The property is in a great location, has a lovely outdoor space, and is plenty big enough for a family with all the facilities you could need. However, this could be a fantastic property with a little TLC. The property is quite tired and there are a couple of areas which could benefit from a deep clean, the sofas and chairs inside and the outside seat covers for example. When we arrived the property smelt damp inside which took a few days of airing the property to remove the damp smell, which was a shame. The pool has lots of small tiles missing, however it is a great size pool and we paid extra to have it heated which was very nice. Overall we had a good time and the property is nice but as mentioned could be fantastic.

We have just finished another wonderful stay at our favourite property in Portugal. It’s great to arrive after our travels to the home away from home along with the beautiful heated pool which which my kids love. The gardens are stunning & wonderful to wake up to the lovely bird song. As always we enjoyed the golf, kids did surfing and we had lovely meals out in our favourite restaurants nearby along with Pizza nights at the pool with our new favourite pizza place - the Funky Donkey. We are already looking forward to next year!!

A lovely week spent with my family relaxing at the Villa. The information pack was very useful particularly the helpful directions. The pool, facilities all perfect for a comfortable and relaxing stay.

The property is clean and well equipped. It's in a quiet area and we made a lot of use of the great pool area. There is lots of things for children to do with Xbox, board games, waterboarded etc. The service team in particularly Ana were great when we had any queries. Highly recommended.

We are just back from our wonder week in this fabulous villa. This is our fourth stay here over the years and the standard is still as high as always. It really is a home away from home and all the little touches make such a difference to all of the members of our family- 2 parents with our 11 and 12 year old kids. The pool area and garden are stand out - so lovely and private. Four excellent golf courses within a short drive. We spent many days up on the beautiful beach in Balael but most of all we loved our time relaxing and swimming in the pool. We had a good combination of eating out and cooking in the very well equipped kitchen. Both the owner and the property are very good to deal with- super quick responses and always so helpful. It was so nice to come back to the familiarity of this beautiful Villa after the pandemic and see that the standards were higher then ever. We will be back again next year for sure!!

This villa gave us all that we wished for a great week. Staying on a resort and still feeling that you are in the middle of nowhere, the garden and the location of the villa gives you full privacy. The size of the pool is unique for a holiday villa and it being heated was a great extra. If you like there is so much to see within the area,. We visited Sintra which was not too much of a drive and Obidos is lovely. There are four (!!) 18 holes golfcourses in the area and playing on two of them (playa de’l rey and especially West Cliffs) was a real joy. Also the views when running towards Peniche and the lake of Obidos were stunning. Special thanks to Marc who was always very helpful and quick in responding.. Also Ana in Portugal was really nice, she allowed us to check in early and pro actively offered us to check out later (very helpful when you fly out late). All in all a great week in a great house on a great spot!

Great house, great location, great pool, absolutely excellent communication before and during the stay. There's lots of space and a large, beautiful garden around the pool, the house is well equipped with books, dvds, games... The beach in walking distance is very nice, too, and much less crowded than the beaches in Peniche etc. My reason for the single 4-star rating is that the house shows it's mileage (or maybe it's popularity with guests) in that quite a few things are/look some years older than in the photos. The photos are accurate in that everything is there, just some years older, this was a bit of a let down when we arrived. However, the bottom line is that we had a great time and would certainly come back again.

Great house, and superb garden and pool! The house offers all the comforts you may wish for. Spacious living-room with comfortable sitting places for everyone, a really well-equipped kitchen and all the bedrooms with a nice view of the pool and garden. Not to mention the well-decorated interior and the huge variety of games, videos and books. We didn't miss a thing. But what we really enjoyed was the pool with the warm water, and surrounded by the beautiful trees and flowers, the path lined with that huge number of hydrangeas is spectacular! The garden furniture is great, above all, the swing bed. The singing of the birds and the smell of the pine trees make your stay become the most relaxing experience. This is what we were booking for, plus privacy, and the place offers you that and more. And apart from being a great place, you have any help you need fron Ana, who is a nice helpful manager. We highly recommend the villa, and we'll be back for sure. José and Lole

Excelente propriedade, com um óptimo espaço exterior - com piscina e um espaçoso jardim muito bem cuidado. Casa muito bem equipada, com absolutamente tudo o que possa ser preciso para um período de descanso / férias. Destaco as diferentes formas de entretenimento disponíveis - incontáveis livros e jogos, consola, mesa de ping pong, equipamento desportivo para Surf, bicicletas, enfim... Excelentes condições de alojamento e limpeza. Absolutamente recomendável!

