Many bedrooms to meet desire for privacy, excellent beds and pillows, well equipped kitchen.

Some rooms should in our opinion have new A/C's.

The photos do not do it justice, the place is beautiful, lovely grounds, large pool , sauna, steam room, outside oven and bbq.
Had a lovely meal cooked by Nonna Maria and team one evening.
Any issues we had were dealt with straight away, we all had a fantastic week

This villa was an incredible place to stay, every room was beautifully decorated and with lots of though for the guests. Probably the best equipped kitchen I have ever had from a holiday rental, and I love to cook , so it was perfect.however, the pool area and amazing grounds are really what makes this an amazing holiday home. The pool is huge, with our door seating and sun beds, and fab outdoors BBQ and pizza oven. You swim surrounded by beautifully planted gardens. I would book this villa again as I absolutely loved it and perfect for multiple families as there is so much space. Finally, the host was incredible. We had a disaster at the original villa we had booked and she could not have been more helpful or accommodating. She really went out of her way to ensure our stay was perfect.

Villa Livia is beautiful and spacious
We were a group of 21 + a baby. We had everything you need - sun loungers, pool towels, equipped kitchen, pizza oven, air-con and so much more.
A couple of restaurants walking distance from the villa but we didn't go to them so can't comment on what they were like. There's a couple of supermarkets within 5-10min drive which have everything that you need.
We hired one car for the villa, which was definitely needed for shopping trips. If we had days out of the villa, Livia arranged a bus - approx. cost to and from beach was €300. The bus drivers were so friendly and accommodating.
We went to the beach at 'Selinute' and it was fantastic - sun loungers to rent and the restaurant was delicious
Winery tour at Planeta Ulmo. Really worth a visit, interesting, great wine and food to accompany the tasting.
Nonna - we had Nonna for 3 nights out of the 7. I highly recommend doing this, particularly if you're a large group. Nonna and her delightful team, set the table, cooked a four course meal and cleaned up afterwards. The food was delicious, her tiramisu was the best I have ever tasted. Approx cost each night was €700
Livia and Irene - they are the highlight of renting the villa, I can not praise their service and help enough. Livia answered all my questions within minutes of me sending her a message, she arranged our beach day, many different transport needs, winery and Nonna - nothing was a problem or inconvenience.

As other reviewers have mentioned the pictures of the property do not capture the true beauty of Livia’s home. Absolutely gorgeous 18th century property. Updated elegance at its finest, with high end appliances (kitchen is full of anything you’d we’d), with attention to even the smallest detail (e.g. pool floatees, ping pong table with paddles and balls, etc.). Property is very well maintained, and there’s an on call property manager who helped us multiple times throughout our stay. Highly recommend Livia’s home.

Luxurius old palazzo like villa in quiet Sicilian mountaintown, central location in western Sicily close to good beaches and old ruins. Very large paradiselike lush gardens and poolterace.
Perfect for groups and large families, we were a family of 17 and had the greatest time, chef Paolo cooked a fantastic sicilian birthday dinner for us.
The owner Livia gave a fantastic greeting and the best service.

14 adults and 3 children stayed here for our family holiday. The layout was great. The main house has 6-7 double bedrooms over 3 floors then there are 2 detached bungalows. Each bungalow has 2 bedrooms. One with a double & a single, the other with a double and a twin. Each also has a sitting room & kitchen. There is a detached building by the pool with a ping pong table and shower room, there is another detached building with an indoor square shaped jacuzzi/spa plus a steam room & sauna. You have to pay extra for the steam room and sauna to be switched on, this was the only negative surprise. The facilities are fantastic, a large outdoor bbq and sink by the pool, an outdoor hot tub, plenty of space to spread out. We hired a chef one evening and 3 fabulous local ladies cooked us a traditional 3 course Sicilian meal which was delicious! They did everything-laid table, served, washed up. It was about 280 euros plus the food shopping bill, so divided by all of us it was cost effective. The town of Partanna was not the prettiest & not aimed at tourists but at night it was more lively with locals. The nearest beaches are 30 mins away. Livia was very good at responding by texts. A gardener came discreetly every morning. It’s a superb place for a family get together. My only issue was I wished that we’d been in an area further north by the coast-the town of Castellammare del Golfo/Scopello with more quaint towns and coves. We hired a boat there, no licence required! Thank you 😊

