The location. I need to be close to April Sound.

the pool was nice 👌. actually, lake Conroe was advertised as some sort of resort . maybe I just dont understand Texas. everywhere took 20 min or more to drive short distances. this hotel in my opinion was better than the margartaville on the lake ( at 4 times the price) or all the gated communities . We were here for a wedding . the staff does try to keep the place up.
the 6 lanes of one way traffic made it hard to get into the place , if you miss it, go to the light and turn around so traffic flows same side of hotel. look for driveway after suoer 8 and before Popeyes. if you miss it again , there is no back entrance from Popeyes. just try again at a light , it seems dangerous to do uturns across 6 lanes of one way traffic .
we never could figure out how to get across the 6 lanes of traffic to the park and marina across the street .

beds are very uncomfortable. they have thin metal decorative bed frames. they make all kinds of noise every time you move. we moved 2 times and every room is the same.
housekeeping was beating on door at 9 am every morning. lawn guys were mowing and weed eating at 8. not so relaxing

The room was very clean and somewhat comfortable. This was our second stay. Last time our room was closer to the highway and was very noisy. This time we enjoyed the quiet. The location is also good as it puts us closer to our son and his family who live in Montgomery.
It's never good to pull up to check in and find the clerk outside taking a smoke break right beside the front door. My husband is highly sensitive to cigarette smoke. My other complaint would be about the linens. They are very rough and course. I would like to see the linens from the bath cloths to the bed linens be softer. The pillows are also less than adequate. The mirror was hanging very crooked and just didn't seem very sturdy.

I reserved a non smoking room and the room I was given was clearly a smoking room but I was so tired I just kept the room. I should have switched because I woke up with the worst headache ever. the room was falling apart. the sheets had what looked like dried boogers on them. the mirror in the bathroom looked like it was going to fall off the wall. the mirror on the door was broken. I guess you get what you pay for

We booked the room several months in advance did not ask for a smoking but that’s what we were given the room was dirty there were roaches on the floor one of the worst hotels I’ve ever stayed in!!!!!

We enjoyed the breakfast and the location was quiet!
The bed was quite firm and both of us had trouble sleeping on it. I would have preferred something other than Fox News to listen to in the morning while I ate breakfast. Perhaps something that wasn't news at all since it is so partisian and devisive?

Michelle at the front desk was friendly and helpful. The hotel was clean, our room was very nice / cold AC, the grounds were landscaped beautifully. Breakfast was very good. We had fun in the pool too. Location is great - view of the lake across the street. We will be back!

The easy for getting to the hotel
Should of had a king bed and when I said something I got a ton of push back and so my husband and I Slept in separate beds.

The breakfast was great and enjoyed the pancake maker. It was very accommodating. Had things every thing you needed or would want.

Location is good.
Our room 123 reeked of cigarette smoke. The footstool had burn holes from cigarettes in it. The automatic setting on the heater did not work. The shower head sprayed water to the side and over the shower curtain. The drywall above the toilet was cracked. There were drink rings and stains on the top of the towel cabinet in the bathroom. My wife made me raise the mattress to check for signs of bedbugs. Fortunately we found no signs. She still slept on top of the covers. The bathroom towels and washcloths were stained. We were in town for an event and no other hotels were available. We will not be staying at this location again.

was nice and clean
the room was clean but run down, especially in the bathroom. The toilet was tilted at a forward angle to the point that the seat and lid would not stay up long enough to use it.

able to park in the handicap space which was in front of the room. Popeyes chicken and sonic next door can walk to them. Free hot breakfast was good.
Difficult entrance across busy highway no proper turning lane to entrance if coming from the east. Room was musty smelling, I noticed some mold in the bathroom. Could have been cleaner behind door in bathroom, window curtain was tattered. Light switches needed a little detailed scrubbing. Bathroom shower curtain to long it was in the shower water and tattered across the top. Shower rod loose. Air conditioner was not taking out humidity.

It was very convenient to the wedding venue.
The room had roaches. One lady had one crawl on her in the bed during the night.
