Caye Villas became our home away from home. The house, people, area, excursions... "all the things" were above and beyond amazing. We made friendships and memories that will last a lifetime. It was our first time in Belize and we plan to visit again. We'd definitely come back to Caye Villas.

I have stayed at Caye Villas numerous times over the years. It is one of my absolute favorite places. The grounds are immaculate and the villas are well maintained & equipped with most anything you might need. I'm already looking forward to my next stay.

Had a great time, property was great, neighbors were friendly, and Damien and the rest of the crew were top notch.

The villa was very clean and comfortable with everything we needed for our stay, even tupperware for your leftovers, which we often don't find in rentals. They helped arrange anything we needed, including the golf cart rental and airport transfers, which was very helpful. Damain, the on-site caretaker, was lovely and was available to answer questions or get us information or items we needed, and the night security guard and the housekeeper, Amparo, were fabulous, as well - Amparo even did a load of laundry for us. Unfortunately there was the sargassum seaweed on the beach, but they had someone out there almost every day raking it up and removing it - they're doing their absolute best with a situation completely out of their control. I recommend planning your excursions with Clinton, as recommended by the property, and make sure you go to Mexico Rocks! The property is fairly far north of town, so be prepared for a longer golf cart ride to many of the restaurants, and maybe request a stop at a grocery store south of the bridge on your way in the taxi. Not a ding, just a note. All in all a lovely stay, and we'd recommend to anyone!

My husband and I spent a week at the Caye Villas to celebrate his 40th birthday and enjoy a little time away from our small kiddos back in the states. We were impressed from the very beginning by the communication before our trip as Kristie helped to organize our transport from the airport in Belize city to the VRBO as well as helping us get a golf cart for the week and any groceries. Damien lives on the property and takes exceptional care of the property and was extremely helpful and friendly our entire stay. He arranged for my husband and I to get couple massages on our patio and helped organize communication with Clinton for all our adventures needs. Amparo came and cleaned our place every 2 days and washed and folded our laundry which was so nice. Vladimir and Rocky (the guard dog) made us feel safe and entertained our entire visit. The villa is a little on the older side but well cared for and had everything we needed. The property is stunning with views of the ocean from our large oversized patio. We enjoyed the slower pace and quiet life of this VRBO. Would highly recommend staying here and can’t wait to come back.

This is must stay in Belize! A complex of 5 villas with a large pool, right next to the beach. Great spot to relax and enjoy your family vacation. Great staff available to assist with all your needs. We highly recommend Caye Villas!

Great place to stay.

This villa was set up well for an extended stay. We stayed a few nights and explored the area. The hosts made the golf cart rental and transportation easy. The caretaker and cleaner were extremely friendly and helpful. The beds were comfortable and we felt right at home! The beach was disappointing (not just here). The garbage and sargassum weed were so thick we couldn’t play in the sand with our toddler. We felt like we paid extra for beach front and then couldn’t spend much time on the beach! Otherwise everything was as expected!

We really enjoyed our time a Coral Caye Villas!! Hospitality was exceptional and we really enjoyed are stay. Only draw back is the sargassum on the beach. ☹️ Highly recommend this place!!

The property was lovely and peaceful. We cared for by Damien and Secured by Vladimir. They were very helpful aswell. If you plan to go to San Pedro you will need to rent a golf cart as it is too far to walk but there is a small grocery and fruit stand nearby within walking distance as well as a few restaurants. The kayaks on the ocean or in the pool are a lovely way to spend an afternoon. A great retreat!

We loved everything about our experience!

Communication with the property manager was super easy & she was very helpful. They scheduled our flight from Belize City to San Pedro & had a driver at the airport to pick us up when we got there. The golf cart was scheduled & delivered to our cabin as well. When we got to the cabin, we were greeted by Damion. Damion is amazing! He helped us with the check-in and answered any questions we had. He also helped coordinate our excursion with Clinton. (If you are planning on doing any excursions, book with Clinton. He is also amazing!) The house was just as they described. The cleaning lady came every couple of days to tidy up the place & would do any laundry we needed done. Overall, this was a great experience. We are planning on coming back for sure!

The property was just as pictured and we would recommend it however the property manager was difficult and the owner refused to communicate directly by phone. If the issues were resolved we would happy to book again.