The villa was so much more than expected. Beautifully decorated and furnished. More than ample room for our group of 12, with plenty of hideaway spaces when we wanted to be alone. The grounds were beautifully landscaped along with statuary and beautiful fountains throughout. The kitchen was complete with everything that was needed. Our hostess even suggested dinner by Nona Marie and she came and cooked for us...the best Sicilian dinner of all the wonderful food we had tasted. The pool was fantastic and along with the hot tub we were happy just being there. Our only regret is that we had to leave. We would definitely recommend this location.

My family of 16 (ages 6 to 73) stayed here in the summer hosted by Livia. Everything about the experience exceeded our expectations. The villa itself, the hospitality, Nonna Maria serving traditional Sicilian food in the garden. We traveled extensively throughout the western side of Sicily. Every direction is an adventure. Our group will most definitely hope to return. I’m grateful for such a lovely experience.

We stayed in this beautiful house with 3 families (8 adults and 7 children). The premisces with its lush gardens and wonderful pool area is really stunning! The surrounding area (town) did not seem too interesting and it was far too hot for our children (ranging 2mths to 9y) hence we stayed at the house and really soaked in everything it has to offer.
The communication with Livia and Irene was smooth. All issues were solved rapidly and we had nonna maria cook for our party on a couple of nights which i can highly recommend as it takes away the burden of cooking! Thank you for the relaxing stay!

Amazing property - had a fantastic stay
8 friends rented Villa Livia to celebrate birthdays. Livia couldn’t have been more helpful before & during our stay. The pictures do not do this villa justice, it is just stunning. We arrived early due to our flights and the staff were really welcoming getting us some food and wine. Irene especially was amazing by kindly taking us to the supermarket to stock up. We cooked a couple of times during the week and there is substantial cooking facilities & crockery. Livia suggested a vineyard tour at Planeta Ulmo which was brilliant, we had the tasting with the lunch - highly recommend. Livia also arranged someone to pick us up from the airport and also take us on our various trips around the island. He was reasonably priced and super helpful. The property was huge as well as the grounds. The pool is stunning and plenty of sun beds, towels are provided. It was amazing to see the swifts swoop down to the pool to take a drink frequently throughout the day. The beds are really comfy & we all slept really well. I’d highly recommend Villa Livia for a large party of travellers!

An absolutely beautiful villa with an amazing host !!
We book villa Livia for a large party of 18 for a special birthday celebration. Our age range was from 70 to 7 and worked very well as it incorporated different family groups.
Livia was amazing, very patient, very helpful with booking local restaurants and she also organised a local masseur to visit, which was a real plus.
The whole villa is beautiful, and as other guests have said the pictures do not do it justice.
The beds were comfortable and the rooms were spacious and beautifully decorated. The kitchen was a little smaller than I thought but fully equipped even for our large group.
The gardens were beautiful with lots to explore and the hidden jacuzzi area was lovely to have a little quiet time.
The younger members loved the pool and having WiFi is always a bonus with teenagers.
Partanna is not a tourist destination but there are a few lovely churches and a museum to visit if you feel you need to leave this beautiful Villa.

Lovely house
A very lovely house where we spent a week. livia was the best host and recommend lunch restaurants for us every day. They were allways great . The chef was excellent. She cooked good meals for the kids and for the adults. The pool and spa was excellent. We has a really great stay. Thank you

Séjour merveilleux en août 2019
Nous étions 2 familles avec 5 enfants et avons passé 15 jours fabuleux d’à cette magnifique propriété située sur les hauteurs de Partanna.
Vue dominante jusqu’aud îles Egades, jardins superbes et intérieurs historiques raffinés en font un lieu unique.
Merci à Livia et l’équipe sur place (mention spéciale pour le repas sicilien cuisinée par la Chef organisé par Livia à notre demande), a leur réactivité et souplesse qui ont facilité ces belles vacances.
Les tortues du bassin et perruches d’extérieur manquent aux enfants..
J’espère avoir l’occasion d’y revenir prochainement..

