The Cottage is a fantastic self contained barn conversion.
The space is large, light, open and airy but is cosy in colder weather with a huge wood burning stove and highly efficient underfloor heating through out.
One bedroom has a king bed and the other a twin and single bed. We can put a temporary bed in the king room for a 6th guest and a mattress on the floor for a 7th guest.
The hosts live in the main house on site some 75 metres away from the Cottage and are available when required.
The Cottage benefits from a private decking area and courtyard and has
gorgeous views over 4 acres of private park like gardens, containing a small private lake and stream.
Please note the following
1. The cottage is directly above a riding menage and occasionally horses may be exercised there-in.
2.In addition there are steep terraced flower beds immediately below the decking so small children must be supervised at all times.
3. The Wi-fi is good but for mobile phone reception in the building is limited although it is available at the top of the driveway which is about 100 metres away.
Make sure you login to the Wi-fi as soon as you arrive so that you can use your mobile plan through the Wi-fi if you switch Wi-fi calling on on your mobiles.
4 Please note that the driveway is somewhat cambered so may not be suitable for very unstable guests though there is parking very close to the Cottage so the amount of walking required to access the building is limited. The cottage is all on one level with no steps internally
Guests can make use of indoor pool and private tennis court which is near the main house but please note the following:
USE OF THE POOL
1.The pool will be available for your exclusive use ( at times to be notified to the owner ) between 10am and 6.30 pm. Guests should let the hosts know when they wish to use the pool to enable the hosts to remove the cover and open it up .
2.In addition, the pool is currently undergoing redecoration after a small leak to the roof so some marks remain visible.
3.All swimming is undertaken at your own risk.
4.There are no shower facilities in available in the pool house so guests should use the facilities in the cottage.
5. Both alcohol and glassware are prohibited in the pool.
6. Diving is not permitted .
7. The pool benefits from a swim jet .
8. Please note that the use of the pool is STRICTLY FOR RECREATIONAL PURPOSES and any COMMERCIAL USE including; filming will only be permitted under separate negotiation.
TENNIS COURT USE
1.The tennis court is available without prior notice to the hosts. It is fully accessible other than between 10.30 am and 12noon on Sunday.
2. Guests are advised to bring their own rackets and balls although there are some basic equipment available for guests to borrow if they wish.
DOGS
Dogs may be accepted subject to prior agreement with the hosts on a case by case basis. An additional charge of £30 per dog for one night and by separate agreement with the hosts for longer stays and which also depends on the size and breed of the dog, this will be paid to the hosts directly in advance. All dogs will need to be kept indoors or on a lead at all times because fencing is not dog proof.
INDOOR ENTERTAINMENT
There is plenty supply of DVD's available to suit all ages, children's keyboard and a supply of games. Please note that there is a TV screen with a Chrome cast facility and access, via an Amazon Fire Stick to a range of TV internet-based apps, for instance, iplayer , itvx, YouTube and various other services which might require your own subscription.

Guests have access to the barn and decking .