Excelente moradia com tudo (e mais alguma coisa!) do que é necessário para umas excelentes férias em família/amigos. Casa prática (térrea. Todos os quartos e sala com saída directa para a piscina), confortável (camas muito boas), com um espaço exterior grande, muito bonito e bem tratado. Local muito tranquilo, a apenas uma agradável caminhada da praia. Uma semana não chegou para usufruirmos da quantidade de de jogos/bicicletas/ténis de mesa, etc etc....que se encontram disponíveis. We spend 1 fabulous week in Mark’s house. Very well equiped to enjoy our holidays with our family (bikes, legos, lot of games, heated swimming pool, spacious garden...).

From small to big kids there is something for everybody at this property. Lego, consoles, books, bikes, table tennis, BBQ, and a great heated pool. The result was that we all had a fantastic holiday !!!

We’ve had a fabulous family holiday. We are a family of 5 with children ages 9,16 and 20. The Villa is very roomy and has everything you could need to have a very comfortable stay. We thoroughly enjoyed the pool and playing table tennis. There is a wide range of games and entertainment provided. There is loads to do within easy reach. The villa has many delightful touches that make it a home from home. There is a lovely outdoor seating area, comfortable sun loungers and a swing seat. We couldn’t recommend it highly enough.

The villa is really well equipped with lots of thoughtful touches. We loved playing table tennis and using the pool when the sun shone. We were a little unlucky with the weather but there were lots of DVDs, games and books to while the time away. Very large and comfortable bed and great shower. It's been a pleasure dealing with the owner and Ana and Rute the onsite managers.

Perfect for families with lots of thought put into proving loads of games and vids - but who needs them with the beautiful pool and garden - really had a great time - truely 5 Star.

The villa was absolutely superb. Could not fault it. The pool was of a great size, and there was plenty of room to sunbathe on the lovely loungers and swing bed. The villa was well equipped with everything you could wish for. Very clean and well maintained. Things that did come up with the surrounding area is that you definitely need a car. Without one you would be totally stuck. Anything you needed for example, somewhere to buy water or go to a restaurant, we’re not accessible by walking. Also, the signage in the complex was very obscure, the place definitely needs better signposting. There was also very limited information of recommendations of where to eat and what to do in areas around Serra del Rai. Fortunately we met a lovely lady working in the main reception and told us of where to go in the surrounding areas and what we could expect to find. Other than that we were completely in the dark of what to do in that area and what was near by. We had to consult google of restaurants nearby and rely on reviews. Information should be at hand to advise people what towns are nearby and what we could expect to find there. For example, completely by chance, we went for dinner near Peniche and we noticed there was some sort of Fete there. But we totally missed it because we didn’t know anything about it. Events in the surrounding areas should definitely be advertised so holiday makers can enjoy events like these if they do wish.

We had a very enjoyable stay in this villa which is situated in a quiet and private garden. Close to the beach, Marriott Hotel, golf club house and tennis courts - all of which we frequented regularly. We were very well looked after by the local Neighbour Client Manager during our stay, nothing was too much trouble and any queries we had were answered promptly. We look forward to returning soon.

I stayed in this villa for a week, and it was such a beautiful and relaxing week. We had great weather so were able to take full advantage of the comfortable deck chairs and very refreshing pool. The kitchen was very well equipped, and the local restaurants were also lovely - a highlight was watching the sunset while we ate one night at the nearby hotel! The sofas and beds were very comfortable, and there were plenty of board games, books and even an Xbox in the house for entertainment. The golf course and beach were both very near by and well worth a visit. I would definitely recommend a holiday here!

The house was of a very high standard, everything was of good quality, lots of toys, games in and outdoors, walking distance from an amazing beach and the help we got from Ana at the management company was great. Highly recommended for a relaxing holiday!

A beautiful house in a fantastic location. The pool was lovely, as was the garden, the beds were very comfortable and the house was overflowing with activities - books, games, toys, an Xbox, and the beach was a very short walk away with a stunning view of the sunset. Thoroughly recommended!

Great location near the beach, nice villages, Lisbon and other sight seeing places. House was very comfortable and complete. A good quit place an the parc. House was well-mantainded and clean. A real family place tot stay. With a very high service level of the owner.

Staying in the house could have been great if not for the terrible humidity and very unpleasant smell as a result. There was very high humidity in the house and very unpleasant smell, especially in the two bedrooms. We could not keep our clothes in the wardrobes because the smell was even stronger there. The house was large and spacious, well- equipped. The shops were far from the place so car is essential.

