Lovely cottage, very well equipped. Clean bedrooms and bathrooms with comfy beds, nice towels. Gifts left were appreciated

Upstairs the lounge area hadn't been cleaned under the chairs. The cooking utensils (frying pan and grill pan we're both covered in grease)

The house is very nice with comfortable beds, nice linen and excellent towels. Living room and kitchen are very good and very well equipped including Nespresso machine, Sonos speaker and smart tv. Three toilets, en suite with walk in shower, separate bathroom and wc within the utility room. All in all the house was very nice within a quiet courtyard in the grounds of The Harper Hotel. This is a resident only hotel so use of the bar and restaurant are not available. Local pub is ok for drinks but food menu is limited to mostly pies for main courses and only three other selections if a pie isn't for you! The food is also over priced at £19 for a pie and two sides! Morston Hall is beautiful for a treat afternoon tea, which is fantastic. But as it's a Michelin starred venue it is priced accordingly. Still highly recommended. We met the gardner who was extremely friendly and gave us a tour of his facility. Nearest 'small' shop is in Binham, two miles away. Holt is a very nice village to visit as is the country park. This area of Norfolk is very nice, make good use of the car to visit.

The only downside we had was the outside area, it has all the facilities you would need but all are in poor condition. We had to use the travel chairs we had with us as the seating provided is extremely 'weathered and dirty'. BBQ is very rusty and we used our portable BBQ due to this but there is a bag of coals if you decided to use it. This needs addressing to bring the outside up to the standard of the inside of the property. Directions on the booking site are not specific enough as it only says North Street, the property is actually tucked away in the far corner of the hotel car park. The access code supplied was incorrect and took quite a few phone calls and texts to get in touch with the owner. Due impart to the owners wedding the day we arrived, so that can be forgiven. Don't be put off this rental because of this as the house makes up for it

Needed some high ball glasses and more detail on how to locate the property all very minor points that did not detract from an very enjoyable stay
