Sandra is a wonderful host! So quick to respond to any questions and gave us an amazing amount of information to help with attractio s and restaurants i. the area. The condo was beautiful, truly felt like him away from home. Would recommend tis property to anyone we k now who would be visitng the area. Thank you Sandra! Our family have an amazing vacation.

Property was just as listed. Beautiful, clean, and we’ll maintained. Everything updated. Plenty of included toys, games, movies, books - but since we had great weather we spent most of the time at the beach. Beach was quiet, beautiful, clean and never crowded. Highly recommend!!

The condo was exactly as pictured. What the pictures didn't show was all the extras provided by the host in the unit and her kindness and helpfulness. Beach chairs, sand toys, beach umbrella, pack n play, mini high chair, spices, staples, trash bags, soap, and so much more. Sandy couldn't have been more helpful or easy to work with. This is a great location on the beach. Quiet part of the beach not crowded but so close to Cocoa Beach, Port Canaveral and great restaurants and shopping. Will definitely be staying here again.!

Pictures can not do this beautiful place justice. Close to everything yet very secluded in a very safe and quiet beachfront setting. Landscaping is amazing. If you're looking for a relaxing, peaceful setting on a very uncrowded beach, stop looking. Royal Mansions is your place.

Second time at Sandy's Beach, condo is clean, spacious and most importantly close to the beach, if you like watching ships coming and going to the port this is the place for you.

We love this property overall, but this was our favorite of the condos that we have stayed in to date. The condo is comfortable, clean and spacious. Feels like home! It was stocked with just about everything you could ever need and Sandra was even kind enough to leave us delicious Publix cookies, a must in the south!! The best part for us was being able to watch sunrise and sunset right from our balcony everyday. We loved it and will be back! Thank you!

Perfect location. Perfect host engagement. Perfect checkin. Perfect weather. I could go on and on. Cute condo decorated in an adorable beach theme. The location was beyond amazing. The deck was a perfect place to start and end our days. The kitchen was stocked and there were even some condiments etc. heck the fridge and cupboards before doing your grocery shopping. Sandy was outstanding in her communication with me and flexible when we ended up having my mom stay a couple nights with us. Ideal host! The proximity of the beach could not have been better. The pool was so relaxing and kept clean. The property was very well maintained and cared for. I really can not think of anything I would have changed. We will certainly be back!

This is the second time we've stayed in Sandy's Beach House. Location to beach is super! Quiet area! Condo like being at home! Clean! Sandy easy to communicate with! Can't say enough good things. Thanks for a wonderful vacation!

Could not have asked for a better trip. Excellent communication with all information that we could possibly need. Simple check in/check out. Tons of activities extremely close. Property is outstanding!

Wonderfully decorated in beach decor. The beds were very comfortable and the bathrooms were spotless with fluffy white towels. The night lights throughout were a nice touch and the many ceiling fans provided ample air movement. A.C. kept us cool after warm days on the beach. Didn't use the beach chairs that looked a little worse for wear, but the beach towels were nice. We cooked breakfasts and some dinners with available cookware. Used uber eats to deliver 2 dinners that were hot and delicious. We didn't have a rental car, so we used uber and lyft to get around and all the cars and drivers were excellent. Kennedy Space Center is a must see. We spent an entire day there. This truly was a wonderful, quiet spot to spend a few days after a cruise. Sandy is a great host and we enjoyed her beautiful condo. (This is not the place for anyone unable to climb steps... There are lots of them ;) ) kept me in shape! 😊🏖🌅

This place was clean, comfortable and quiet. Only a few steps from the beach and you can see the ocean from the balcony. Our host was fantastic!

Condo is beautifully decorated. The seashells with all the past guest written, is a beautiful touch. The owner was very responsive and is very thorough with all information. Check-in was a breeze. Every thing was perfect. Plenty of cleaning supplies, extra sheets for the beds and plenty of cookware etc. The unit is unique and we enjoyed our stay very much. My only complaint, was the cleaning lady stood out in the parking lot, about 45 min before check out. Our check out was at 11am and we were completely checked out at exactly 11am. It felt a little pushy. She mentioned the guest to check in that day, had arrived and were waiting. Not a deal breaker. Thank you for sharing your home with us. We have been to many condos in the Cocoa beach/Cape Canaveral area and this one was one of our favorites.

My daughter and I stayed here at this property for a quick vacation before going to Disney for my daughter’s birthday. It was a lovely condo, beautiful views, and very well appointed. It would definitely stretch for more people than just two, but we loved having the space we needed to relax and hang out even on the rainy days. We did have a small mishap with the door lock on our last day, but the host was wonderfully prompt and helpful, and the issue was rectified in an hour give or take - we thought it was a Christmas miracle (I’m only half kidding). Would definitely recommend. Thank you!

Roomy, clean, loaded with amenities and an excellent location. Enjoyed beautiful sunrises and watching cruise ships leaving port. The location is quiet and with plenty of parking.

Since 1982 my wife and I have vacationed Florida from Fernandina Beach to MM-0 in Key West and from Marco Island to Pensacola on the Gulf side. Between this and a beach home we rented in Melbourne Beach we've never stayed at a more peaceful, tranquil and restful place. We were 21 and 19 in 1982. We are 60 and 58 now and will be spending the rest of our Florida vacations right here. This place is the best of the best. Thanks for a week full of fun and great memories.

Booked only a few days prior to our stay and luckily it was available. Sandy was so quick to reply, great communication. She was very detailed in how check-in worked, provided every detail we needed in regards to trash, wifi, towels, anything you could need. The condo itself was STOCKED with everything you could ever need. It was very well cleaned, loved the layout, enjoyed the great views and eating dinners on the patio. Couldn't be more happy with our stay.

After many vacations to Florida, this was our first trip to the Atlantic side of the state. It was not crowded at all. The private beach made it so peaceful. Really enjoyed the stay

We had the best time. The location is perfect and Sandy was superb. All the items you forget to bring/purchase were there. We loved it and would highly recommend staying there.

Whole week there was wonderful. Sandy's condo was like being at home, everything you needed was there. Location was super. Place was clean and area quiet. Had a few questions and Sandy was right there to help. But a lot of stairs, so if difficult for you to go up and down think twice before renting.

We had a great stay, there was everything we needed and more!

We loved our stay. Everything was clean and the property was just right for my family. Nothing was so busy that you had people standing over you but yet everything that you needed was just a couple miles done the road. Everything was exactly as described in the listing and even better. The only complaint that I had is that the upstairs TV didn't work properly (the screen flickered no matter what input it was on). This wasn't a deal breaker for us though since we spent most of our time at the beach or the pool it just would have been nice to be able to split up my 2 kids for some downtime away from each other. She had everything that one needs for the beach- sand toys, beach towels, chairs and more! We hope to be back again soon and thank you Sandy for sharing your beach with us!

We stayed here during my kids's spring break time. We loved the property, Sandy was wonderful to work with and helped us out with many things, the beach was beautiful and quiet, lots of things to do in the area. Just wished we had seen a rocket launch to make it perfect, but will have to come back another time for that.
