To abide by all legal requirements and property security rules, you may be asked to provide a copy of your official government-issued photo ID, confirm your contact information, pass through our verification portal, and/or, in some instances, complete a criminal background check.

Please be advised that all guests will be asked to sign a rental usage agreement that governs the terms of the stay. By completing the reservation you agree to the following:

« You acknowledge that you may be required to undergo a background check if mandated by the property management company or the owner, as stated in accordance with your rental agreement and condition of the booking.
« You understand that your check-in instructions might be withheld until you have successfully completed our verification portal.
All guests are subject to verification checks and are required to provide the necessary information to us within 24 hours of booking. Same-day bookings are required to provide the information within 1 hour of booking. We reserve the right to cancel any reservation that does not meet our verification check criteria.
PARKING
We offer free parking for 13 cars! You must use the parking pass we provide in the home or you can be towed. Please make sure you park in the authorized parking space as shown in the parking instructions. If you extend your reservation, it is YOUR responsibility to make sure you keep the parking pass hanging in your car. There is a $30 fine for not leaving the parking pass either in the drop box or back inside of the unit. There are no security cameras for the parking lot, we are not responsible for any theft, damages, or fines
Limited Parking: Our parking lot has limited spaces available. Parking is on a first-come, first-served basis.
Restricted Area: At no time should anyone park in the restricted areas during the hours posted. Failure to comply may result in towing at the owner's expense.
Street Parking: If our lot is full, you may look for street parking. Please read and follow all street parking signs to ensure you're parking legally.
By booking this unit, you acknowledge and accept these parking conditions.
Pets ARE allowed depending on size, please let us know beforehand and be upfront about bringing a pet to avoid cancellation. The following additional Pet Cleaning Fee applies per pet:
1-5 Nights : 25$ Per Day
5-29 Nights : 200$
30+ Nights : 300$

Sofa Sleeper Disclaimer: Please note that our units feature a comfortable sleeper sofa for your convenience. Should you require linens for the sleeper sofa, we kindly ask that you request them at the time of booking. For same-day reservations, we will make every effort to accommodate your request, but please be aware that our ability to do so may be limited if our housekeeping team is not available. We appreciate your understanding and are excited to host you!
We do not allow any tampering with our security devices. This includes the Wifi system, the Minut noise monitoring system, the cameras, and the Schlage encode door lock. If any of these and tampered with, we reserve the right to dispatch security officers, or management to the premises. This will also result in termination of your reservation.
Furniture and Property Movement
Do Not Move Furniture: Guests are kindly asked not to move any furniture inside or outside of the property. This includes rearranging or relocating furniture, as it may damage the property or interfere with its setup and functionality.
Trash Bins: Guests are also not permitted to move or relocate trash bins. Please dispose of waste in the designated areas without moving any bins from their original placement.

QUIET HOURS
Quiet hours are from 10pm-7AM. During this time you cannot be excessively loud. Insubordination of these rules are ground for termination, and also are ground for security fees of $200 to bring a security officer to the premises.
OCCUPANCY
The home can have up to 20 people in it. Any people more than this, will be charged $75 per any extra guest past 16, and any undeclared guest in the reservation. Also these people will automatically be vacated for trespassing, and they will be forced to leave. Locals must contact the host before booking. They cannot utilize instant book, but they must contact the host.
SMOKING
There is no smoking in the property. There is a $200 per day smoking fee.
EARLY CHECK-INS are not guaranteed. Airbnb allows you to choose a preferred check in time, but it is ultimately up to the host to approve any check-ins before 4pm. An accepted request to book does not mean your early check-in time was approved. You will need to send us a message asking us if you can check in early. If an early check in is granted,(2pm check in) there will be a $40 fee.
LATE CHECKOUTS must be approved by the management team. If you stay past your 11am check out time without approval, you will automatically be charged for the next nights' stay at the listing's full price. Late checkout fee: If you are 15 mins late on checkout day, it is an additional $75 fee. If you hold possession of our property for more than 2 hours you will be charged for an additional day.
