Beautiful location on the water. The house and some amenities were a bit dated. The property was clean and it was nice having housekeeping come every other day. Rita the chef was terrific and made mornings a breeze by having breakfast ready. I was a bit disappointed in the fact that we had a kitchen sink faucet whose use frustrating because it was broken and leaking water from various parts. I feel like this should have been replaced before we arrived. I was also disappointed with the fact that the main sliding door to the house/2nd floor balcony was broken and unusable after the 2nd or third day. We were forced to use the smaller opening off to side in the kitchen eating area. This should have been addressed immediately so that we were not inconvenienced. I also reported a dangerous situation with a loose metal drain (sharp) in the master shower which was not repaired. Thank you

This place is as advertised. Right on the beach with amazing sunsets, multiple decks to lookout over the ocean, and a clean pool to play in. (Although the ocean was so warm we couldn't pick between the two!) The cleaning service that comes every few days keeps the humidity from making the house feel sticky, and having the option to use the chef for dinners when we didn't want to venture out was such a great option. Would definitely come back in the future.

House was awesome! Pool and backyard are as good as advertised and shown in pictures. Beach and sandy ocean just a few steps away. Rita was the best part of the trip, as we relaxed and she prepared two great meals every day.

We discussed a family vacation last fall, decided on Costa Rica and we could not have selected a better home and location! We had 14 people stay at the home and it was a wonderful experience. Everyone had a great time! Everyone involved with Casa Royal was first class. No complaints! We would definitely stay in this home again! Thanks to everyone who made our week so special.

We brought our family of 8 for their Christmas gift this year. My son and his new wife started their honeymoon here and our son his girlfriend daughter and her boyfriend. We did tons of fun activities amazing house. Had a chef one night. Amazing food. Communication was fabulous. Location above and beyond for groceries and restaurants. The beach house amazing food. Las brisas too. Walk to them both. Can’t wait to come back. The beach is gorgeous just outside the gate. And pool is wonderful

We had a wonderful experience with our family of 12 (ages 80 to 13). The layout of the house was perfect, providing ample space to gather as well as area for some quiet time. Being right on the beach was perfect. Our concierge, Magui was available and quick to respond to questions and help arranging activities. We took advantage of Chef Rita for some meals and she and her daughter were wonderful. The only negative, was inline with other reviewers, the sofa in the main living area is not comfortable and does not make sense for a lounge area. Overall, we had a fantastic time at Casa Royal and would highly recommend it.

property was perfect for our family stay. we lived the pool and beach. wonderful outdoor spaces to hang out. Best of all was our chef. Rita made the trip so relaxing. excellent meals!

The house was much more than we could have ever expected. There were no downsides to it at all. We were surprised that we had cleaning services twice during the week and a landscaper who cleaned the pool on a daily basis. The views were stunning. The concierge could not have done any more to make our trip a one of a kind experience. We had a medical emergency requiring our daughter to eventually be medically transported back home to the US and the concierge kept those of us that couldn’t be with her abreast of the developments during the first 36 hours until her husband and mine were with her 24/7. I cannot say enough good things!

What a beautiful house and location. The house is perfect for large groups or multiple families.

Our family stayed for 6 nights and would have loved to stay longer. There were a ton of us all together. My husband and I, 3 adult children two of which have spouses, he’s 17-year-old 15 year-old and four-year-old granddaughter. There was ample space for all of us and everyone had their own bedroom that needed one. Lots of room to spread out. A really well equipped kitchen. Absolutely beautiful grounds and a great pool. We loved. Having the choice of being up on the upper balcony beautiful breezes and an absolutely spectacular view of the ocean or being by the pool area

Maria made it so relaxing and easy to travel to and then enjoy this beautiful house and location. Nothing beats the sound of the ocean while enjoying the veranda!

