Stunning views. A very friendly welcome.
We didn’t mind at all but it’s worth noting that there are lots and lots of stairs.

Breakfast was ok.
Too many steps. Not so clean. Noise insulation is horrible, hope you don't get noisy neighbors.

The View was amazing! You could even hear the sea when leaving the window open. The Personal did not speak English but was nice and called the owners when we had questions.
The Pool on the balcony was a bit dirty and did not look like in the picture. the door lock jammed, so we could not lock it from the outside. Not enough parking space available.
8.0
the view and the mom and pop (the staff) who were very kind and loving.
that when we arrived we found garbage, the glasses were not completely clean, the light in the bathroom was automatic and the pool was too cold.

There was nothing that I didn't like. Everything was up to my standards

The staff at the property are lovely.
The photos of the property are misleading. It is rundown. Our bathroom shower had a weak pressure and was leaking and it was quite expensive for what it was.

Both the bad reviews and the good reviews you see are justified. In the end, it really depends on which room you get, because none of them are the same, and there is a big difference between the best and the most basic. Most of the 'good' pictures you see are of the balcony rooms with the private pool - these are obviously more expensive and often booked out. The room we had wasn't great, indeed the lack of certain things like a shower curtain didn't help, but you get over it after a day or two, it's the first impression which is really impactful. In general I would consider coming back if they decreased the price a little, I felt it was a little overpriced for the quality offered and the surrounding alternative options.
Positive things :
1) Great location and very quick walk to the beach. Unless you are very unfit, the stairs are not a problem...
2) The (only) staff member who speaks English is extremely helpful and kind
3) Cushions were comfy
4) Our bathroom was massive
5) The fridge was a good amenity
Negative aspects:
1) The lack of a shower curtain in the bath means water goes everywhere when you shower, wet feet then make dirty footprints everywhere
2) The power in the room goes out when you leave since the keycard activates the electricity, but this is circumvented if you take the keycard off the keyring with the room key itself.
3) The curtains are basically transparent so sleeping in during the morning is impossible as the sunlight wakes you up early.
4) The lights could be a bit warmer, very white fluorescent. Not that much of a big deal...
5) Generally feels a bit overpriced

That they changed our room after the first night.
We booked the double room “with terrace”; when we arrived, the room they gave us was horrible: it did not look like on the pictures, it was located at the ground floor, in front of the pool and there were flies everywhere in the bathroom and in the room. There was also a whole in the bathroom and the furniture was old and rusty. The shower was on the toilet. There was no air and the airco was a very old one and very loud. In addition, with “terrace” they mean a general terrace which is used by everyone, especially the people at the pool (so this is not some sort of private balcony as we had the impression from the pictures). On top, we could not open the window because it was literally in front of the pool and people were in front of us. After a horrible night, we were ready for checkout, even though we had booked 3 nights. Surprisingly, the staff was very friendly and changed our room and we got one similar to the pictures on booking, on the higher floors. That room was nice, it had a nice view, it had a private terrace and the furniture was newisch (even the airco was a newer model and not noisy) and it was cleaner as well. So, overall, it really depends which room you get and on which floor it is located - there is a huge difference.
The breakfast was nothing special, you had a choice between two fried things (bagel and omelette). The bagel was okisch the omelette was soaked in oil.
The pictures are from the room from the first night- obviously, once you are 3 floors higher the view is much better.

We booked four rooms in total. One of it was the deluxe room upstairs. It has the best view you could imagine and the pool is small but super nice. In that room everything is up to date and very clean. The staff is an amazing and so helpful family, who are very open and always there to make your stay great. Stella was always very helpful and helped us out whenever we needed her. The breakfast is also very nice and there is a variety of delicious things
The property itself is amazing, but careful a lot of stairs to get to the beach and from the beach. Besides that we had two really old rooms which were hard to stay in, since there wasn’t really an air circulation. But the management, especially stella was very kind and helped us with that problem.

Location not too bad on a hillside. Climbing back up is not too complicated for the young and healthy. The hotel does feature a pool. They also do have sort of a parking. Staff very friendly, but I do not think they have any idea about the hospitality industry.
The pool was a sewage pit of stagnant water that had not been filtered in a long time and mostly served as refreshment for local insects. This place is a prime example of the anarchichal development that has been allowed to take place all over the self-proclaimed "Perl of the Adriatic (or Ionic)" and that has turned a beautiful coastline into concrete piles of so-called "tourist resorts" manned with people without any education in how to run a hotel, or understanding of event the basic expectations of foreign tourists. Prices all over the coast from Sarande to Durres are way over-rated, the locals are deluded into believing that the views of the coast, and their beaches are worth all riches in the world, although we are actually not even sure that there are any sewage treatment plants, and that guests will come no matter what.
