Had a great time with our family. Everyone enjoyed the house and the location of the house. A wonderful spot off of the beach. Anything else we needed and interested in was a short 5-10 minute drive from our location.

Property directly on the beach, able to walk right out and put toes in the sand. Fantastic views and sunset.

We loved our visit here.. my only issue is the stairs. There are a lot of them. So if you have a hard time with that, maybe this is not the place for you! But the views are amazing and the primary bedroom is terrific! Thanks again Pat! We hope to be back soon!

Our family stayed here for a week and found it to be a very nice property on a clean and quiet section of Newport Beach. Located right on the sand. Master bedroom suite is very well done with its own deck.

great location and property

When I originally booked the house, it was a 4 bedroom but a couple of months before our stay it changed to 5 bedrooms. What a pleasant surprise! Upstairs has been completely renovated and it looks stunning. There are plenty of dishes, cookware, and small appliances in the kitchen. It has a full size coffee maker that was used every morning. The outside has a table for 6 and a charcoal grill. You literally walk off the balcony onto the sand and it’s perfect. There are extra umbrellas and beach chairs in the patio, under the stairs. The parking says it fits 4 but we could only park 3 at a time. It was fine for us though. We rented bikes for the week and our party of 11 would take them as needed. There is a cute coffee shop near us called Al Cappuccino that we biked to in the mornings. There is a donut shop next to it that we also went to. The neighborhood is quiet compared to the activity near the pier. However there is no boardwalk so everyone passes in front of the street side of the house when on walks, runs, etc. Be careful when backing out of parking. Overall highly recommended and would definitely stay here again.

Great location and plenty of places to sleep. Walk right out to the beach! We rented a Duffy boat, took the ferry to Catalina and went in town to the restaurants. If you have a lot of people staying there you may want to bring paper towels, garbage bags, soap, coffee with you if you’re driving. I did door dash from the grocery store because we didn’t have a car . Super fun , very clean and the best dual family vacation I’ve had! Will do it again next year!

We really enjoyed our stay at Pat's house. It is better than the pictures because it looks like he recently remodeled most of the house. The location is great because it is located on the strip of beach that is closest to the ocean. I would highly recommend staying at Pat's beach house!

The home was even better than I had hoped.We had enough room for everyone.The house was right on the sand.My family had a great time and I cant think of anything we needed that wasn't in the house.It was well stocked for 12. Comfy beds and beautiful kitchen and baths! Would definitely recommend.

We had an amazing time on this property. Having the beach at your back door is something that people only dream about. House is spacious and had everything we needed to have a relaxing and stressless weekend. Can’t wait to stay again!!!

The master suite is breathtaking and the time relaxing on the back patio directly on the beach was one of the best experiences we’ve ever had! The owner was very pro-active with great communication and everything was clean, well supplied and ready.

Pat was fantastic, the check-in process was seamless. The place was beautiful and right on the beach. The pictures don’t do it justice. I would absolutely stay there again!

Great not, well supplied. Our only issue was parking. The listing says 4 spaces, but we could only get 1 of 3 cars into the garage because of the transition slope from street to sloped drive down into garage. Wouldn’t count on finding parking if renting during the summer months.

We loved this house! It was clean, comfortable, and had everything we needed. It is actually bigger than we thought from the pictures. The owner was very helpful and fast to respond.

We had a wonderful time staying at this rental. This is the second time my family has visited this same rental. Beautiful bathrooms, plenty of towels, soaps, and kitchen tools/silverware/china, etc. Wonderful location on the beach, great balcony and bedrooms. No complaints except for the difficult time we had getting one of the cars into the garage because it scraped the bottom of the car. The small SUV is lifted higher and able to get in just fine.

Fantastic four days. Wish we could have stayed longer. Worth every penny.
