The only positive thing was the view from our room. The staff apart from Angela in reception, we’re the most miserable we have come across and we have been travelling for over 40 years.
The room and the facilities needed a serious updating!
The breakfast was pathetic, very little choice and was not replenished when used.
Everything seemed to be offered On a low budget.

Free parking. Nice view from the room's window. Authentic Italian style and atmosphere.
1. Property is located very-very far from the city center, on the top of the hill.
2. Awful breakfast. Just bread, butter, little cheese and one cup of coffee.
3. No elevator. So if you have huge suitcases - it will be very difficult to take them up into your room.
4. No air conditioning at all. So, in summer (in our case), when the temperature is above 30 degrees - you have no capabilities to cool you and your room.

The view is amazing, the suite is in a nice traditional Italian style .
There is always enough parking near the place.
Great coffee at breakfast
The room was dusty ( under , above the bed ) and not cleaned daily. We didn't get any explanation when we got to the room.
The breakfast was very limited, no veggies . Do ask for eggs with your coffee ;)

The breakfast was poor. You can ask for some eggs and vegetables but you must be patient.
The villa is somehow isolated (40 min walk downhill to the town) and no uber or taxi came there.

The views are AMAZING so I definitely recommend paying that a bit extra to get the rooms for the view. The rooms are old Victorian rooms so you get a real nice homely feel when you walk in. It’s quiet and away from the hustle and bustle. A massive bonus - George Clooney plays golf there!! And a huge shout out to Paolo, you looked after us throughout our whole stay so we thank you!
It can be hard to get there and back from the ferry port if you don’t have a rent a car. So get taxis or drivers booked. Our first morning, we wasn’t told about breakfast by one of the waiters so we missed out on cooked breakfast, apparently you can “ask for anything” so please feel free to so that! Oh and try not to go there in the heated months because there is no AC.

We didn’t know it was a golf hotel and car was required to get to Menaggio as it is located very much uphill and quite far from Menaggio city centre.

Double aspect room with nice views
Very small dismal bathroom with unuseable shower. No curtains. Very mediocre breakfast. Poor service. Room description says outdoor dining area and patio but it's on the first floor! ................

Beautiful view and scenery .
The brown furniture , gloomy staircase, no lift and no help for luggage, we had to lift our 2 big suitcases !! Poor communication.

location quiet , rustic and on an amazing golf site, restaurant excellent food, views and decor;hotel accommodation & golf staff friendly and helpful.
Restaurant staff detached however it was a very short visit and not assisted by my limited grasp of Italian but there was the fantastic food.

The views from the guest house were beautiful. Quiet area. Staff were friendly. Room was comfortable. Our room was quite warm to begin with but the staff made sure we had a fan given so that we would be more at ease. Easily accessible and great for parking
Maybe more options for breakfast as the options were limited but overall it was nice!

Beautiful premises and very well maintained house with a view at the lake. The breakfast was nice too. We stayed for one night and did not find any problem. Looking forward to coming back.

The view, the bedroom and the staff were exceptional
I could hear our neighbours talking, coughing and sniffing next door. That made us feel uncomfortable and without privacy.
The room was insufficiently cleaned and topped up with products for our 2 nights.
There was few options to travel into town. €30 TAXI or 50 minute walk up or down hill
Otherwise drive into Menaggio and hope for parking

The hotel is located in a superb setting with an amazing view of Lake Como. The building itself has great charm and personality due to it's amazing decoration.
The hotel is a bit outdated. Window frames don't shut perfectly, the shower cap leaks slightly and the kitchen faucet was a bit wobbly. Nothing to ruin your holiday but given the prices we paid these things should not happen.

Beautiful property on the golf course, range was available for my 6 yrs old to try out some golf (practice clubs were provided). Stay was enjoyable, views were amazing.

nice and charming place. When you walked into the hall it smelled nice and so your room.
The water at our room nr.6 ran very weak. Little space for us who had two big suitcases and two small carry on.

we received the corner room with great view over the lake; the staff is very friendly and made our stay great
a little bit far from the restaurants/city center (40min hike), but the view and the beautiful park compensated for this

The breakfast was excellent and substantial. Our room, although a little small, was charming. The clubhouse and grounds are maintained very well, and the ability to play golf was a treat.

The property was charming with nice features and it was quiet.
The location was a problem. We did not know it was a golf course property. We needed to take cabs to get to it as well as to get to the ferries, bus stops, etc. Also the room was nice but it had a poorly run fan to help cool the room which was not effective.

Amazing views, beautiful building.. fabulously decorated.. very Italian! I loved it. Bed was comfortable, food was great. The Muscato… oohhhh how sweet!x