The pictures do not convey the beauty of this property. It’s a split level with three bedrooms downstairs and four bedrooms upstairs. Two of the upstairs bedrooms have bathrooms in the rooms. The master bedroom is worth the stay alone. All bedrooms are spacious. There is plenty of room inside for a large group to gather in either of the living rooms. The outside gathering spaces are perfect for hours of relaxation, while listening to the soothing waves. The pool is a perfect size to relax and chat. The backyard is beautifully gardened to make you feel like you are in a Costa Rica paradise. There are two outdoor showers. There is a smaller patio with a gas grill that we used. The house is clean and modern, and there were enough pots/pans/utensils that we grocery shopped and cooked some meals at the house. There is a blender, coffee maker, etc. However, upon our arrival, there were no leftover condiments / odds and end food from previous guests. We bought everything we needed to make our meals. There are also restaurants and shops within walking distance, so you don’t have to go far to eat and purchase small snacks and drinks. We took a longer ride (30 minutes) to a big grocery store to stock the house for meals. The views from this property are what you vacation for. The beach was not heavily trafficked, and I was amazed at how the dogs roam freely along the beach and do not bother a soul. The housekeeper was great! She visited one day, midway through our five day stay, to tidy up and rotate the towels. I had to ask for more wash cloths. We did bring detergent pods and used the washer/dryer at the house. The area felt EXTREMELY safe! When I walked up and down the beach, the area didn’t seem back to it’s pre-pandemic state yet (empty rentals). So, maybe the area is usually more bustling, but for us, we felt like we were vacationing in a non-tourist area, which made it that much more peaceful. Maria from Tropical Homes was THE BEST!! She actually met us at the property upon arrival, to welcome us to CR. Her response time was always fast, she answered every question I had, and she helped me plan a whole itinerary for the group that we vacationed with. We did ATVs, jet skis, massages, and an Adventure Tour, which she prearranged. She also scheduled our Covid testing to be done at the house and guided us to the “bigger” grocery store so that we could food shop for meals. I wish I had her for all of my vacations! Highly recommended!

Homes is very nice and spacious , yard is beautifully cleaned and maintained, beach nice and clean . Loved it will come back. TropicL homes was wonderful to us amd our stay.

Everything I can say is positive! The house is as lovely or even better than the pictures indicate! It is well laid out for potentially 4-5 groups. We had 7 adults and 6 children and had very adequate space. The communal space is fantastic, allowing for many different places to congregate. The outdoor area is gorgeous, with lovely landscaping, pool, privacy, easy access to a very private beach and absolutely wonderful sunsets! The gardener, Carlos, is there daily taking care of the yard and the pool. The maid, Nancy, is there every other day and does a fantastic job taking care of cleaning, even around a lot of people. We had a chef one night who provided us with so much delicious food- and did the entire clean up!! The kitchen is very well stocked...we could have just used some more Tupperware to store all our great leftovers! Last but not least, our concierge, Roxy, was so so responsive and accommodating! She was always available and responded in minutes when contacted about anything needing attention or simply a question! She helped arrange transportation, excursions and the chef, and was able to get better prices for us than the listed prices. Potrero is a small town, easily walkable from the house, with plenty of restaurants to eat in. Everyone we encountered was very friendly! Costa Rica was definitely Pura Vida for us this Thanksgiving! We are all talking about when we could do this trip again! Thank you to all!

Our group of 13 family members just spent 5 nights in this beautiful home and we didn’t want to leave! Roxana our concierge was amazing, accommodating, and SO quick to respond to any questions. The maid came twice during our stay and also did a great job. As for the home - these photos don’t do it any justice at all. We had plenty of space for all 13 people and just the right amount of bathrooms. The supermarket down the road was convenient and within walking distance. The beach was gorgeous and completely empty of humans. It felt like our private beach! There is also a cute beach bar called the beach house within walking distance of the house we thoroughly enjoyed. The pool is well maintained and just the right temperature. The views from this home during sunset are to die for, everyone in our party could not stop raving about the house. We had plenty of beach towels, pots and pans to cook with, as well as dishes and glasses. The tap water is drinkable and we had a chef come to the home to cook dinner for us on 3 different nights. Hugo and his team did an amazing job for a reasonable price. We will be back for sure and would 100% recommend this home to anyone and everyone wanting to visit Costa Rica. Pura Vida!!

This place was great for our family of 10 adults and 2 kids. We have stayed at several beaches in Costa Rica and loved how easy it was to walk to a great grocery, the fruit stand, and several restaurants. We hope to come back again!

There were some issues that I will summarize here: 1. The check in person from Tropical Homes had never been to the property until he met us. He was a very nice guy but did not have answers to some of our questions and to call for help several times. 2. We were never able to fully understand the operation of the TV and DVR. The prior guests has messed with it and no one knew how to fix it. Our grandchildren wanted to watch some movies and were never able to do so. 3. The front door does not stay closed and swing open and make a loud banging noise. To remedy we had to always have it locked which was inconvenient. 4. The bathrooms are not very well equiped. We were told there would be hair dryers and there were none. There very very few towels and no soap which one would normally expect in a high end vacation rental. 5. The gas grill would not always ignite and there were no matches or lighter to use-very frustrating! 6. We had a chef organized for three different nights. We did not always get what we had ordered and they arrived later than requested. Bottom line-great place with spotty service

This was the second time my family has stayed in Potrero. The town is great...small town, but plenty to do and to eat. This house was very clean and in great condition. The staff at the house (maid and pool/yard maintenance) and the concierge were 100% on top of it. The outdoor spaces are great and the beach is just steps away. There are several fruit trees in the backyard as well!

