Comfy beds and fully stocked kitchen for cooking meals with a group. The kids enjoyed the games and toys, adults loved playing cornhole and we all loved kayakIng on the river with the kayaks provided. The view was obstructed by trees so we didn’t have the view we thought we had. I bought hand soap because there wasn’t any. General store was closed most of the time, so had to go to town when we needed anything. We found bar soap and travel size body care in the shower the next day, but, no hand soap in kitchen or either bathrooms. The instructions said to use only drawstring trash bags but only provided the thin trash bags that you tie up yourself. Luckily, I brought a few in case we ran out.The kitchen faucet needs to be descaled from hard water to get a decent flow to wash dishes and such, but other than that was a great place to stay!Beds were comfy too and fans provided in each bedroom. A Plus for TX weather! Overall, a Great place for family or small group to enjoy!

The house was exactly as described. We were very please with the location off the river very quiet and private not many people. We loved that the property provided kayaks for the teens and also fun hammocks to relax by the river. We definitely recommend this house if you want a nice relaxing time in the water with your family. House is fully furnished with all your kitchen needs. We even wished we stayed longer then we planned.

Grills were a little old but we made it work. River front access was super nice and close to rapids. Parking was great and outside seating nice! The tree over the deck provided great shade.

The house was clean and tidy. The drive down river road is beautiful. Tubing rentals are right next door and convenient. We enjoyed the kayaks and hanging out on the river. I was surprised at the loud music coming from the bar a bit down the road and across the street. It literally shook the house until 12 pm Friday and 1 am Sunday morning. There are multiple signs in the house about not making any noise after 10pm or before 9 am but I assume this does not apply to the neighboring establishments. Maybe bring ear plugs or noise cancelling headphones if you are not a night owl. The walk down to the river is a bit steep and there is not a great lounging area on the duck or near the water. We are young and healthy so it was not an issue, but could be difficult for someone that is older or in a wheelchair.

Wonderful place to stay with large groups. The house was well kept and spacious. The back yard was big enough for setting up volleyball and other outdoor games. The best part is the spot on the river with large trees and the cliffs across the way. Everyone had a blast!

Very clean, easy to rent, comfy beds, great location, beautiful view (a bit of a walk to get there), would refer to friends. This was a great way to celebrate husbands 50th with all of our grown children.

Great location, walk to the river was a little far but throughly enjoyed our weekend here.

The house & location were nice. Beds very comfy. Coffee machine didn’t work. The walk down to the river was far. Not the most kid friendly entrance with the slope into the water. Kayaks were awesome my older kids loved them. The worst part was the AC … we live in Texas and when paying so much for a rental you don’t expect to stay that hot with it on 72. AC definitely needs fixed up. Overall the house it self was cute & we had a lot of fun.

Great location never had to drive we walked to rent tubes and the general store is across the street for ice and charcoal. There is live music Friday and Saturday nights that can be pretty loud so prepare for that. We floated the river one day then anchored in front of house lots of fun

Overall the property was good. It is a long trip to the water the road to drive to it was a bonus but very rutted up and the bank at the water was sloped. The AC wasn’t very cool and we had to shut it off for about 20 min to make it blow cold again. During a thunderstorm the roof had a few leaks that we put some pots under. Don’t count the pullout couch bed as room to sleep it’s very uncomfortable. Other than that it’s a cute house neighborhood is great nice to have koozie’s across the street. Loved having kayaks to use and the deck is great.

The flow of the river was slow but it was a great place and location to stay and hang out. Make Sure you have enough groceries because it take about 10-15 minutes to get out to the main road to the main freeway to get groceries. Overall a very relaxing camping area.

Easy to find, great location, did find it a little dirty and some of the of the outdoor games and picnic table could not be used they were falling apart. The grounds had some trash that we picked up but it was a fun trip. I would go back.

This home's river access is great! We loved the short, private walk down to the river, shady access point, access to exploring on the other side of the river, and the kayaks. The home could use a once-over by the owners to make sure it's stocked as advertised; there are not really enough cooking supplies (many of them very worn or broken) to support cooking for the home's capacity of 12 people. Most of the cookware is best for only couple people (very small pots and pans, no mixing bowls, etc). There were no standard cooking items (salt, pepper, olive oil) so be sure to bring everything you need. The games shelf was a complete mess (puzzles with no pieces, etc.) so bring your own! The kayaks are great fun but only had one functional paddle. And the "bench" at the fire pit is completely broken and on the ground, not as shown in picture. Finally, this home is directly accross the street from a VERY LOUD club (you can hear every word of their dance music until 10pm on week days, 1am on weekends) so best for people who plan to stay up late or enjoy the club. Again, the home was mostly fine and the river access was spectacular. I think the owners just need to check their photos and their amenities and make sure all the stuff that probably used to be in the home is still there!

Only a couple of snafus on the trip, for one, there were only 3 cascade pods for the dishwasher, and when you have this place booked up with 12 people (the max it can sleep) you run through those fast! Also, there were only 2 trash bags under the sink and not enough towels for everyone to shower, so we had to use our river towels for the shower...don't want to use them in the river if you're going to have to dry your clean self with them lol. Great location, right across the street from a bar (Bach Party weekend) right beside a tube rental place (closed due to COVID /: ), and right on a good spot on the river to either float or just hang out on your tubes beside the property. We did a lot of the latter. The included kayaks were amazing, there was cornhole, a grill (but it was charcoal so make sure to bring some), a nice deck that my brother broke his toe on, long story, and the place was quaint and nice. Comfy beds, terrible water pressure, lots of sleeping space, and they even had Hulu and Netflix set up on the TV for us (we weren't inside much). The price is pretty steep, but you're getting a good bang for your buck if you bring a lot of people! Honestly, I would def stay here again, just know its a lot easier to drive down the 150 yd STEEP AF drive to the river. It was a good place, I was happy with our stay.

The property was newly renovated and was great for our river trip. The location is one of the best on the Guadalupe.

Our group had a great time at this property. The property is well kept and a fun spot tucked away at the river. The amenities were just right for this type of get away. This property is nice and reasonably priced. This spot is great for making new memories.

Such a great house! Perfect size for our weekend trip. Plenty of linens, chairs and so easy to access. The deck was wonderful and the river access was a breeze! We are already ready to book it again next year!
