Breakers is close to everything, Most of all the beach. Unit is clean and comfortable. Small but has everything we needed. To wake up and look at the ocean was great. Location is great

Excellent location with fantastic views of beach. Small but well laid out inside. It’s an older complex , but condo 312 has been renovated recently and modernized. Perfectly located for walking to restaurants and supermarket and very short walk to the beach. Would be a bit cramped for more than a couple , as bathroom is small. Really enjoyed sitting on patio in morning and evening overlooking the beach.

The unit was well equipped, great location and the extra bikes/chairs was a genuine bonus

We love Breakers 312! The property is just as advertised - clean, newly furnished, amazing beachfront view, and we loved having the two complimentary bicycles available to us. Island Rentals is great to work with and was very responsive to any and all needs - we would definitely rent from them again as well as return to Breakers 312.

Excellent stay, excellent location, excellent property!

Our family of 4 had an amazing time. View was incredible. Condo was clean and the bed was very comfortable. We were shocked while driving to Hilton Head we received a text stating our room would be ready early at 1pm. I’ve never had a location notify me we could check in early. We had one issue with the dryer not working and the property management sent someone within 15 minutes to check it out and when they needed to order a part, they picked up our clothes and had them cleaned by a laundry service. Can’t say enough great things about their level of service!

My husband and I just stayed two days enroute to meet friends and wanted to extend our vaca a bit. This place was clean, convenient to everything and just the right size for us.

The location was perfect! We walked everywhere!

The fan is filthy, the top of light switches are filthy (I took sanitizing wipes to them), the dryer lint trap fell off as I was taking it out to clean and dropped filth and rust in the dryer (which I then had to clean), the woodwork is sticky, the ice maker didn't work (had to buy bags of ice), the wicker tables are filthy in the grooves (need to be taken outside and take a hose and brush to them, when taking a blanket out to use it had what I am hoping was baby puke on it, and the two carpets were so dirty I didn't even want to walk on them.Take a blackout curtain because the security light is right outside the door. And you can see light coming through at the top of the door. I reported the ice maker not working and the dryer vent. The management sent someone to look at the dryer and order a new vent and brought us a bag of ice. The second week we were there, the ground crew decided it was time to fix and paint the access bridge to the beach. They made a "path" through the landscaping. You needed hiking boots to get through the path without falling. Taking beach chairs, umbrella and wagon was a disaster. Always put the security chain on the door when you are in the room because management and the bug spray guy can just come in anytime.It is the last time we stay at the Breakers.

Very nice place. Kitchen was small and no oven but otherwise as expected. Didn't like having to buy TP and Dish soap but graet place

Condo was clean. View was perfect. Location was also perfect. We had fun riding bikes. Only issue was the bed mattress needs to be replaced. One side has a huge dip in it. We will stay here again

Overall great place to stay. View from the balcony was spectacular. However we did experience some issues. The middle of the balcony floor was soft and spongy. The dishwasher is aged and did not clean the dishes very well. 2 of the beach chairs were broken.

Very nice and accessible. On top of everything ! Loved it. Bikes were a super plus too !

The building needs signage as it took some time to find our room with three separate units and construction going on. See Despite the elevator being under construction and having to lug everything up three flights of stairs, we loved the short walk to the beach, pool and the many shops and restaurants. The unit was nice but could use some updating. The living room furnishings are a little worn, the dishwasher did not work well so we used it as a drying rack, the over the range light did not work. We had to clean the kitchen wall shelves of debris and crumbs before we stored items there. The bedroom needs curtains to keep the outside hall light from lighting up the room all night. Overall, it was a pleasant stay with an amazing view.

It was a great location although the beach was very crowded due to it being right next to Coligny Plaza. Every other time we have stayed in Hilton head we have stayed farther north. The condo was nice and clean. The bed was very comfortable. The dishwasher did not do a very good job of cleaning the dishes. The icemaker did not work so we had to go out and buy our own ice. The furniture in the living area needs to be cleaned or replaced.

The villa was great……location, size, amenities. Disappointed with rugs & couch, which were filthy and quite honestly need to be replaced. Deep cleaning in the villa probably hasn’t been addressed in many, many months. (A/C vents were icky) The balcony was just downright scary to step out on……very soft and certainly could use some attention. But, the bed was absolutely amazing and every night I slept very soundly…..so, that trumps the dirty upholstery on the couch and maybe even the uncertainty when stepping out onto the balcony. I would definitely stay at The Breakers again, but not this particular villa unless issues are addressed.

This was our first time staying at this unit, but second time staying at Breakers. We read the reviews about the furniture being worn, but ended up choosing this unit mostly for the wonderful beach view. This was our first time bringing our 1-year-old and we knew we would be spending a lot more time in the condo than we were used to in the past and wanted a nice view. That being said, I don't think I would book this unit again. When we arrived, everything seemed ok. The furniture definitely needs a spruce up - you sunk down about 6 inches when you sat on the worn couch cushions and you could tell the rugs used to be nice but are just really worn and dirty looking. That was as expected per the reviews. I was really disappointed the first time I went to bathe our baby and found a used bar of soap with hairs on it still in the shower. Traveling in times of COVID, I expected a more in-depth cleaning between guests and this was honestly disgusting. We eventually found that the ice maker didn't work (we bought ice cube trays and made our own with jugs of water the rest of the week) and the dishwasher didn't work. My husband owns an appliance business and tried to troubleshoot the dishwasher with no luck, so we had to hand wash bottles and dishes the entire week in the tiny sink. We also had to pre-wash any dishes we used to start because they were all filthy with stuck-on food, probably because previous people did not realize the dishwasher wasn't working. On the second day, I went to vacuum up (again, I have a 1-year-old who puts everything in their mouth), and the vacuum didn't work. I ended up having to use wet paper towels to clean up the floors the best I could each day. I did not attempt to contact the property management, honestly just because vacationing with a baby is *exhausting* (any parents here can agree I'm sure!!) and the only time I had a moment to call was after their business hours, so I didn't try. I really didn't know what they would even do for us if I did call. I'm fairly easy going when it comes to traveling and expectations, but there were quite a few significant issues with this condo. You can tell that this is strictly an income property for whoever owns it and not a condo they actually use or take pride in. The beach view was amazing, and really the only reason I can suggest booking this unit. Oh - & the elevators are still under construction, so be ready to haul all your stuff up/down from the 3rd floor daily.

This condo was in a great location. Owner should invest in new furniture. Couch and chair were dingy and old. Property had no elevator which wasn’t easy when arriving with luggage and groceries.

Unfortunately, the previous review (unavailable at time of booking) was spot on. The place needs a deep cleaning. The rugs are very dirty and there is not a front mat so I was constantly sweeping up sand. The balcony is in poor condition-the matting is ripped and some of the boards feel unstable. The washer and dryer are extremely loud-they could not be ran at night because of the noise. The place just needs some TLC.
