Family of 18 celebrated Grandmothers 85 years birthday with stay in this house for a week. The house is an adventure in it self as there is everything there. We played tennis, airhocky, fussball and more and used the pool a lot. We barbequed, we ate at the great restaurant down at the corner. Also we got The Chef Roberto to have a pizza night for us in the house. That was great service. The house is also close to Rome so it is easy to drive down to Jonio Metro station in Rome and park there to take the train down to Central Rome. We loved our stay. This property is amazing! The pool is beautiful and remained cool and refreshing despite the 100 degree heat during our time in Rome. There are many, varied games supplied, both indoors and out, to keep everyone active and happy. The lit tennis court and soccer field were added bonuses although the kids never really got to play 'football' - too busy enjoying everything else this place has to offer. The house is well supplied with plenty of dishware, silverware and cookware. The water is very "hard" with high calcium content so the dishwasher is a bit difficult with mechanics and glasses come out spotty and cloudy. The oven is both electric and gas so we had to have Roberto stop by and give us a tutorial on how to get things turned on and heating up. There are 3 coffee makers but finding filters was next to impossible so the coffee drinkers were a bit frustrated! Also, be sure and buy lots of ice. Getting 15 of us in and out of Rome (a 45-60 ride) was a bit challenging (and pricey) but worked out well with help from the property manager. You can drive to a nearby train station and then ride into Rome but more difficult with a large group. Roberto was very helpful, arranging for a couple of meals and for our last night pizza extravaganza! Best pizza any of us have ever had! He also advised us local lakes and towns. All in all, it was an amazing week! We all loved it!

The Villa was beautiful! It was very clean and Roberto was an excellent manager. He attended to all our needs. He gave us great suggestions for nearby attractions and assisted with any transportation needs! This villa is highly recommended. We loved that it was in the country and very relaxing. location-convenient to visit area around Rome and a Rome city. for big group-one hint, travel with mini Vans, not a buses,-because big buses can't reach a villa.

Dovevamo festeggiare un evento aziendale vicino Roma passando un weekend in relax e comfort e con la location Luxe Roman Villa abbiamo potuto realizzarlo. Ottima la vicinanza alla capitale in 25 minuti usciti già eravamo lì, curato il giardino con meravigliosa piscina a filo d'erba e anfiteatro di ulivi tutto attorno. Piacevole il campo da tennis con tutte le racchette e palline già presenti. La villa è sempre stata fresca grazie alla presenza ovunque di condizionatori nonostante fuori facessero 35 gradi. Piacevole anche il porticato esterno che si affaccia sulla piscina, abbiamo più volte mangiato all'aperto usando anche il forno a legna. Da consigliare!

We had a group of 19 stay in this villa. The villa is a beautiful country ranch style home on a huge property. The style is more rustic vs. luxurious, so you should have that expectation. There were plenty of rooms and beds for a very large group. We even had a few beds and rooms extra. The villa is also very spacious with areas for different groups to congregate. The teens and 20 somethings had their own space when they wanted to hang out together. The property manager/chef, Roberto, and his team are amazing to worth with on a variety of travel needs. Roberto is an incredible chef and prepared some of our favorite meals while in Italy. He and his team also helped with reservations, transport to Rome, tours and other activities. Our best day was a day trip around Lake Bracciano that Roberto arranged including a lunch in a local, family owned, restaurant. The villa has a ton of space and activities for everyone including tennis, soccer, the pool, ping pong, and foosball. Our teens loved the stay. The only challenge is the distance to Rome, it is about 30 minutes outside of Rome. While you could get an uber from Rome to the villa, you cannot get uber from the villa to Rome. We were lucky to have Roberto who arranged for travel, but for a group our size, it was expensive. We would absolutely stay here again and tour more of the small villages in the countryside and would always ask Roberto for travel advice!

I can't say enough great things about our stay at this villa! We had 25 family and friends travel to Rome for our wedding and stay here. It was clean, spacious, comfortable, and beautiful. The property is quite far from the city, but Roberto and Luca helped arrange car services that were able to bring us around whenever we wanted. The property manager Roberto is AMAZING! He prepared the most delicious meals for us and even planned the most beautiful wedding reception at the villa. He made our stay and our wedding so special and memorable. We are already planning our next trip back! Highly recommend staying at this incredible villa!!!

