We rented the full duplex and it was a super nice stay! Very clean and comfortable for our adult spring break trip. The photos on the listing don’t do it as much justice - we found it to be very spacious with enough room to spread out. Great booking!

Our family enjoyed a wonderful Thanksgiving in Newport. The location can’t be beat. We walked everywhere - beach, pier, shops. The home was comfortable and well appointed. And the hosts were fantastic - responsive, communicative, and kind. We hope to come back!

We stayed here as a group of 11 (2 families, 4 adults, 7 kids) for a long-awaited reunion. Having both units allowed for plenty of spacious together time, with built in privacy as well. We took advantage of both kitchens and all of the beach gear for a full day of fun just a few houses from the sand and waves. Communication with the property manager was prompt and easy-going. This part of Newport is relatively calm and uncrowded, especially in the fall. We would definitely recommend this for other similar groups!

This house exceeded our expectations. Each bedroom had it’s own bath. We had 5 couples and the house was perfect! Literally a block from the beach. The house had all the fun stuff needed for the beach! The host was responsive and kind! We are definitely going to make this our yearly vacation!! Perfect neighborhood and location. We hired a personal chef for a dinner one of the nights and it fit 15 of us comfortably. Thank you!

Enjoyed a week stay just steps from the sand at beautiful Newport Beach in Tim and Rory O’Neil’s 2-entry home. Accommodated our 5-family group so well with two master bedrooms with in-suite master bathrooms, and one queen, 2 doubles and 1 room with 2 bunk beds all with bathrooms adjoining. The kitchen downstairs and upstairs allowed for storing a weeks worth of food though we did most of our prepping and cooking in the downstairs kitchen. Super easy checkout instructions and host was so kind to work with us during next door construction. Pack-n-plays and high chairs were a definite plus. Also enjoyed beach toys and chairs plus sturdy wagon to tote everything down to the beach front. Thank you!

Fabulous stay in this gorgeous home and incredible location. The amenities were outstanding with everything we needed or wanted. Rory and Tim were responsive to every email and message. Close walk to the beach made it easy for napping babies.

Beautiful home with plenty of space for the 10 of us. Nice elevated outdoor seating outside of bedroom. Everything we needed for our trip. Great communication with owner . Would help to clean the jacuzzi tub and adjust shower doors . Minor nitpick for a great property. Would stay again.

From the get go Tim responded quickly to all my email questions. The home was gorgeous and had beautifully equipped kitchens. The front patio was a little small for our huge family but we made it work. Lots of beach towels, beach chairs and boogie boards, and it was so nice to not have to pack those items. Home needed some minor repairs which weren’t much of a problem. At check out I notified Tim of these repairs. Great location! Park close by for kiddos was a plus! We lost a day due to tropical storm so I was kinda upset about that. Time lost is money wasted and kids were soooo disappointed that we had to go home early. All in all, we did have a joyous time all together in this beautiful home!

Our weeklong stay at this property was incredible and we highly recommend it. This was a perfect fit for our family reunion. We were just steps from the beach and the property was able to nicely accommodate our extended family including adults, young adults, a 3 year-old and a 6 month-old. The property managers, Tim and Rory, were very responsive and kind. They were the perfect hosts! The house had everything we needed for a week at the beach: beach chairs, beach toys, etc. The property was very clean and had excellent furnishings. The gathering area in the front of the house was perfect for family dinners and game nights. We will definitely stay here again!

This house is amazing and the property manager is so helpful and kind. The home was very clean and very well appointed with the kind of things you might need to stay a week away from your own home. We loved the location and the furnishings, TV's and most of all the front porch and back deck! We had a great time and we definitely be back!

This property worked perfectly for our group. We had five couples and a few babies and kids. The devision of the floors was great for naptime and early risers, and the laundry being accessed outside also ended up being a plus for the same reasons. The three parking spaces were perfect for our needs and so needed with the scarcity of parking by the beach. The beach was such an easy walk, and the outdoor shower being plumed for hot water was a big hit with my kids who were sandy and cold after playing at the beach all day. Tim was so gracious, great at communicating about our trip, and very prompt helping with a minor problem we ran into. The property itself was clean, in good repair, and had everything we needed and more. We would all definitely stay here again!

