You really can't beat this location for ocean views, beach access and people watching. The apartment is very nice. The living room, balconies, kitchen and bathrooms are small but functional. It worked for the 4 of us during our short stay. Easy 10-15 min walk to the old city section. Note: the bedrooms have power shades that slide down over the windows - you just have to find the switch. This was skipped during our checkin and we slept with street lights pouring in during our first night. Here are some minor issues - but remember our stay was great: The door lock is huge and a bit cumbersome to use, plus only 1 key. I would change that if it were my place. Checkin was not ideal. The manager needs 45 mins or so notice before she can get there. We texted during the train ride to Nice and that didn't work well, so we had to wait once we arrived.

The property was everything we had imagined from the listing - no surprises. The breezes from the sea in the afternoon were delightful and we loved coffee on the balcony in the morning . Close to the beach, restaurants and groceries, we would return again. We loved the suite - we ate in several nights and the kitchen was well equipped...it was hard to leave. The beds were not super comfortable...but not any different than any other rental we have stayed in. We highly recommend this location for short or long term stays.

This was a gorgeous property with a stunning view! The check in process was very easy, Anna was lovely and gave an excellent orientation. The building was very secure and in a good location within walking distance to many cafes, shop, and across the street from the beach. The apartment was beautifully decorated and very well equipped. We loved our stay!

Wonderful place. Amazing experience

This property is in a great location, is extremely clean and nicely decorated. Our family of four enjoyed a short stay here and found the location to be perfect for us. The management was accommodating and unit nicely appointed. The long list of rules and potential costs if there was an unfortunate problem is a little heavy handed, But overall great little place.

Quaint apartment that was perfect for our 'stopping by' from Barcelona to Italy. Pictures are true, and the home met our needs. Easy walking to parking, and restaurants. Bring soap and shampoo, not supplied, but everything else was great!

The apartment was very clean and with many amenities that you need when on holiday. The kitchen was well equipped with pots, pans, cutlery, dishes and utensils, and even some condiments that other people had left which is very useful not having to purchase say, salt and pepper. There is a washing machine, dishwasher and a full size fridge freezer. The flat has a/c which is essential as when we were there the weather was hot, but not hottest! There are two bathrooms, both with showers which would be helpful if there with a family. The balcony is ideal for meals and drinks out. The view is stunning, although, Promenade des Anglais below is a busy thoroughfare. The beach is excellent and the Med is very popular with swimmers. Take sandals for the pebbles as they can be quite sharp when entering and leaving the water, When we arrived we met Anna, Phillipes' agent who was tremendously helpful and told us all we needed to know about the apartment and how things in it (and some outside of it) worked. Also if you have any questions you can phone or message Anna Thank you Anna! The apartment is maybe a 1 mile walk from the old town but closer to some great places like Place de Massena which has BIG shops like Galleries Lafayette, Rolex etc and is also the centre for trams. Outside the apartment lots of buses stop so you could use these if you wished. We took the open top bus, Grand tour which gives really good insights into Nice and also goes to Ville Franche which is lovely. There are many beautiful places to visit, so this is a good centre for your visit to Nice. There are extra fees for cleaning etc. to pay when you arrive, which are not mentioned on the website so this is why the 4* rating as we did not discover this until we paid and the fee is non- refundable. I think the apartment is probably worth the cost, especially for 4 people (We were 2 but wanted it that way) just mention these payments up front, its nicer to know in advance. All in all, very clean very, well equipped, central, near the beach, beautiful views and a balcony and very well managed. It's a great choice for a holiday in Nice...

Hidden fees and no amenities. Buried in paragraph 4 was a 150 Euro cash fee for having a women show us the apartment and a 33 fee for taxes. We have stayed at numerous VRBO's ( 3 this trip alone) and this was the worst we have ever stayed at. Location is very good but no amenities- like paper towels, napkins, coffee filters, soap for shower etc. You get 2 towels and TP. That is it. The esplanade is very long and there are lots of rental options to choose from. Avoid this one at all cost.

Philippe and Anna were wonderful to work with. Very accommodating. The location is perfect. Beach access directly across the street (we highly recommend the restaurant on the beach just to the left). Grocery stores around the corner and a 10 minute walk to the main shopping and restaurants. The best part is the balcony to enjoy your morning coffee or wine in the afternoon. Highly recommend!

We had a wonderful two day stay here. The property location is perfect, close to everything that we wanted to see and do. The views are magnificent!

We loved our stay in this beautiful apartment .There is something about the furnishing and the sheers that make it sparkle . It is very comfortable ,clean and very well equipped . Right where you want to be on Promenade des Anglais , with bright sunny mornings with unobstructed sea and bay views . You can walk 2 blocks to a local grocery store and artisan bread shops and bring fresh bread , croissants and fruits .Anna was very friendly,very patient and very helpful . She and Phillipe were very attentive to any email,phone calls or texting . Our family of five highly recommend this apartment and would love to go back again one day .

