Our family of 11 stayed at Rivers Edge for a family vacation all together in one place. We really enjoyed our time there! Having a dock on the river was fun for our nature lovers. We could use the backyard to play cornhole together. The location was nice for checking out areas around the Chesapeake Bay and taking a ferry to Tangier Island for a day excursion. We had plenty of space and having 3.5 bathrooms made it nice with so many of us. Some of us had very little cell service but the wifi helped us not feel completely remote. We appreciated that it was dog friendly, as well! Overall we had a great time and it was perfect for our needs!

This place was fantastic for our family vacation. Our 6 kids, 3 grandkids, 2 elderly moms, and 2 dogs really had a blast. It was the right blend of entertainment and downtime. It also allowed you to really be able to just sit back and enjoy family time and recharge the mechanism.
The morning view with a few cups of coffee on the deck really helped to start the day. The house is spread out enough to be able to find a quiet spot for a bit, or for everyone to gather and hang out and enjoy the GKids being able to just be kids. The yard was big enough for us to play Cornhole, KanJam, and even have a baby pool for the GKids to sit in and enjoy. Unfortunately we were not able to swim in the river (Sloop Creek) because of the Jelly Fish (June-July), but we were able to fish and cool off when needed with the little baby pool tube we brought or stepping inside for a game of pool, darts, or XBox.
This house comes with a gas grill/griddle combo that was used every day. It was clean and perfect for everything we cooked for both breakfast and dinner for 13 of us. The kitchen and grill were fully stocked with everything you need from utensils to pots/pans and cutting boards. We ended up adding a small fold up table in the kitchen for all of our snacks. We put it between the wine opening table and the back sliding door to form an L between the 2 tables.
Fishing from the dock did not produce as much as we hoped for, but we were able to cast the lines out, let the GKids fish some and we

We stayed 4 nights for a Spring Break with our family. The house was huge for the 5 of us. The kids had endless fun with the pool table, foosball table, darts, gaming, and movies. The kitchen is well equipped with everything you need to cook. There is definitely an ant issue in the kitchen even before we brought groceries in but we just kept everything sealed. The view is beautiful! Lots of books/magazines to read. No fires allowed in fireplaces unfortunately. Towels and linens provided were appreciated. Toilet paper is single ply so may want to bring two ply. Overall great house, lots of space, and lots of fun things to do in the house!

Great location. House needs a few repairs, nothing impactful to stay, just needs addressed. Cleaning could have been better particularly in kitchen and baths.

This place is fantastic for a bachelor party that prefers a quieter laid back weekend. Between the billiards table, dartboard, tv’s, large yard for cornhole, river for fishing, etc… highly recommend and will probably visit again. 5/5

This house was perfect! It had everything you could possible need to relax and enjoy your stay.

The home was very clean and well equipped with all the necessary furniture, indoor games, etc. We like the stay very much, very pleasant lake view and had all the material to do Kayaking, so we did not had to bring much. Kids had lot of fun too! Recommend it to everyone who would want to have rejuvenating vacation. Look for weather conditions before planning.

Our family gathering for our annual Christmas in VA trip at River's Edge retreat was very nice. Plenty of room to spread out while also being very homey. We also ventured out to local communities. Perfect setting.

Big cozy house with a view
We had a great time at Rivers Edge! The home is large and cozy, and the beds were very comfortable. The yard is so nice with the large deck and a good amount of shade trees. We enjoyed the crabbing and having quick access to the water. The rec room was also a hit with the pool table, darts and nice sized tv for gaming. Our vacation crew enjoyed ice cream in “downtown” Reedville and shopping and food in Kilmarnock - both an easy drive. Also some good thrift shops nearby. The host was kind and responsive. Thanks for the great trip! :)

Herbert vacay
Plenty of room for our family. Ample bedding and bathrooms. Great deck & patio. Plenty of seating space .
Impressed with bathroom, kitchen and other stock of supplies.
Small Master bedroom TV.
Lack of refrigerator/freezer space for our group of 13.
Disappointed that the hot tub was not in working condition. We were not aware it was not going to be available.
All in all had a great stay!

This property is just as listed. Worked perfectly for us. Thoroughly enjoyed our time. Peaceful , but there is a dog kennel across the river. The dogs bark twice a day at feeding time. Other than that it's serene. We would go back again. Everyone loved the house and the location and the amenities.

This place is great! Clean, comfy, lots of good stuff to entertain the family :)
We were a large group with 4 adults, 4 kids and a dog and this house was fantastic for us. Plenty of room for the kids to hang out and be kids, clean, comfortable, and just… nice. The water view and kayaks were great when the weather was good, and the pool table, multiple TVs and space was perfect when the weather wasn’t so great. We made great dinners and took some short drives and nice walks. Internet worked well too, well enough for a couple of us to work remotely. Eric is an awesome host and we’d love to come back

We had our annual adult sibling get-together here a few weekends ago and it was perfect for our group. We used the kayaks, paddle boat, and other recreational equipment. There’s a new house being built next door but the construction wasn’t too noisy. The space seemed sanitary but some walls could use a fresh coat of paint. The space allowed us to have some privacy but also to gather as one big group. Some of us had allergies from the moist basement and there was several baby flies inhabiting the basement shower. Overall I would recommend this house, especially if you plan to spend most of your time outdoors like we did.

We had everything we needed for two families to spend the weekend together and have a great time - without ever leaving the house. We used the kayaks and paddleboats for a great activity together. There were fishing poles and even crab baskets (too bad we didn't catch any, but we checked often ;-) ).

I can't say enough about the host. A handwritten welcome card greeted us upon our arrival, small welcome details left in the dining area and kitchen.
Someone in our group left an important item behind and Eric, the host, has been so helpful in getting the item back to us.

However, there were some concerns. Upon arrival, the upstairs AC was not working. We spoke to the property manager and a maintenance person came to the house very quickly. My complaint is not with the AC not working, but that the maintenance person came into the home without wearing a mask.
The house was not as clean as I expected. We had to clean bugs out of the bath prior to my son using it. The kitchen and basement space were fairly disorganized.
The basement was not set-up as pictured. One bedroom had one queen bed, and the remaining 4 beds were in the second bedroom.
It just felt as if the space hadn't been cleaned, updated, or organized in some time.

Great house.
Our family has rented this house for 4 years. Can’t say enough good things about the house and all the amenities. We love the dock and the kayaks. Lots of supplies in the house; all the basics supplied by the hosts. Lots of space for multiple generations to spread out. Thanks to the Cunningham’s for sharing!