The house was very comfortable for our group of 10 (6 adults, 4 kids). Relaxing and watching sunsets from the second floor outside living area was definitely a highlight, as was eating on the magnificent outdoor wood table. The grounds and pool were well kept; the pool is on the small side. The house was not quite ready upon check-in; the cleaning service was still there for several hours after we arrived; also, the cleaning service was scheduled for Tuesday/Thursday, but the second day was unexpectedly rescheduled for Friday (the day before we left). The direct beach access was very convenient for swimming and fishing. The beach directly in front of the property did have a small pile of construction wood/debris which detracted slightly from the cleanliness of the beach. We cooked most nights, so did not explore all of the area restaurants, but we enjoyed the pizza from Casa Celeste, both dine-in and takeout. The small grocery store just down the road (Merkdo) is well stocked and clean; definitely the best of the smaller stores in the area. We took a fantastic all-day fishing/snorkeling boat trip and Potrero was a great launching point to explore the other beautiful beaches in the area. We did not take advantage of the nearby sailing club (just a few steps down the beach), but they have kayaks, paddleboards and sailboards for rent. Roxana was very helpful in arranging airport transportation. We definitely enjoyed our stay.

Just an absolutely fantastic property on the perfect beach! We had such an amazing experience and cannot recommend this property enough to anyone staying with a large group! We had four families with eight kids from 2-11 and it was absolutely amazing! We will most definitely be back and will definitely stay at Casa Royal in the future! This is the best location in Guanacaste if you are looking for somewhere central to explore but still right on the beach this is the perfect spot. We explored all over Guanacaste but felt as if we could have never left the property and still enjoyed our time! Thank you sooo much for such an amazing vacation!!!

The house is located on the beach and is sufficiently large for a big group such as our family. A maid came three times to keep the house clean and the pool was cleaned daily. We saw someone working on the lawn once though the landscaping is not as lush as neighboring ones. But bring a hair dryer, your own personal soap, and Kleenex. We had to call several time to have repairs made and lost wi-fi on the last day there. The photos show a beautiful house in a lovely setting but not problems a customer will encounter. I cannot fully recommend this property until some repairs are made.

Casa Royal is all that you can imagine and then some! A group of 12 went stayed there for a week and the house and amenities were simply amazing! It is roomy, comfortable, and located in a very convenient spot. It is away form all the craziness of Playa Grande and Tamarindo (about a 30 Minute Drive), but close enough to go if you want. It is close to markets, restaurants and such, so you don't need to drive far. The sunset views from this place are spectacular! Roxana and staff were extremely attentive and made sure that all of our needs were met. I will definitely visit Cota Rica again and needless to say that this will be the place where I will be staying! Can't thank them enough for making my 40th Bday trip a memorable one!

Our stay at Casa Royal was wonderful! The pool was relaxing and large enough for my family of 10 to float around in. We were just steps from the gorgeous beach. We were able to walk to many restaurants and even a small supermarket. We loved La Pearlas. It was a family friendly restaurant that had many games and activities for us all do to while waiting for our food. Roxanna our conceirge was always responsive and helpful with arranging transportation and our excursions. She even arranged for me to take my son to hospital when he became sick. Only complaint is the day we left we weren’t getting picked up till 11:40 am (checkout is noon) and we had many staff members hanging in the house with us. It made us feel uncomfortable, like we were being pushed out even though checkout wasn’t until noon.

We were a party of 10. 2 families. 4 adults, 6 kids. Plenty of rooms to choose from but only 1 master, really. The "second" master is very small and has a small bathroom connected. House is very much as pictured. It is in a great location and one of the only houses we found on the beach with a pool. This made the trip for the kids. They loved going out to swim in the ocean daily. It's located in a bit of a bay so the waves are not rough. The kids could swim with each other and you could watch them from the house. Surf was mild so they swam all day long. The only negative was after paying basically 5 star hotel prices, you don't get any soap, shampoo, etc. I thought for $800-$1,000 a night you'd get a bar of soap in the shower. There was soap at the sinks and dish soap. It's difficult to "furnish" a house when you will only be there a week or so. It came with nothing, no salt, condiments, nothing. After calling concierge they brought a few basics over like foil and plastic bags. Roxanne was very responsive but Jesus did not return our texts. The housekeeper comes every other day and was very good. The house does have dishes, pans, towels, and sheets.

We loved this house from top to bottom. Tropical Homes was the management company and because they were local all problems were fixed immediately( except the ceiling fan in master) it was still top notch. The concierge Roxanna was awesome, she was there for all our needs. She set up pick up for all our trips even though I had booked them. If we had an issue she got it handled. She made it even better!
