We liked everything: very clean, just a few min walk from the beach, helpful English speaking owner, comfortable room, kitchen possibility!!!
No TV 🙂, but in Sri Lanka usually there are no TVs in the rooms and for some people it could be an advantage rather than disadvantage.

The stay was very nice. Super comfy A/C Rooms with big comfortable beds for a wonderful sleep.
The owner was super nice and arranged a good discounted Boat Ride, a visit to a turtle hatchery.He had some other activities also but we had little time.
The bentota beach is 2 min away by foot so its perfect.
The Included breakfast was filling with a lot of variety. We got Egg Hoppers with sambol and Jam, butter with bread. A Passion Fruit Drink, Bottled water, Tea and Coffee was available as beverages.
Fruits were also there as a dessert.
Parking is also available.

The staff were very friendly and accomodating - arranged an airport transfer and food delivery for my first night. Very safe for solo female travellers!

Great place to stay in Bentota within a 5 minute walk to the best beach in the area. There are also good eateries around with excellent food and reasonable prices. The rooms at the villa are maintained to the highest standards, very clean, hot water, kitchen, cutlery, complimentary tea/coffee. Channa, the host , and his family are very supportive, helped to arrange airport transfer and some other trips. Strongly recommend.

After visiting more then 10 hotels and villas in Sri Lanka that was the best. Quiet location, very very helpful and friendly stuff, clean and nice rooms and great options with open space and kitchen to be used for everyone. Perfect place for family wit kids and couples! Owner can also arrange transportation wherever you like on the island.
I can’t think of anything bed in here.

the host was very welcoming, and his home is cleaned to a very high level
advertised as 150m to the sea but that is as the crow flys, it’s about a 10 minute walk. and you have to cross the railway, but it’s the best beach we’ve seen in Sri Lanka, up to date

Comfortable room and bathroom,location is walking distance from the beach, Channa is so friendly and was great about coordinating all tours and excursions. He made everything very convenient and easy and was always happy to provide recommendations.
There were some power outages during my stay, but this seems to affect all of SL and not just this place. Also, Channa seemed to want to take me to many shops (ex: woodcarving, gems) so not sure if he receives a commission from these places. I actually enjoyed visiting them, but not everyone may enjoy.

Recommended Family run business, all so helpful and friendly, nothing was too much trouble, we originally booked for 2 nights and extended our stay another 2. Good and easy to contact immediate reply! Breakfast brought to the table lovely all freshly prepared and just kept coming ! Sat at balcony just outside our room. Watching the birds and squirrels, lovely setting. Clean room. Perfect location. Brilliant highly recommend. Thank you so much Channa and family

Very clean. Hot water. AC. Mosquito net. Channa is very hospitable host. I was given fresh juice when arrived and also for breakfasts.

1. Good location. Its quiet, but everything (beach, grocery store, train station, bus stop, ATM) is within the walking distance.
2. Convinient and clean rooms.
3. Kitchen is available with all the neccessery equipment.
4. Amazing breakfast, I will miss it.
5. The host can make a dinner for you as an additional service. It's a bit pricey, but it's worth it.
6. The host can also offer a wide variety of tours. And all the tours I bought were perfectly organized.
7. Channa and his family are friendly, honest and hard working people, and their hospitality and professionalism are remarkable.
Couple of small issues we faced were fixed fast, therefore I see no point to list them.

Location near the beach and the railway station.
There are also good restaurants nearby.

We stayed 3 night in this fantastic homestay. Very friendly people, and a beautyfull house, great location in a freindly neighourhood, close to the beach. We could use the kitchen to make our own breakfast wich was great, but the also serve breakfast if you want.

Excellent breakfast. Great location very near to local restaurants and beach. Channa and his family are excellent hosts and very helpful with arranging local visits, transport etc.
The rooms are really comfortable, clean and air conditioned. There is a seating area for guests both indoors and on the terrace and use of a kitchen to make tea/coffee is also provided.
