This is a great motel if you are looking to be budget minded and get the best bang for your buck. Not the best part of town but didn't feel unsafe. The gentleman who manages(owns?) the place is such a gracious host. He gives you a breakfast bag with lots of goodies and fresh fruit. The rooms are comfortable with a great view of Pikes Peak. Located close to the downtown area, old Colorado Springs and Manitou Springs. Lots of attractions in the area (Garden of the Gods is best).

The front desk staff were helpful and the location was great - walking distance to Old Colorado City. Parking was easily available. The beds and linen were comfortable and the room was clean, but it was a budget hotel so I booked a room here mainly for the location.
The hotel was older and the walls were a bit thin; I heard the family next door quite a bit.

Good location, clean, they put real effort into keeping it clean. They did not require cash deposit listed amount paid on booking was all I paid. Unless you smoke or damage the room.
Beds are a bit soft, bathroom small, no hair dryer.

Location was perfect for what we were doing. The owners are very nice & even gave us snacks & water when we checked in.
This is our 2nd time staying here & this time we were apparently in the original part of the property so it wasn't as nice as the upstairs room we had last time.

NOTHING! This place is a joke. Booked a room for a night with a late arrival. Absolutely no parking spots available, nobody at the desk to check in with, and no code sent to get a room key fron one of four key boxes.

On driving up, I didn't have high expectations for the room. But, the room was updated and comfortable. There was an excellent bathtub. I didn't expect breakfast to be included, but we were given a breakfast bag on check in. It contained fruit (apple and banana), muffin, breakfast bar and several other things. It was particularly nice for travelers - you had things to eat and things to take with you.
I would like the stairways to be recovered - the covering was getting frayed.

Doing the research before you go make it to your destination, this helps with your expectations. Remember you are the party, think before you complain. We generally get what we put into life. Nothing put in, then nothing received, but when we put our all into something, you receive what you expected. Remember to Thank God along the way.

Check-in was easy.
You receive a welcome bag of goodies which included bottled water.
The bed was comfortable.
The a/c was good.
They office had coffee available every morning until 9:30 AM
Check out was easy.
The bath soap was okay. The shampoo had a conditioner built in and was average. The floors were laminate flooring and were very dirty like they had never been mopped. Every night I had to wash the bottoms of my feet before getting into bed.
The coffee was too weak for me almost like tea.
No elevators to the second floor. I requested a first floor room when I made the reservation.

Brian was nice. We had a great time and enjoyed the clean room.
The doors didn’t seal all the way. There were just small slithers of light that would come in. Unfortunately it also meant the sound would travel in when people were shutting their car doors and coming up the steps located right in front of our room.

It was an unexpected great stay! We got a last minute room late at night while travling and it turned out to be my favorite hotel of our trip! The owner was very welcoming and friendly. The room was clean and comfortable. I could tell the owner and staff cared and I had no complaints.
They even had breakfast goodie bags and they upgraded us to a king room due to my partner being tall! Great place.
Parking seemed cramped, but we did arrive In the dark.

Recently renovated and clean.
Room was very small. Bathroom vanity very tiny and poorly lit. No place to set toiletries. Bedding was shabby but clean. No coffee in the room. Coffee in the lobby but only after 7:30 a.m.

This is just what we wanted. It was very clean, and the staff was very friendly and helpful. It was nice to stay near the center of of Colorado city and Manitou Springs.

Breakfast was great and fed us for all day. The room was very very clean. Staff was so personable and friendly and easy to work with. They went above and beyond for us.