Apartment is just as it is in the pictures. No complaints about the apartment at all. Great location. One thing that could be improved, is the amount of time it takes to check in. Anna is very thorough. Actually too thorough. It took over an hour for her to "explain" everything to me. Most of the info is in a very detailed book they have, and I really didn't need to be told that if I wanted to sweep or vacuum the apartment, there is the broom and there is the vacuum cleaner. They should also keep another set of keys so that Anna does not have to come to collect them at 10pm at night. All we had to do, was to leave the keys on the kitchen counter, and walk out the door if they had another set. Again, no complaints about the place, it was quite lovely and clean. Please shorten up the check in procedure, I had 3 other people waiting over an hour for me. Thanks!

This unit is absolutely stunning! We enjoyed so much time walking the promenade and enjoying an evening glass of wine overlooking the water. The apartment is spacious and very clean and Anna was very helpful making sure we were comfortable. Highly recommend this as a great home base for a stay in Nice!

This 2 BR/2B apartment on the Promenade in Nice offered us a great location to see all Nice had to offer. There were 4 of us staying in this apartment, and we were comfortable. The Mediterranean was just across the street, we could easily walk to the big market in Old Town, and was convenient to the buses or trains to get to Villefranche-Sur-Mer, Eze and Monaco. The views from our balcony of the sunsets on the Sea were spectacular.

Property was very clean and ready on arrival. Local supermarket less than 5 min walk away. Kitchen very well equipped with all amenities. Good restaurants nearby. On the promenade.

The view from this apartment is breathtaking. The location was perfect for our stay. There is a grocery store two streets away and delicious restaurants all around. We walked to Old Nice and spent many hours on the beach directly across from the building. The beds were comfortable, and there is plenty of space for a family. The kitchen is well-equipped, and we had everything we needed during our time here. The pictures really don't do it justice, it's a beautiful place to stay!

We booked a three day stay. We were advised that we would have to move downstairs for the third day but the apartments were the same. They were in the same building but they were not the same and the transition was appalling. We were asked to strip the beds and to bring our sheets and towels along with our luggage. When we got to the other apartment it wasn't clean. The kitchen window looked like it hadn't been cleaned in a year. The front window overlooking the ocean was nasty also and covered with paint drops as well. There is a 150 Euro cleaning fee and if this place was representative that 150 is pure profit. There are three air conditioners in the apartment and not one of them worked. I really don't mean to demean Phillipe's property because it is nicely decorated and the air conditioning was fine but Philiipe and his property representative mis represented the 2nd property and totally ruined our last day in Nice and left us bummed out over using Home Away.

This apartment is in an excellent location overlooking the sea and close to all local amenities including a couple of supermarkets very close by and the airport bus stop directly outside. The apartment is well appointed and comfortable and is ideal for 2 couples. We would definitely stay here again.

I would highly recommend this beautiful apartment. The building has easy access to go anywhere in Nice. Beautiful decoration and a five star property. Homeaway and owner where gracious hosts. This apartment has a elevator which helps in getting your bags to the apartment. Overall our stay was fabulous.

We were two couples staying in a great apartment in a prime location. We had everything we needed with 2 bathrooms and 2 comfortable bedrooms. Anna was very helpful.

We were 2 couples in Nice for a week and this apartment was ideal. It is full of sunlight (brighter than the online pictures) with a view of the Sea that will make you want to stay longer. Two bedrooms, each with their own full bathrooms provide everyone with their privacy. We cooked a few meals in the well furnished kitchen and enjoyed our morning coffee on the balcony. Building is very secure with an elevator for your bags. Anna met us upon arrival and did a perfect job of showing us how everything worked in the apartment. Easy walking to all of the shops and restaurants in Nice. The restaurant on the ground floor of the building was very good and handy for our first night arrival. The bus for the airport stops right out in front of the building. At the end of our wonderful visit, our deposit was returned very quickly. Would stay here again, and again. Perfect Nice apartment.

Overall the property was fine. If it wasn't for the view we would have been highly disappointed. The living room provides plenty of seating but the leather sofas are so old and worn that the owner placed blankets over them to hide the tears. Storage was a problem throughout the unit. Every sliding closest had about a third of the space locked down with tie wraps and/or a piece of plywood was screwed in over the opening to the closest so they couldn't be used. The explanation provided by the very nice manager was that they were all under repair which didn't seem to be what actually was going on. The kitchen was great, everything worked well. There is a clothes washer but no dryer so factor that into your washing needs. Bathrooms were fine, a little small but that is what you typically get in beach apartments. The bedrooms were nice but not having enough place to hang or put away clothes meant living out of our bags...not fun. It didn't appear the covelets on either bed had been washed recently which was a little upsetting. Being close to the picturesque promande meant for very noisy nights, so come prepared with earplugs if you are a light sleeper. We enjoyed our time here but felt the owner needs to be aware of how the apartment is perceived by discerning vacationers.

Very secure, clean, air conditioned apartment on the promenade in Nice. Great views and a lovely patio to have your morning coffee and soak up the sun. We had a great experience and can't wait to return!

We had a great experience and would rent this flat again. It is close to everything and very comfortable. It was very secure as well, couldn't ask for a better experience and the price was very reasonable.
