We have stayed on this property in various units. It’s the best location! We had a small issue but contacted the owner and he was so quick to respond and was very pleasant to deal with. We can’t wait to be back!

Cozy cottage in a fantastic location. 7 minute walk to pier, shops, and restaurants. Walk out to the clean beach. Highly recommend. Exactly as pictured and advertised.

What more could you ask for. Its on the beach and just a 5 minute walk to the pier and all the shops/restaurants. Comes with a parking spot as well.

We had an issue due to weather that we had no way to plan/avoid. The property management company helped us out A TON! I work for a vacation rental company and I would HIGHLY recommend staying with them!

This is the best spot to unplug and relax - I can't wait to go back. I enjoyed the gorgeous patio that looks out onto a huge and quiet beach, with sunsets over Catalina Island on the horizon. People on the boardwalk are very respectful, so I felt fine being right there. House was very clean, spacious, and had everything we needed. Property manager was very responsive. Very close to Newport and Balboa town centers, and walking distance to grocery, restaurants, and shops.

Great location, kitchen stocked with all needed equipment, everything worked except the outdoor patio umbrella and a few electrical outlets. It is an original beach house - exactly as described.

We enjoyed our stay on the Peninsula. Lots of good restaurants. We had some minor issues with lack of electrical outlets & kitchen faucet wouldn’t deliver hot water.

This property is not only beach front but there’s a park across the street, good food in walking distance.

We had a great time, the location was absolutely perfect! Being able to walk on the beach constantly. The boardwalk path was amazing, and we could walk to shops, coffee and restaurants. Also the holiday light parade was going on while we were there and we were able to walk over to the park to watch. A great place for family to stay.

We parked our car upon arrival and didn’t use it again until departure. The apt. Was exactly as advertised, beautifully equipped , clean, and the location was brilliant.

We were lucky to stay at the property the end of December with our two teenage sons. We did not know what exactly to expect as we had never been to the Newport Beach area. We were blown away by the location of the property and all four of us loved it. The area was safe and actually quiet for its location in proximity to the boardwalk. Julio was fantastic and responded quickly to a question we had and remedied the situation. Thank you so much for a few days of R&R - it was exactly what our family needed to recharge.

The location is fantastic! Great tv in the family room. The biggest drawback for us was how old and run down the condo is . The furniture in the family room was very uncomfortable. The table and chairs outside are rusty and not appealing. It wouldn’t take much to update and make it more appealing. It would also be nice to have access to a hose outside to wash everything off after a day at the beach. Washer s a new dryer were great.

We were so happy with our stay here. We’ve been coming to Newport for decades and have stayed many places. This one is incredible bang for the buck. Perfect location. Loved being on the beach. Old unit but very clean and very well stocked. Best kitchenware we’ve had a beach house. Loved the free laundry use. Check in and check out was a breeze. Great communication with managers. We want to come here again next year!

We had a wonderful stay at the house. You cannot beat the location. Walking distance to everything and right in the sand. Julio was also very easy to communicate with and responded quickly to all questions. We will definitely stay here again in the future!

I stayed with my wife and newborn here to quarantine before visiting family in CA. Overall the pictures and description are very accurate of the condition of the unit and the location! The condition is definitely what I would consider "original," nothing really has been updated, I'm sure if it was updated it would be a lot more expensive. But you're not looking at this place for the condo's condition, you're here for the location! The location really cannot be beat for the price. Right on the boardwalk about 5-10 min walk from the pier where there's restaurants. It's actually nice to be a little distant from that area as there are homeless camped near the pier. I mention that because there's another VRBO that is right at the pier we almost booked. We're so glad we went with this unit over that one though! Julio did stop by mid stay and chatted with us to just check in on how we were liking the place. We actually ended up extending our stay with him since we needed a couple more days to get Covid test results back. He then let us check out the upstairs unit which was even nicer views! Hopefully we will be back someday for another beach vacation (not quarantining), if we do we'll definitely be checking with Julio to see if his unit is available!

Loved our stay here. Beds were comfortable, accommodations were wonderful, provided beach chairs and umbrellas are fabulous. We will be back!!

We had such a great time! Perfect location. We accidently broke the couch and Julio was so quick to respond and had it taken care of immediately. He is so easy to deal with.

We enjoyed this property very much. It was well stocked with everything we needed for our vacation.

9th year here, we love it! It’s a small condo, right on the boardwalk. Kids rent bikes and ride their boogie boards all day. Short walk to the Newport Pier for ice cream. Julio is always available if we have any issues. Can’t wait til next year!