Amazing Villa

Stunning villa, wonderful hospitality
The villa is absolutely stunning. I know a few other people have said that the photos don't really do it justice - but they don't. Although it's not that far out of the town of Partanna (about a 10 minute walk, a little further to the centre), the gardens are huge and it feels completely secluded and private.
Every time we walked around the gardens, we found something new - herb gardens, fountains, statues, orchards, a spa (!) - it is absolutely gorgeous and beautifully maintained.
We stayed as a big family group - oldest mid sixties, youngest five months old and there were 16 of us. The layout of the house is wonderfully flexible. There are six double bedrooms in the main house, all beautiful - those on the upper floors have stunning views. There are also two dependences, which are ideal if you want a bit of separation from the house (perfect for us with a young baby so they weren't disturbed by the later dinners in the main house, but close enough that the baby monitor reached the outdoor dining and pool areas easily).
The pool is beautiful. Large, a great temperature and a wonderful central outdoor space for everyone to congregate around.
Livia, our hostess, could not have been more accommodating and helpful. Nothing was too much trouble and it was a real pleasure communicating with her.
We had four amazing meals cooked for us by 'Nonna Maria' on four separate nights - a really lovely way to eat traditional Sicilian food without having to leave the villa (so no babysitting!) and really good value too.
We drove out to various places whilst there (a car is a real advantage - probably even a necessity to be honest) - including the ruins at Selinunte (impressive), the beaches at Marinella (lovely sand, clear water, about 25 mins) and Guidaloca (north, in Lo Zingero nature reserve, pebbles, bit more crowded, lovely water, about an hour). We also drove to Corleone (about an hour and 10 mins - VERY windy and potholed roads!) and visited the anti-Mafia museum. Whilst this was interesting, don't expect to find much else in Corleone (and the filming for all the Godfather films didn't take place there!). Just somewhere to say you've been...
Overall, this was an amazing break - the villa will blow you away. It's just stunning. I doubt we'll ever stay anywhere like this ever again (until we come back...).

Family times
We all loved the property and were overwhelmed by the beauty. Highlights - the house, the heated pool and Nonna Maria.
Great place for a multi generational family. The little ones had space and the adults found quiet areas. The table tennis room was the perfect place for Pilates and the pool made aquagym lots of fun.
The residents of Partanna town were so welcoming and Google translate worked wonders.

Mediterranean lifestyle
We enjoyed a very relaxing Easter vacation gathering our families from Switzerland, Germany and France. Annex (there are two of them) was very convenient for the grandparents to rest during the afternoon and evenings while the teens and pre-teens enjoyed the pool area. The main villa is incredible - we would rather call it a "manoir" in French with plenty of rooms, richly decorated, with from amazing panoramic views around dozens of kilometers of the Western Sicily rural landscapes (up to the Egadi island mountains, which are perfectly visible on clear days). It makes you feel out of time and space, while providing all modern conveniences. Special mention for the kitchen fully equipped and very convenient to use with 2 large fridges. We also ordered a sicilian dinner/BBQ and that was fantastic! Livia was amazingly responsive and helpful, just as her whole staff. We visited the impressive temples of Segeste, Selinunte, as well as the cathedral of Monreale (definitely worth the extra drive) and Erice - driving is easy in this part of Sicily, no traffic except for a few tractors... We were also lucky to use the indoor spa that was just built in addition to the outdoor jaccuzzi and the heated pool - on windy April days it was just great relaxing in the water inside while looking over the blue sky and the orange, citrus and olive trees. Fantastic garden (that was the reason of my choice for this villa just based on the photos, and it's even larger than what you can imagine out of the internet views).

