We had a lovely stay. The location to St. Armand’s Circle and the beach was so convenient. The unit was well stocked with linens and household items to make easy living. The grounds were clean and quiet and we appreciated that very much. The saltwater pool was warm and clean. We definately will look to return here!

Perfect location! Felt very comfortable with my three younger children alone as the area is extremely safe and the grounds are well-cared for. Large enough unit to accommodate us and kitchen well stocked. As with most value rentals, updates are needed but everything was clean and comfortable and the community pool is very welcoming with staff that works the building, permanent tenants, and visitors. The balcony was a nice addition this year in front of a very amazing tree. Close to walk to beach, shops and restaurants. Easy parking. Easy check in and out. This is our second year back to same location because we enjoyed it so much.

My Family and I stayed at this quaint little condo and enjoyed the location very much. The condo reminds me of the Golden Girls and my grandmother’s house. The size of the space was great. Parking space was unclear the first night to us, but we realized our mistake after reading the binder in the living room. The pool area was beautiful and we enjoyed visiting with the other homeowners and guests. My only concern is that the bathroom fans did not work and in a humid environment it made the bathroom feel musty. I highly recommend the location and the price was great for our family.

Perfect location for our family vacation with young children. We were within walking distance of the beach and all the restaurants that St. Armand’s offers. The pool was nice and big and the kids had a blast. The condo itself isn’t huge, but we were only there to sleep (since we spent most of our time at the pool or beach) so the size was just right for our needs. The management company was extremely responsive before our stay and when we lost keys in the ocean mid-stay. Highly recommend this property!

The beach was tops a 5 minute walk away. We preferred south Lido beach as we had kids and the shell hunting was amazing. That was approximately a 5 minute drive away. The condo unit had everything we needed to make the week great. We did some cooking inside and found what we needed to make it work. I wish it would have listed that you had a beach chair and boogey board as I did not see that and we took our own. But they did have that along with some sand toys which was fantastic. The shared laundry room was nice and you can download an app to keep track of how long it will take and pay.The pool and hot tub were fantastic and for the location, it was quiet.We did have an issue with the shower not working properly in the guest room while we were there. The renters did get it taken care of as quickly as they were able and they were easy to get ahold of.A couple of things we pointed out before we left and a couple of other things I thought of later were, the twin beds in the 2nd bedroom were quite squeaky. No fans in the unit if you like to sleep with noise. Some beach towells would be nice to have on location to save room with packing. Also, brochures of different restaurants with menus and things to do in the area would have been nice. You did have a list of some things, but there is a ton more. Hope you don't mind but we left some that we gathered.Also the location of where the laundry room and where the big trash cans for the untis were located would have been handy. But honestly, those where such minor things over all the great things they had. I would go again and would highly recommend this unit.

This condo is smack in the middle of the awesomeness of St. Armands Circle with a 7 minute walk to beautiful Lido beach. We didn’t know much about the area before we got there since we were traveling for a sporting event, but we really lucked out and would stay again.

great location, loved the carport, close to beach, shopping and restaurants

We had a wonderful stay in this large condo. Large bedrooms, nice bathrooms, sufficient kitchen, large living room and a great outside screened in porch. Clean and so close to St. Armands and pretty close to Lido Beach. We shopped, laid out on the beach and accessed the pool. No complaints at all.

Nice location Condo was as advertised

Excellent location immediately off St Armand's Circle, yet far enough not to be bothered by noise. Our family of four found it an ideal location for walking to the beach and shops. Great off street parking space. Well-equipped and clean. Pool are a very nice plus. Guests should note that the apartment does not have a controlled access corridor outside its exterior door. Instead, the apartment's door opens to an open-air hallway with open access to the outside. Some might prefer the extra security of a locked building door.

First of all the company and people that manage this property are amazing. We worked Christy and they were so attentive to our needs we stayed longer. She was pleasant and made it easy for us to stay at this property. The property worked perfectly. It was great in size and amenities and was quiet even though its next to everything. We enjoyed the screened-in balcony and the dining room for working and the large bedrooms with en-suite bathrooms. This property is also great with its pool and hot tub. The beach is just a short walk away. The best part is this property's location to restaurants including Tommy Bahamas restaurant right next door. We loved our stay and we think you will too.

Great stay, condo was very clean and had every thing you needed. A little dated but a wonderful place. Management Co excellent,responded immediately when I needed a little help. Only problem, I would have rented again in 2019, but I was not give first refusal.

Kingston Arms is great! Well kept and great pool. Didn't enjoy needing to drive to Longboat to pick up and drop off keys. Really need to get key pad entry or a lock box on the door. Silly to ask people to drive all that way. Apartment could use some updating, but was comfortable with a pretty view.

Perfect for the Shops and restaurants of St Armand's Cirle with an Elderly relative (literally steps away) or the pool and beach with the kids. Plenty of room, nice new patio sliders, great internet connection, everything you could need. Bathrooms need a little updating, but really can't fault the unit for the price.

Great time

Two couples shared the condo for two nights. The condo is a bit outdated, but comfortable. One of the showers does not have hot water, making it challenging for us all to get ready. We found the check-in and check-out process to be incredible inefficient and inconvenient for our very short stay. The office is located on Longboat key, at least 20 minutes drive from the condo. This was not communicated prior to reserving the home, and not well communicated after reserving. Unfortunately, we were not aware of this until we arrived at the condo. It took us over an hour round-trip to pick up the key due to weekend traffic around St. Armand's circle. Check-out is at 11am, and you have to have the key back at the office in Longboat key at that time. This also wasn't communicated until we arrived, forcing us to change all of our plans to accommodate. This is our first experience having to use a rental agency, and we will not be reserving again. We prefer the simple method of renting directly from the owner, who have set up lock boxes and clear instructions for the rental unit. If we were staying for a week or longer, this may have not been as inconvenient for our group. Parking for one car is included, so it was challenging for us having two cars. We used the street parking around the area, but had to move the car every few hours to avoid getting ticketed during the day. Overnight parking was not an issue. Overall, the location is fantastic- walking distance to the circle and the beach. The couches and beds were comfortable- we pushed two twin beds together in the guest room. The kitchen had just enough- the fridge is easily overworked and our food was frozen by the morning. Pots and pans are available. I would recommend this condo for a family staying for a longer trip. Bring your own beach chairs, towels, umbrellas, etc.. no amenities are available for beach trips.