We are so happy with our experience at this property that we want to make it an annual event. I was so impressed with how stocked it was for a beach experience. Sand toys, boogie boards, coolers, beach towels, sand wagon etc. The only small issue was old pizza crust and water bottle under dresser. The host was amazing and was easy to contact and work with. We loved how close it was to the beach so we could walk back for lunches and naps for the babies. It was very updated and comfortable. Thanks for such an amazing place to have our whole family together.

Just as advertised! Spacious and well-equipped, it was great for our family. Our host was superb. The proximity to the beach - a nice, quiet beach - was something each of us loved. The upper level windows provided great light. Everything was clean, plenty of closet space. There were 12 of us and we were able to spread out using both levels.

AWe had a larger party stay at this property and it was perfect!! Tim was so communicative and sweet! We had issue with the fire alarm system and Tim was over in minutes to fix it! We absolutely loved the location and the ability to walk almost anywhere nearby - especially the beach! Thank you so much Tim!! We had a great stay!

Our group of 15 (8 adults and 7 children ages 9 months to 6 years) had a spectacular time in this beautiful, clean and well situated vacation home. It was the perfect size to fit everyone and the property was stocked with all of our needs including high chair, pack and play, kitchen items for cooking, toiletries, super comfortable beds, and more! We loved the accessibility to the beach (only one block!), ample parking (3 spots including garage!) and laundry. We enjoyed relaxing breakfasts out on the front patio in the sun which was amazing for the middle of February for our mostly east coast - originating group. The location was perfect: within walking distance or a short drive from many restaurants, landmarks, and fun activities for the entire group. Tim was fabulous with communication and very accommodating with our check in time. Just an FYI that the upstairs and downstairs aren’t connected from inside (stairs are outside, so it’s like two separate apartments), but it worked well for our group so that we could have separate nights with the guys taking care of the kids upstairs while the girls hung out downstairs or vice versa :) All in all, we would definitely recommend this home for any multi family group. We can’t wait to come again!

The property is fantastic and was perfect for our group of 12! The location is a quick walk to the beach or uber ride away from so many different places. Tim was very accommodating with our check-in and check-out times, which made our stay even better. I would definitely stay again and recommend to everyone!

We had a great stay at this property. We had 5 couples and it worked out really well. Loved that each couple had their own bathroom. Check in/out process easy and property manager very responsive. Great location, easy parking for all of our vehicles.

We stayed here with our family and out of town family for our sons wedding. It was great to have the two units and so close to the beach. Everyone had their own space with lots to do. It was a great place for our morning and evening gatherings as well. We will definitely stay here again

We stay here for a week with my parents, our married children and two grandchildren. We loved staying here. Tim was great to work with, and the house had everything we needed. The house is perfectly located, close to the beach and a short drive (or even a walk) to the grocery store and many restaurants. There is also a playground that our granddaughter loved visiting every morning. The biggest bonus of this house is that every room has its own bathroom. The master suite actually has two bathrooms! It really was perfect for our family. We hope to stay here again.

This place was wonderful. We had 15 guests, 4 families with 7 young children and everyone was very comfortable. Very clean, well appointed, tons of beach toys and beach towels. Pluses include patio seating for 8, very nice grill, EVERY BEDROOM HAS A BATHROOM!. There is outdoor shower which keeps the house from getting so sandy after those Long Beach days. We brought our paddle boards and were so pleased to find that just across the street by the little park is the perfect place to put them in to explore the beautiful canals around Balboa. There is a great little liquor store that’s also walkable. We went to dinner out one night and walked about 20 minutes, no driving or UBER needed. Tim, the host was impeccable, with immediate repsonses to our questions both before and throughout our stay. 1 minute walk to the beach a MUST if you have littles. I highly recommend this rental. The house was so close to the beach it was easy to get15 people to the beach. The air conditioning kept us very comfortable . Close to two parks, which were easy to walk to, so kids had a chance to run around other then the beach. We were able to walk to restaurant one night. All and all it was a lovely week.
