed

We stayed the night prior to my wedding…me, the bride, my daughter, my sister, and my best friend and her two little girls. We had such a good time relaxing watching movies, soaking in the hot tub, and we had plenty of space to spread out and rest. The night of the wedding, my new hubby and I spent the evening, also taking advantage of the hot tub and a late movie night. Host communicated well, promptly, couldn’t ask for a better place for such a special occassion

We really enjoyed our stay at this property! It was a great home base for us while we attended the Bourbon and Beyond Music Festival at the Kentucky Expo Center!

The pool and hot tub were just perfect. The 3D movies were a special treat for my 3 kids and the host was extremely helpful. Everything you could need is supplied including lots and lots of pool towels, dishes, extra blankets and sheets, and even snacks! Awesome rental!

We enjoyed our stay at the Utica Estates. This is a shared property with the owner, the vrbo is basement rental with full privacy access to pool and hot tub. Check in process was simple with a garage code provided 24 hours prior, able to park in garage or driveway. Sleeping arrangements were accommodating, our kids used the pull out couch in theater room making it essentially a two bedroom basement. Full kitchen with all appliances including washer and dryer. Full bathroom, shower and vanity area. Melissa was very helpful at check in and throughout our stay helping us with recommendations on attractions and restaurants to try. We had a wonderful weekend getaway!

We really enjoyed staying there with your pool and hot tub. There was also a lot of fun activities to do around the area.

My family and I had an amazing time staying here! The listing was exactly as described and it was super comfortable as for all 7 of us. There was an ample amount of family fun in the home, including the vast dvd selections to use on the projector, and family board games to pass the evenings. My daughter brought her switch and used the guest HDMI hook up to play family games on the the projector. All the instructions to use that, plus all the rest of the amenities in the house were clearly listed in all areas of the home. Melissa was a very gracious and friendly host. She gave us the run down on how to use the pool and hot tub accessories (as well as give us great recommendations for exploring and eating in Jeffersonville & Louisville). Even though this listing is to stay in the basement apartment of Melissas home, we had all the privacy we wanted, both in the home & backyard. I highly encourage everyone to book this listing if you're considering a stay in Jeffersonville/Louisville area!

We had the best time just spending time together. The house was perfect for us to spend quality time and Melissa was fabulous! She was always there to assist in anyway. I highly recommend and look forward to returning!

Great host. Spacious accommodation. Very clean and well maintained. Although the owners live on the same property we had privacy to enjoy the beautiful garden, sun room, swimming pool and hot tub. We were a bit skeptical at first about the living area being in the basement, but it was spacious, created a great sleep environment and having access to the lovely sun room made it a non-issue. I would definitely recommend this property.

Our group of 4 ladies enjoyed our annual get-together celebrating 45 years of friendship. Melissa met us on arrival and gave us helpful information. Once we got used to the fact that we were subterranean, we actually enjoyed it while sleeping in and watching movies. The well-appointed space had plenty of overhead lighting and lamps and we were very comfortable. We thoroughly enjoyed lounging by the very clean pool and hot tub and playing board games in the large sunroom. The couch in the movie room is very comfortable and it was nice to have a full kitchen. Great space for families.

Melissa was so easy to correspond with and gave us wonderful suggestions on where to eat and visit. We were also very comfortable at the house, enjoying the pool, hot tub and movie room!

Peaceful and perfect getaway for some relaxing time. The apartment had everything we needed, and the hosts were very helpful and welcoming. The place is a 10-15 min drive from food and fun, but as long as you take that into your planning it works out great.

We had a wonderful time! The property is beautiful. The host worked hard to get the pool open for us and the kids LOVED it! The location is perfect and close to Louisville, which made it easy to go back and forth. The kids loved crossing the bridge/state. The host also gave tons of ideas for things to do - we needed to stay another week! Overall, it was a great time.

We absolutely loved our stay here! Melissa has to be the best host ever. So helpful with recommendations for the area. Close to everything, but far enough away from it all to relax and recharge. We loved the backyard, everything was in bloom and it was so peaceful. Highly recommend!

Utica Estates was the perfect place for a long weekend getaway. We had planned a vacation to Gulf Shores but cancelled due to Covid-19. In order to salvage some sort of family trip, we searched for a home that wasn't too far away with access to a private pool. This place fitted our requirements perfectly! Melissa was such a gracious host. She helped us with suggestions to local restaurants that had outdoor seating and told us about the wonderful Big Four Station, along with events happening that weekend. Her property is conveniently located near restaurants, grocery stores, and shopping. Everything we needed was within a 5 minute drive. And the backyard and pool were heavenly!! It's heated but not too warm, so it was just perfect for a hot summer's day. Everything was clean in the apartment and there's plenty of room for our family of four. Overall we had a great stay and are hoping to return next spring!

the coffe pot had mold in it. the owners were loud upstairs the air mattress leaked. over all i would have rather went to a hotel!
