All the comforts of home and walking distance to the boardwalk and beach! Kitchen with everything you need for cooking. Smart TVs in the living room and bedrooms. Games, puzzles, and kids books for entertainment. Washer and dryer free in unit. Open concept living, very clean and comfortable. Sit on the front porch to enjoy the bay view and salt air.
Beach tags, chairs, sand toys, and towels provided for summer.
Housebroken dogs are welcome to come with you. We have a fully fenced backyard.
Entering the home you will find an open-concept living room, dining room, and kitchen. Everything is on one level once you are inside. The "master" larger bedroom with a king bed and a desk is in the back of the house. A small porch and fenced backyard can be accessed from the master bedroom. The second bedroom and full bathroom are off the kitchen/dining area. The second bedroom has a twin over queen bunk bed setup and a pack n play in the closet.
We are 3 blocks from the beach/boardwalk. One block is the Dorset Avenue Bridge. It is fun to walk over the bridge and watch the boats and water crafts pass by!
A coffee shop, ice cream shop, Italian restaurant, breakfast spot, pizza place, liquor store, and CVS are all walking distance within 1-3 blocks. We are a quick drive to casinos and all Atlantic City destinations including the Convention Center and outlets. A full-size grocery store (ACME) is less than a 5 minute drive from the house.
Our house is a "second floor" walk-up. You will need to walk up one flight of stairs to access the front or rear entrances.
Free street parking is available in front of the house.
The interior of the home is yours alone and is not shared with anyone else. The house is a duplex with a year-round tenant on the top floor. The front exterior stairs are shared with the top floor tenant.
There is a private deck and backyard access from the master bedroom. The rear stairs to the yard are private. The backyard is shared space but mostly used by Airbnb guests.
We are available via message on Airbnb if you have any questions during your stay. You may also contact us via cell phone. Our cell phone numbers are provided in the check-in message you will receive on your day of arrival.
We live just 1-mile away from the house and can be available in person if needed to address any issues.
Ventnor is a great little town and we love our location. Enjoy live music in the coffee shop behind our house, walk around the corner for ice cream or the best homemade pasta in town at Red Room. Bike, walk, or drive to many great restaurants in Ventnor, all of which are BYOB. Enjoy the Farmers Market on Fridays from 8:30am-12pm (open Memorial Day to Labor Day weekend). Head over to Atlantic City for dinner, a show, or the nightlife. There is something for everyone here!
We love to ride bikes or walk around town in the nicer weather. Uber, Lyft, and cab companies are readily available too if you just want to park and not move your car for a few days.
We have one pack n play and a high chair available if you are bringing little ones.
We are set up for all your beach needs. We provide 5 beach badges (beach badges are required in Ventnor for beach goers ages 12+), beach chairs, an umbrella, beach towels, coolers, beach toys, and a cart to pull all the goods to the beach!
This is not a party house. Please, no parties or events.
Our home is in a residential neighborhood with year-round residents. Please be respectful of the neighbors and follow Ventnor quiet hours of 10pm - 7am.
HOUSE RULES-
1) No House Parties. The neighbors are quick to call if anything begins to get out of hand, so please do not intend to have a party or it will be shut down immediately and your reservation will end without refund. If you are celebrating something you may decorate using ONLY painter's tape or command strips to adhere decorations to the walls. NO GLITTER is allowed. If glitter is found in the house you will be charged an additional $100 cleaning fee.
2) Occupancy limits and restrictions: Be sure to book with the correct number of guests and no pets. Unless given prior approval from the host, you cannot have any more than 5 persons in or on the property at any one point in time and no pets are allowed. A violation of this could result in immediate removal of all guests without refund and will result in a $100/per person per day penalty and/or $300 pet fine.
3) Self check-in: Please inform your host of your anticipated check in and check out time so we can efficiently coordinate our turnovers. This is a self check-in property. You certify that you are willing and able to follow instructions that you are being provided by Airbnb through the check in guide as well as messages you’ve received from your host on the Airbnb platform and via your email account linked to the Airbnb platform. You can find your check in guide in your trip itinerary under the “Trips” or "Reservations" tab. You also agree that you will read your house rules/manual and check in instructions before contacting your Airbnb host with questions.
4) Please be mindful of our neighbors during your stay. Our property's quiet hours of 10pm to 7am are in place to ensure that everyone can enjoy a peaceful night's sleep. We care a lot about maintaining good relationships with our community, so we appreciate you following our "house rules" during your stay. We are committed to Rent Responsibly standards. This means we follow best-in-class guidelines to ensure you have a peaceful, safe, and memorable stay with us. We use smart home technology to improve your experience. This property is monitored by exterior security cameras.
5) This house is privately owned; the owners and managers are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners and managers are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
6) Keep the property and all furnishings in good order.
7) Only use appliances for their intended uses.
8) No smoking or illegal drugs/illegal drug use allowed inside the home.
Smoking Fee - $200 per night smoking fee. This is a non-smoking building. Any type of smoke is prohibited. You are welcome to smoke outside. Please clean up your own cigarette butts and ash, do not throw butts on the deck, the ground, or in the street outside. There will be a $1 fee for each cigarette butt that we have to pick up.
9) Storms: If there is a storm or hurricane, no refunds will be given unless:
• The state or local authorities order mandatory evacuations in a "Tropical Storm/Hurricane Warning area" and/or
• A "mandatory evacuation order has been given for the Tropical Storm/Hurricane Warning" area of residence of a vacationing guest.
• The day that the authorities order a mandatory evacuation order in a "Tropical Storm/Hurricane Warning," area, we will refund:
o Any unused portion of rent from a guest currently registered;
o Any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten the stay, to come in after the Hurricane Warning is lifted; and
o Any advance rents collected or deposited for a reservation that is scheduled to arrive during the "Hurricane Warning" period.
10) Pets: Dogs are allowed as long as they are completely housebroken meaning they will go to the bathroom OUTSIDE ONLY and will NOT chew or destroy furniture and belongings indoors or outdoors. We require you clean up after your dog if they use the yard as a bathroom and properly dispose of any dog poop in the exterior trash cans found under the front stairs. If your dog creates excessive mess inside or outside you will be liable for damages and charged accordingly.
11) Fee schedule:
Late Checkout Fee - minimum of $100. Additional charge may be added depending on time of checkout. Unauthorized late checkout is a $300 fee.
Extra Cleaning Fee – Minimum $50. Our cleaning fee is based on a “Courteous guest” that leaves the place in similar condition to which it was found. Extra cleaning fees incurred by host from turnover crew due to excessive trash, pet messes, etc. will be the financial responsibility of the guest.
Loss of Rental Fee - Any violation of any house rule (checking out late, leaving a mess, etc) that results in additional losses to the host for having to discount or refund the next guest will be the full responsibility of the offending guest in addition to any applicable fees.
