The house was perfect for our annual guys trip to watch the Ole Miss football game. The house is appeared a little older but all we needed was a place to clean up and crash.

really enjoyed the stay. missed being able to use the dock but otherwise wonderful and spacious. really close to big lake and dam.

Nice place, clean inside, great location if you want to visit Sardis lake. Quiet neighborhood was very pleasant.

As an entertainment space, it met expectations and the property had the best air conditioner ever! The property needs some attention though- upstairs bath tub had not been cleaned, dishes had been left in the dishwasher and laundry discovered in the dryer. No wifi/TV available the entire stay. The host had a new modem sent, but it did not resolve the issue. The toaster didn’t work nor did the front right burner of the stove. We had a great time but there were definitely some trade offs.

The home was clean. Cal, the owner, was very responsive. With any requests we got an immediate response and follow up. The home was roomy and accommodated the 6 adults and 3 children easily.

We had a wonderful time together! The beds were so comfortable! The couch in the den was big and comfy, too. Great location for our needs. We would definitely come back. Thank you!

Six family members came from out of state to visit grandchildren and great-grandchildren (five people) who live in Mississippi. The check-in process was simple and easy. Based on the pictures we thought the property was in a remote area, but it was actually in a safe and quiet neighborhood. The dock was damaged and inaccessible, but the owner notified us of this fact and it was not a problem. It will be incredible to visit once the repairs are made to the dock! We did not have any real issues with the home. There were a few minor concerns (loose door knobs on interior doors, loose ceiling fans, loose light fixtures, a couple of non-operational lights/fans, damage to a wall in one room, stains on the carpet in another). The drain on the upstairs tub was slow and the downstairs thermostat was controlled by a Nest unit which we could not change. None of these things caused significant problems for us and we did not feel the need to reach out to the owner about them. Little things like hand soap for the bathrooms, trash bags, and coffee were not stocked in the home. These missing items were not a big deal and were easily fixed on our first shopping trip. There was a k-cup coffee maker which was perfect for our family! There were plenty of small kitchen appliances (crock pot, air fryer, etc.) available in the pantry. One of the burners on the stove did not work, but we were able to cook for the family without any trouble and use the microwave for leftovers. It was great to be able to do laundry in the home. The screened in porch and the fenced yard were perfect places for our three and four year old grandkids to play. We had a wonderful time making memories with our family!

This home has a very nostalgic cabin feel. The location is super convenient and easy to find. The decor is as expected of an older lake cabin. Inside the house was very clean and well stocked with everything we needed to prepare meals for our group. Screened back porch is serene and private. The lake view, and garage area beneath the home were nice, but could use a little modernization. Overall a good value, clean, and well-stocked…plenty big enough to accommodate large groups.

The property needed cleaning on the outside- leaves were under carport (needed blowing out) and brother in law stepped on a snake in carport when getting out of car. Some mold on siding. We thought we could fish off of deck, but it was too dangerous. Inside really needed a deep cleaning. Refrigerator was nasty, (had hair in it - which we cleaned out) freezer was nasty. (we did not clean it out). Knob not working on big stove burner. Grill unusable. Only 3 bath hand towels to use. We bought some cheap ones and left them there. Positive - Beds were very clean and comfortable. Overall, it was not the vacation that we thought, but we did make good memories and can laugh about it later. I know that you shouldn't expect a top-class place in Sardis, MS, but we feel that, if the place was really cleaned, ( inside and out) updated some, that this would be a nice place to stay. The host was very prompt in responding. I have never left a negative review on any place that I have stayed and don't really considered this negative, just disappointing.

This was our fourth year to stay in this house for our family lake weekend getaway! We always have a great time and we appreciate the owners being so nice!

Great place to stay, quiet and relaxing atmosphere.

We had a few hiccups but Cal was super fast to respond and make things right! We had plenty of room for 8 of us and enjoyed the screened in porch most of all! We rented a boat at the Sardis lake marina which is very close! The kitchen was well equipped with everything we needed for our cooking culinary family!! Saw two deer this morning out back! Thanks to Cal and Magan the housekeeper both were accommodating 👍👍

The house was clean. We repaired some of the screens on the porch when we arrived so that we could use the porch. And it is not mobility accessible.

Surroundings were peaceful and we really enjoyed sitting in the screened in back porch area. We had good conversations and enjoyed our time. Cal, the owner of the property responded quickly to any issues that came up.

Property was wonderful, only one TV working, the Cabin was freezing at night ,unable to control temperature due to thermostat was locked.

Overall great experience. The gathering areas of the house were great and all the furniture were comfortable. Outdoor areas were fine but could use some upgrades . All in all it was a great time. Parking was a little snug

The house was very clean and all 7 people enjoyed the inside for sleeping and getting ready. The lower level worked great for cooking and eating. One issue we had was with the parking. We had two boats and a trailer. We were able to wedge them in but very tight. Also the neighbors dog barks all night.

House was nice and clean inside, poor upkeep and trashy outside. Flooded garage after rain. Would be very nice if a little money was spent on outside. Aycockhair sign over garage should be removed.

The cabin is in a great location. It's spacious and will accommodate a large group. The porch, backyard, firepit and view of the lake was very nice. The listing indicated 4TVs but there were only 2. One in the family room which was nice. The other one was in the lower level master but it was an outdated TV. We went out and purchased a small TV to use. There is a catch bucket in the cabinet beneath the kitchen sink which we had to empty during our stay. The boat had not been maintenanced for the season, therefore unavailable to rent. The dryer broke during our stay.

This was the perfect location for our friend group to have a little reunion.

Easy and efficient communication with property owner. Property was clean and the screened in porch with the water view was spectacular. Not too far from towns and lake.

We were in town to visit family and go to an Ole Miss football game. The drive from the rental to campus was reasonable. The rental could use updating and we were awakened by a nearby Rooster both days.

It was very smooth experience, the owners were very nice and the place was impeccable

This the 3rd time our group has stayed at Carl’s for a game weekend and it is always perfect.

We stayed in the area to enjoy some Mississippi Crappie fishing. The fishing was good and this property had everything we needed to prepare meals and just relax.We enjoyed our stay.

House was exactly as expected. Cozy. Plenty of kitchen pots and pans for cooking. Great screened in patio. Perfect for our family!

Easy booking process. Everything was ready for us upon arrival. Charming lake house away from it all. Drive to Oxford was a pleasant one. Plenty of food options and shopping in Oxford , less than a 30 min drive. Also enjoyed eating at Rafters on the Water which overlooked a beautiful lake and marina.

Great experience! We were in town installing cameras on the school buses for Batesville SD...