We had a wonderful time in this perfect little house. Large comfortable beds for us and our two kids. Gorgeous open air balcony that overlooks the pool and beach. The pool is great, kids loved swimming in it. There is scuba nearby (we finished our open dive certification while here - Sam with Scuba Daze was wonderful and patient with us). Damian is amazing and helpful with absolutely everything needed anytime. Amparo keeps the house perfectly clean and did our laundry (so appreciated!). Janice is so amazing - she helped us with every step including transportation to the house and grocery delivery and golf cart rental and COVID testing that comes to the house before the flight. Definitely recommend that you have Janice help you set up everything needed. My girls also loved the dog Rocky and cat Steven. Highly recommend this house!!

This is a beautiful villa with a caring staff. The photos don’t do the place justice - it’s well equipped and nicely decorated! The pool is fantastic. The only negative that we experienced were the mosquitos. Despite the property spraying for them, they were abundant…and ruthless. Hundreds would attack throughout the day (6am-10am and after 4) and would even follow you in the house. After having lived in tropical climates throughout Africa, have never experienced anything like this. I understand that there is nothing that can be done - other than maybe more aggressive spraying? We just ended up ordering food delivery so that we didn’t have to deal with them!

There was only 1 other couple at the property so we pretty much had the place to ourselves. Janice and the team handle EVERYTHING from commuter flight, golf cart rental, taxi, and can help you schedule any activities you want. Damien and Vladimir were there on site to answer any question we had. First day we went to Secret Beach… about 20 minute golf cart ride from the villas. Absolutely gorgeous! Water is so clear and really wasn’t crowded at all. Second day just hung by the pool and Janice arranged for massages. They set up their tables close to the beach where you could just hear the sound of the wind and the waves. So relaxing! Last day we went out with Clinton with Ali Mermaid to do some snorkeling which did not disappoint! Got to swim with nurse sharks (yikes!) The best part about Ambergris Caye is that everyone is SO nice. (English is primary language) The food is absolutely amazing and there are so many cool little places to eat. Our favorite was Tipsy Lobster, Truck Stop, and Pur Taco Bar. It’s so cool just running the island on the golf cart and exploring. We felt very safe the whole time. My parents went with us on the trip and on the last day decided to extend another week! Such a great experience and I can’t wait to go back!

After being cooped up for so long, this was an amazing getaway. We couldn’t have asked for a better experience. All the staff at the property were fantastic, the property itself is beautiful and Janice was so responsive to all of my never ending questions. The 5 of us girls felt completely safe the entire stay. I highly recommend!

We had an amazing time in San Pedro, The host, caretaker and everyone related to Caye Villas were amazing!!! I can't say enough great things about the entire stay, they made everything seamless from the moment we arrived. The property is amazing and they had a golf cart waiting for us to explore the island their recommendations for dinner and entertainment were fantastic. I have stayed at many places but none of them compare to staying at Caye Villas

This is our second stay at Deborah & Maxime's villa. It felt wonderful walking back into their home. Damian is the BEST ever, Amporo made certain everything was clean, fresh, and pretty. We felt safe with Vladamir and Rocky (& Shadow!) on security duty. We really hope to return for a longer stay now that we are both retired! Love this place!

Everything was perfect! The villa is splendid - clean and comfortable with all the amenities of home. The area is quiet and laid-back. It seemed very safe, and there is a night guard on duty. The entire property management team is excellent. They organized complementary taxi service to pick us up at the docks and helped us arrange our water taxi to the caye, a golf cart rental, and lots of tours. Amid the panic of COVID-19, everyone was incredibly generous and kind. I give this villa and the team my absolute highest recommendation.

We really enjoyed our week at the house. Damian was incredible. Our every need was taken care of from the moment we scheduled. They booked our flight from Belize City and the golf cart. Picked us up at the airport. It was seamless. Everyone was so kind and helpful. We had a great boat day with Clinton snorkeling and exploring. The kitchen we nice for cooking. Damian set up the grill for me one evening which was so lovely. We loved having Shadow the cat and Rocky the guard dog come around for visits. The grounds are beautiful as so well kept. The housekeeping was also great. It was pretty stormy a couple of days so the beach had lots of beach grass so we didn't swim much at the beach. Our only issue was the beds being on wheels. Every time my husband turned over it woke me up. I'm a pretty light sleeper though. So it might not bother someone else. Thanks for sharing your awesome house with us!