Amazing Magical Property
5 stars aren't nearly enough for this amazing place. It was everything we could have imagined and more. The Villa is tremendous, everything you would think when you hope to stay in an Italian villa, we felt like royalty in this magical Italian home. Livia was an amazingly gracious host who made sure we were well taken care of. And the best absolute best add on we could possibly have hoped for, she helped us find our own Sicilian Nonna, Maria who came and cooked for us for 3 nights. The food was amazing and my whole family agreed of the two weeks we spent touring around Italy including several Micehlin star resaurants, the 4 days we spent in Partanna was the best food by far and we would all like to bring Nonna Maria home with us. I have dreams of her eggplant dishes and my daughter won't stop talking about the lasagna. Everything at the property was lovely, the hot tub and pool were both fantastic and heated to a perfect temp even in November! . The beds were super comfortable. The views are awe inspring, and the gardens on the property are so beautiful. We were blessed to be able to spend time in this villa. We would highly reccomend and will definitely be back!

We came to out-of-the-way Partanna, and Villa Livia, to be immersed in this uniquely-Sicilian experience.From the moment the entry gate swung open, the Villa Livia exceeded our expectations. The living accommodations were beautifully-appointed and nicely-arranged. From its high perch at the top of town, the villa affords expansive views of the Belice Valley, past Castelvetrano, to the sea. Magnificent sunrises and sunsets are the norm. Need additional privacy? The villa’s cottage awaits, a short stroll through the gardens.Sicily is all about the food. We hired a local cook and the experience was superb (ask the villa proprietor, who can arrange). The villa offers three dining areas: the breezy entry portico, the large sunroom, and the formal dining room. Cooking for yourself? You’ll find the kitchen modest in size but well-equipped and thoughtfully-designed. The villa offers two lovely living rooms and appointments throughout the residence are well-considered and typical of the region and its history. However, we used every opportunity to enjoy the amazing outdoor spaces. The pool area deserves special mention. It’s especially lovely at sunset.We were very impressed with the villa’s proprietor who was attentive and communicated quickly as the need arose, both before and throughout our visit. Top marks here.NOTES: While Partanna is ideally-located to explore Western Sicily (Selinunte, Marsala, Trapani/Erice, and Segesta are within an hour), Partanna itself is not a tourist town. Markets and good restaurants are a walkable distance, but you’ll need an automobile to access your destinations.Sicily is enjoying a wine renaissance! Western Sicily hosts a number of artisanal oil producers. We loved our tour of the world-class Azienda Agricola Ravida. Other options are within 45 minutes. In sum, we could not have asked for a better experience than was afforded by Villa Livia. We found this an exceptional property, and recommend it heartily for any larger group (we were eleven).

Amazing host and fantastic pool
We had a fantastic holiday at Villa Livia. There were 17 of us in total - mix of children and adults. Livia, the villa owner was amazing. She welcomed us for our arrival and was so hospitable. She was very supportive throughout our stay and helped with booking restaurants and boat trips. A bonus of this property was the fact that we could book a cook/chef, which when catering for such a large number, was a great help. The cook would arrive with necessary food for the meal that he had bought, they would lay the table, do all the preparation, then cook, serve dinner and clear up after they had finished. The price was very reasonable for this service. This made the holiday far more relaxing and enjoyable. We also experienced a selection of Sicilian dishes.
The pool was a delight - well maintained and warm set in beautiful grounds.
The villa easily accommodated our group size. It was clean and well kept. We arranged with Livia, to have a daily clean of the kitchen and beds made too. This again made our stay more relaxing.
The area that the villa is set in, is a small village. There are a few restaurants to choose from which are all walkable, but the options are limited. The villa is in a quiet location, but for this reason, it is a drive to get anywhere. A car is a necessity. A good beach was at least a 30-40 minute drive.
We highly recommend the villa, but would suggest that prospective visitors do some research on the local area, to ensure it meets your requirements.
Livia was accessible at all times and responded promptly to all queries and questions that we had. She was always happy to help and offered solutions quickly to any issues.