Outside grounds beautiful. Inside living area comfortable Kitchen- stove 2 out of 4 burners worked, sink, cabinets, utensils & cookware less than desirable. Dish washer did not work Bathrooms- little to no water pressure, shower heads need cleaning to eliminate sulfur odor. Poor drainage in shower stalls Heavy mineral buildup on faucets Bedrooms - 4-6” mattress with no support. Very uncomfortable Clothes dryer didn’t work. Game room terrific, swimming pool luxurious, tennis court excellent Roberto, , the villa manager, is 100% wonderful. He is respectful, conscientious, kind, addresses all needs as soon as they are reported. He is the only reason that gave our stay credence. We all love him.

Nice rooms, lots of space indoors and outdoors, wonderful pool and the best chef (Roberto) ever!

We were 10 adults and 4 young children. There was plenty of room, the pool and tennis court were fabulous as was the BBQ area and general set-up. However, there was a lack of chairs/loungers around the pool and some of these were broken. The BBQ area had not been swept and was quite grubby. There were insufficient bins for a large group to effectively clear daily rubbish and the trash from the previous tenneants was still in the cage out by the property gate. We complained about this to the owner who after being pestered got it cleared after 3 days. The oven, which had no instructions and did not seem to work properly was a nightmare. The dishwasher did not clean or dry stuff properly and was in need of severe refurbishment. Apart from these set backs the property could do with a bit of TLC but we had a great time.

Very big place and ideal for our large party. Lots of space outside and any issues were dealt with promptly. Good airconditioning when required. We had two meals cooked for us by Roberto and brother. Very nice but it's a lot of grub so best to discuss beforehand rather than going from the menus. Train to Rome is about a 15 minute drive (1 Euro each way) and supermarkets are about 10/15 minutes by car. Pool, tennis courts and other activity items provided were very good. Lovely stay but be prepared for the mozzies.

We were a group of 24, children and adults, staying for one week in the villa. We loved every minute of our stay and enjoyed everything that the house offered, especially the pool, the pizza oven and the good airconditioning. A car is needed in the villa to go to the store for groceries but that was not a problem for us. Roberto, the manager of the the house, is a true gem. He welcomed us to the house and explained everything we needed to know. He responded quickly to all our requests and went above and beyond our expectations in making us feel good during our stay. Roberto helped us to create unique memories in the Villa. He was our chef, our guide, assistant in getting medical care and made a dream of a marriage come true during our stay. We all loved Roberto - thank you! Hope to return one day and create more beautiful memories in Campagnano Di Roma.

We have booked the location for a wedding including 1 week holiday. (Wedding 36 persons/ 1 week 20 persons) Everything was organized by the owners Luca and Roberto. This also worked wonderfully. The rooms were relatively clean. Minor problems with the air conditioning and the fridge Roberto took very quickly into his own hands and it worked perfectly again. Only the poolboy could have come more often during the week with 20 guests and a new dishwasher would have been quite good. But these are the only things to criticize, because everything else was great and Roberto won our hearts. Wedding and the stay was top organized and he was always available for all requests. important accessories: - Table tennis table - Football Court - Tennis court - Pool and lots of green. All in all it was a wonderful week with friends and families. To relax but also to party make a top location. Many thanks to Roberto and Luca ;-). We will see each other again......

Dette var et herlig sted for oss 12 barn og 11 voksne på ferie i Italia! Med mange aktivitetsmuligheter for barn, ikke minst bassenget og aktivitetsrommet, var det ikke et kjedelig øyeblikk! Med aircondition i så og si alle rom, var ikke varmen noe problem. Greie avstander til det aller meste, også til innsjø og havet. Chef Robertos 9 retters middag var en opplevelse. Et par unødvendige ting kan nevnes; ikke nok bestikk til 23 personer og noen dårlige madrasser. Men det ble småting som vi løste selv. Takk for ei nydelig uke for frosne nordmenn 😊�

We rented the villa for 9 days and had a great time there. The villa is extremely spacious and very charmingly built. We were a party of 18 people between ages 1 to 71. The garden is cozy and quiet and on the large patio we ate our dinners. The pool is large, clean and well maintained. the younger ones played Playstation and air-hockey in the evenings. Roberto the manager was very helpful, when we got the keys he showed us around and had prepared some drinks and snacks. We also ordered a dinner menu which was delicious and at a good fixed price. Whatever we had for questions, we were able to contact Roberto and he returned quickly. Lovely view from the patio with the opportunity to see the sunrise if you wake up early. we went to the sea at Fregene one day (about 40 min) Bracciano (about 20 min). We took the train to Rome from the nearest train station with direct trains. All contact with Luca, the owner has been very good with quick response time. Overall, we are very pleased with our stay. A house you want to return to.

