We were a group of 17 friends staying here over the course of a week. It is an extraordinary property in a incredible location. Huge grounds, wonderful rooms full of character and each with their own bathrooms: great facilities. Also beautiful big communal spaces plus plenty of nooks and cozy spots or space to be alone. Pool is large and lovely. All overseen by a magnificent Oak tree which is the heart of the place. Difficult to fault anything. Orietta who oversees the place was always minutes away and super professional and responsive. We will definitely be back.

Just came back from a brilliant stay at this villa. We were a group of 19 (aged 25) and had a fantastic time - the villa was even better than the photos and the pool area was amazing with enough sunbeds for all of us. We had the chefs cook us 3 course meals for 2 of the nights which was delicious, easy and great value for money. The villa is a short drive away from a great pizza place and a small supermarket (which sold everything we needed), however there wasn't much within walking distance - although we didn't really want to walk anywhere in the heat! Orietta and team cleaned the pool every morning which was great, especially after a storm on one day! One thing to note is that there is no aircon, meaning in some rooms it can get quite hot at night, but closing all the shutters in the day helped keep the rooms cooler. We all had the best time - Thanks Guido and Orietta! :)

Could use some better maintenance of outside and bug control, but a very nice property.

Wonderful place on top of a hill with 360 view. We were 14 adults and 7 kids and had plenty of space. It’s a perfect place to just relax with your family and friends, chill in the garden and by the pool and cook something good (kitchen is very well furnished)

Ideal für eine große Familie wie wir. Die Kinder liebten die Tischtennisbälle. Wir waren gut aufgehoben. Ornella kümmert sich wenn immer man sie braucht.

La maison est superbe et la vue est magnifique. Nous avons pu faire la fête tous les jours sans déranger personne vu la situation exceptionnelle de la propriété. Nous avons également fait appel au service de cuisinier à domicile 6 soirées et tous les repas étaient excellents et variés. Le personnel est également très serviable et fort sympathique. Nous y retournerons ❤️❤️❤️❤️

Die Lage und Anordnung der Gebäude ist wie aus einem Bilderbuch entsprungen. Am Hügel, am Ende einer Zypressen-Allee und von Weinreben umgeben. Mit Aussicht auf die umbrische Hügellandschaft und in der Nähe von interessanten Ausflugszielen. Die Infrastruktur ist in sehr gutem Zustand und der Service der Gastgeber ist top. Wir kommen wieder! 🙂

Wie waren eine Gruppe von 26 Personen und alle waren extrem begeistert! Kinder und Erwachsene! Selten erlebt man ein so liebevoll und perfekt gestaltetes Haus, vor allem in dieser Größe! Stilvoll, funktionell und bis in jedes Detail perfekt durchdacht und gestaltet. Lage und Umgebung sind such sehr besonders. Definitiv eine Empfehlung.

We had a fantastic week with family and friends in this villa. Villa is better than pictures, lot of space both indoor and outdoors, Swimming pool a bit cold temperatur but very nice with the outdoor kitchen that we used for baking and homemade pizza in the oven. Just fantastic, would love to come back

Super semaine de vacance. La maison magnifique est idéalement dimensionnée pour nos 5 familles, surtout avec la tour qui a permis aux adolescents d'avoir une certaine indépendance. Dommage que l'eau de la piscine ait tournée mais cela ne nous a pas empeché de nous baigner chaque jour. Accueil sympatique et discression de Orieta. Et bravo pour ce superbe gazon très bien entretenu !

A truly magnificent villa! The reception by Orietta, with an extensive tour of the whole villa (including the tower and all the facilities), was great. She also passed by several times to see if everything was ok. The bedrooms were all spacious and included their own bathroom. The beds were good, with also a set of towels for each bed, and everything was clean. We did not spend much time inside because of the good weather, but the main area is very spacious too with a few large dinner tables and quite a few comfortable sofas. Also, the WiFi was fast and stable most of the time. The covered terrace with its enormous dinner table (room for >25 people) was perfect. We were with a group of 21 adults and there was plenty of space for all of us. The view all around the villa was fantastic. The kitchen was also very good, with a professional dishwasher, a big double sink, an excellent six burner gas stove with a large oven. Also there were more than enough dishes, cups, glasses and cutlery. And then of course the swimming pool: it was fantastic. We went to several villas in Umbria, but this was the first one with enough pool chairs for everyone of us. The pool was clean (someone came to clean it daily) and perfect to just float around or for some more active swimming. Again, the view here was awesome. There is so much more to tell about, such as the separate building with table football and a ping pong table, the great outdoor kitchen for both barbecue and pizza baking, and the beautiful, huge tree that was illuminated in the evenings... If you are looking for a truly fantastic villa in Umbria, this is the one!

We stayed here to celebrate our birthdays, in all ten grownups and seven children between one and twelve years old. The week was in all ways perfect, the situation of the villa, the panoramic view in all directions, the pool in which one of us (almost six) learned how to swim, the rooms in the big house, of which one on the grund floor where "the oldest" could sleep undisturbed near the wellequipped kitchen, the porch with the stunning view where we had all our meals from breakfast to late dinner. If you want sightseeing you have a lot around. But it is ok just to hang around in the garden, beside the pool or in the small house for table tennis. "Away from it all" is a good description. Good vine and oliv oil from the owner. Good help from Orietta

A large group of us stayed in this beautiful villa. It's a wonderful space, all the bedrooms were really comfortable, beautifully furnished and cared for. The villa has great views all around the surrounding areas. The attention to detail was appreciated. An amazing outdoor cooking area with a pizza oven that we all enjoyed. The table tennis room was spacious and we had a lot of fun playing in it. I can't recommend this villa enough. We all loved it and hope we can find another occasion to come and stay. There wasn't a list of rules and regulations. Orietta showed us around and was really helpful. It was also great to have a well-equipped kitchen. We tried to find faults but we couldn't! We had a wonderful time with plenty of places to visit if you can bear to leave the villa.