La villa est en tout point conforme au descriptif : un superbe jardin avec piscine avec une grande terrasse et des fauteuils de jardin, très belle maison totalement privée dans un quartier calme et parfaitement équipée : vous trouvez tout ce dont vous avez besoin en vaisselle, ustensiles de cuisine (je pense qu’il s’agit de la cuisine la mieux équipée de toutes les maisons que nous avons précédemment louées). 3 belles chambres confortables disposant de la télévision. La maison est largement pourvue de livres et dvd (en anglais). La plage est toute proche. A disposition dans le garage : vélos que nous avons utilisés pour des ballades, planches de surf ….. Il y a également une belle table de ping-pong. Il s’agit d’un bon point de départ pour rayonner dans la région (si vous disposz d’un véhicule) et découvrir de superbes endroits : nous avons visité Obidos, Péniche, Nazaré, Tomar, Batalha, Coimbra, Mafra, Sintra et bien sur Lisbonne. Nous avons testés quelques restaurants de la région : nous vous recommandons « Cozinha d’el Rei » et « Em Bano Maria » à Serra del Rei. Les propriétaires sont très disponibles par mail pour répondre à toutes vos questions et mettent à disposition un guide très complet et illustré de photos pour faciliter le séjour : fonctionnement des équipements de la maison, endroits à visiter, restaurants…. Bref, si vous désirez passer un bon séjour au Portugal, n’hésitez pas à louer cette villa à Praia d’el Rey !

Well designed, spacious family villa that sleeps 6. Very comfortable beds. 2 well appointed bathrooms. Large kitchen will all facilities. The best stove top coffee maker I've ever used. We ate all our meals at the large poolside table, in the peace and tranquility of the lovely garden. Table tennis, garage with bikes. 3 surfboards (incl strap on roof rack), which we used on the local beach and took to Baleal, where the waves were best and the beach bars had the best menus/cocktails. Did not need the services of the resort support staff, although they were apparently in a transition phase following recent change of management. Used key safe for key access at the start. All well explained in emails before we arrived. Comprehensive written guide provided for local facilities, beaches, restaurants etc. We spent one day visiting monastery at Alcobaca and Church at Batalha. Otherwise we swam, ate/drank and surfed - a most relaxing and enjoyable week.

Lovely property, fantastic swimming pool and grounds , my children spent a whole week in the pool or on the poolside day bed. We rarely left the property and it's the best holiday we've had in this area which we have been to several times. only. negative was flies !

We spent two wonderful weeks at this villa in Praia d'el Rey. If you are looking for a beautiful place to relax that is close to golf, good restaurants and places to explore, then this would suit you. The pool area and garden are truly stunning and extremely well maintained. The garden is very sheltered and provides a natural sun trap. Inside the villa is comfortable and very well equipped with everything you might need for a self-catering holiday. The description of a "library" is not an exaggeration - there really are loads of books and DVDs to choose from, along with board games and card games. We spent happy days at the villa, and also found plenty of places to visit, such as the Buddha Garden (which has to be seen to be believed), Go Karting, Obidos and the Lagoon to name but a few. We even managed a day trip to Lisbon, with great advice on travel plans from the local management company. I would recommend this villa as a holiday destination and would choose it again. This is without a doubt the most well equipped villa we have ever stayed in. Everything you could possibly need was provided - and then some! The villa is in an L shape which means the main bedroom is quite private from the rest of the villa - good if travelling with teenagers. the cutlery, crockery, glasses were all premium brands and the place was very clean. The gardens were beautiful and the villa situated in a very quiet road - you were completely private. The only negatives for us as a family was that it was a little too quiet - and the prai del rey restaurants were a bit too expensive to be so lacking in atmosphere. However we easily got a taxi to the local village and had an excellent meal - in fact the service was the best we have experienced in Portugal. We also ate at the italian on the resort and had a lovely meal. the beach is a short walk and absolutely stunning and deserted in the evenings. We also took the bikes provided and road them along a very bumpy road (not for the faint hearted) to the next resort and had a fab lunch. The beach here (Baleal) ) was great for kids and surfers and very cheap to eat. Obidos is nice but not very big and didnt feel too spoilt to me. We did have an issue with the flies which were everywhere but after a phonecall to the site office the garden was sprayed the same day and this did work. We loved the dvds some of which hadnt even been opened, loved the table tennis so much we might buy one, loved sitting out on the gorgeous patio by the lovely clean pool. The owner was incredibly helpful and nothing was too much trouble. I have only given it 5 stars as it was a little bit isolated for us and our teenagers - it feels as if the golf club needs a centre to walk to - but the villa cannot be faulted, we will struggle to find something as gorgeous as this elsewhere and if we returned purely to play golf then I would definitely return to this villa.