In addition Luca arranged transportation to Rome and back whenever we've asked for and was available and responsive 24/7.The villa is very well equipted, great kitchen, gardens, lovely big and clean sweeming pool, tennis court, soccer field, playground and more and more.We cooked our own meals and enjoyed the pizza oven and bbq grill.Roberto, the maintenance guy, welcomed us warmly, assisted us in any possible way, and even sang with us :)Rooms are great - each suite has a private bathroom, all suites are air conditioned, there are two large TV's, there's a lovely big living room and also an outside comfortable seating area.In conclusion - we didn't really want to leave the place, it was kind of a heaven.We highly recommend renting the villa for a family and friends vacation and can't wait for our next visit.

We had a very lovely stay in this spacious villa. Very helpful and patient owners, communication was also very good. The villa is located in the country but yet only a short distance to the main road which gives easy access to Rome and the surrounding area. The swimming pool and tennis court is very well kept with plenty of things to keep the children occupied whilst the adults relax. Thank you very much

Luca’s home was absolutely incredible from top to bottom. The house itself is immaculate, spacious, and perfect for an event or a family gathering. There is endless space so that everyone has room to stretch out but the house also features communal space that makes it easy to enjoy time altogether. We had 18 people in the house over the course of 7 days and everyone just loved it. Luca was a huge help in organizing all meals for us with the amazing chef Roberto and even booking transfers to and from the airport. Luca’s hospitality from the minute of booking until the minute we checked out was unrivaled. We were cared for and treated like close friends. I can't say enough good things about this property! I hope to return one day and enjoy it a second time.

We had a 5 Star stay at Claudio's Villa .This is the perfect house for those looking for a balance between Rome and the Italian Countryside. The house is extremely comfortable. Claudio was very prompt in answering any questions and dealing with any issues that came up. We couldn't have been happier.

The Villa was just as beautiful as the presentation pictures show. The house was commodious and for a group of 15 people it offered enough space for everyone. Bedrooms were tidy and cosy with some of them older style and newest part with more modern style. We enjoyed spending our time in big terrace under the roof during the daytime but also in the evenings. Those who didn´t want to sit still were able to use the tennis court, which was the best in quality ever experienced before. Clean swimming pool in tidy shape was also in our active use every day. Kitchen department as well as barbeque facilities outside in terrace were in good use and everything worked just fine. Location was excellent! The villa surrounding was quiet country side, a nice place to relax after spending a day in Rome hustle and bustle. To book a rental car was a wise idea for supermarket shopping but it also offered us a good chance to get to know the beautiful neighbourhood further and closer. Although according to google maps the distance between Villa and Rome was only 35 km, it was convenient to drive the car for 15 minutes to Cesano train station and take a train to Rome with only 1 € / way. I would highly recommend this Villa for your next holiday lodging. Thanks Luca & Family!

Everything was perfect!

The villa was traditional in style with more modern bedrooms being developed downstairs. The pool was a great size and a fabulous tennis court. Luca the owner was friendly and booked a meal and ordered taxis for us. The only thing I would say is that you need a car.

Espace et tranquillité

Nous avons passé un très bon séjour à 4 adultes et 7 enfants pendant 2 semaines. Luca est très disponible et répond instantanément à toutes les questions. La maison est très fonctionnelle avec un superbe coin extérieur près de la piscine où nous avons passé la plupart du temps. La piscine est très grande et très bien entretenue (profondeur progressive impeccable). Le court de tennis est fantastique même pour les joueurs habitués. Calme absolu mais proximité de Rome par les transports en commun. Quelques bémols : l eau est très calcaire...une partie de la vaisselle serait à changer! Manque un peu d insonorisation dans la partie nuit... Une superbe table et chaises pour 15/20 ont été livrées pendant notre séjour. nous recommandons pour tout groupe avec enfants, jeunes....