Fantastic stay in beautiful house
This house is stunning in many ways. The interior, pool area and garden are keeping very high standard.
We were a group of four families in total 17 people and it was spacious enough for all of us.
Although it was very hot during our stay and the pool turned into a hot tub and AC would have been desirable in the bedrooms in first floor in the main building.
Overall a marvellous villa which I highly recommend for other parties to visit.

As stunning in reality as it is in the pictures
We were a family of 10 ranging from 70 year old grandparents to 12 year old grandchildren. Everyone was just blown away by this place - we've holidayed together regularly over the last 15 years and by some distance this is the best villa we have stayed in. Alongside the quality of the building and its contents,the owner couldn't have been more helpful sorting out the few issues which cropped up speedily and efficiently.
The local town of Partanna doesn't have a lot going for it (and the local dogs made a late night walk back from town an interesting experience!) but Selinutte is interesting with a great beach and Porto Palo, Marsalla and Trapani all make good days out. But mainly we just enjoyed hanging out around the pool and relaxing over long dinners.

Loved it. Near perfect stay.
It would be hard to think of how (reasonably) the villa could be improved except for suggesting air conditioning on the first floor (3 bedrooms) in the main house. Livia was very welcoming and helpful and overall our stay was wonderful.

Beautiful villa and gardens with fabulous pool!
We were very happy with the villa. We loved the style of the villa and antique furnishings and the beautiful garden. The swimming pool was fantastic and we also enjoyed the games room with the table tennis table! All the bedrooms were lovely and there were a couple of cottages in the garden with their own kitchen and lounge and bathroom.
Any questions or requests were quickly dealt with by the owners, and they also provided us with home made pizzas from the pizza oven for a lovely party one evening.
There's plenty of rooms and places in the villa and its grounds to find peace and quiet.
The town of Partanna was actually much nicer than I'd anticipated and the villa is situated within walking distance. It is also very well situated in the Western side of Sicily where you can easily drive to: Palermo, Trapani, Erice, Marzalla de Valla, Marsala, Selenute, Segesta and Agrigento.
The only thing I would say was a negative was the lack of hangers in the bedrooms and hooks and shelves in the bathroom - but no doubt this will be dealt with after this mention of it! Apart from that I couldn't find any fault at all and it was a fabulous holiday in every way!

Beautiful,Comofortable..Beyond our expectations
We were welcomed by the owner, with a glass of wine and local delicacies. The house the garden the heated swimming pool, and the conservatory are all beautiful. We were ten adults and we had a wonderful week there.
We would definitely recommand this home to all. We were sad to leave.

Fabulous Villa, Amazing View, Relaxing Environment
Villa Livia is set in the quiet Sicilian town of Partanna, surrounded by stone walls which give the perfect feeling of privacy that you need when relaxing by the amazing heated pool, the villa is also surrounded by an incredible garden with various seasonal trees. The managers Nino and Angela are amazing and very discrete. All in all we had an amazing holiday to remember.

perfect stay in lovely villa in rural sicily
Villia Livia is even better than we had expected: tastefully decorated and comfortable rooms throughout (including lots of sitting room space inside and shaded relaxing space outside), the best swimming pool we have ever had at a villa, a super-helpful owner and friendly staff who look after the place and can cook oven-fired pizzas to order. Partana itself is lively enough with great access to all the sites of west sicily, including 20 minutes to a string of beautiful sandy beaches, though you will need your own car. The villa itself is situated on the edge of the town in extensive grounds of its own, so it feels more like you are situated in the countryside. The kids loved the pool and games room (ping pong), as did those adults who weren't preferring to read in the shade. August was really hot, and not all the bedrooms have air conditioning, but we still managed to sleep ok. All in all we can't fault this place and highly recommend it.
