the host is wonderful, has many tipps what to do and where to go and is really interested in your well being the shower was really really hot at any time of the day if you wished and you could regulate it easily the house has got a large veranda with a long table and chairs facing a beautiful garden with lots of different flowers the internet is fast so that we could stream one of our favourite films the AC is very quiet and powerful so it doesn‘t bother you when you sleep. we really enjoyed our stay one tipp: google didn‘t lead us up to the road where the house is but stops on the main road, as it doesn’t seem to know the road leading to the house so check 5 mins before you arrive where to leave the main road as you can avoid having to do a u-turn 😉

This is a nice place and a good value. It's up on a ridge a bit north of Ksamil, not right in town. We were treated to a spectacular thunderstorms the middle of the night!

It was a bit confusing to find it, but the owner was available by phone to help us. The owners (husband +wife) were both friendly and accommodating.

Very nice Hosts. Great view to the lake. Very close to the sea and a Great small Beach! You just have to Walk down the hill. You will live very local without tourists. A quiet Location. Our car was Safe close to House. We will Definitely come back!!! We were there Outside the typical season…

Photos and the name 'villa' make you feel you would stay in a more modern, clean and comfortable place but unfortunately it was below our expectations. Besides there was a door inside the flat covered with a wardrope in front which separates next door neighbours so you can easily hear neighbours like they are in your room.

The apartment is a little small for a 4 person family but it has everything you need. It is close to the best beaches in Ksamil area and is also close also to Ksamil and Sarande.

Location is great according to our taste. Semi wild beaches, with clear bkue water are scatered around (pasqyra, olive beach, monastery). Both cities are close, Ksamil 5 minutes, Saranda 10 minutes by car. Top position of the accommodation place with visable lake from one and sea from the other side. Pleazent breeze is blowing all the day.

Simply perfect, if you are looking for real vacation this place is for you. You have amazing garden, and a beautiful beach just 5-10min walking. The host is very very good. Book this and enjoy in summer vibes!

The main advantage of the facility is its location on a hill with a beautiful view for the Lake Butrint. It is therefore close to the charming beach of the Ionian Sea (about 10 minutes on foot). The accommodation is located between the tourist resorts of Ksamil and Saranda. It is close from here to the Butrint National Park, which is worth visiting. It is also relatively close to visit the famous Blue Eye spring. There was a parking lot on the property.

There were too few electrical outlets in the property and it smelled like lime (as if the walls were freshly liming). The bathroom lacked towel rails and shower shelves for soap or gel. The kitchen also lacked an electric kettle. There were only 2 large pots available but no pans.

Great localization. Very close to the beach. The owners are amazing and very helpful. The village had some water shortages but the owners made everything possible to make it easier for us.

I am very satisfied . The guest house it was very clean and comfortable . The location was perfect Close to few beautiful places when u can explore and swimm the host was very polite and respectful so much that we felt so good and did not want to run back home . Im gonna go back at ermal villa next time again Thanks for everything

Big garden with lot of plants. Wind, because its windy all the time. Peace in area where house is. Nature and sea. Good connection to Ksamil and Saranda. Quiet neighborhood.

Maybe we didnt like roads to beaches. Problem finding parking lots. Pollution and garbage in the front of beaches and in nature.
