Our family of 6 (4 kids) thoroughly enjoyed our stay here. Great access to the beach. It's literally 30 seconds away. You can see the ocean from the bedroom windows. We came to surf and we were not disappointed. We visited at the beginning of January and had a wonderful surf all week right out in front of the villa. You have access to the entire complex with a community pool and a nearly private beach. Not a lot of people coming to this beach unless they are staying in these villas. There are a few sandy spots, but the majority of the coastline in front of the villas is reef. But walk 15 minutes down the beach in your due to Sandy Beach that is great for swimming. Kids loved exploring on the beach and finding coconuts. The loft above the bunk room is also a great hideaway bedroom. Overall this place is great. Had everything we needed and then some!

We will be back. This place is what it says it is. The beach access was so nice.

Property and location were excellent. Only complaint is the constant loss of water pressure while showering. Otherwise, perfect location, plenty of space. Beautiful, PRIVATE beach, quiet and safe neighborhood. Less than 10min from downtown Rincon.

Great stay in beautiful huge villa fully equipped. My wife and I saw sunrise and sunset almost every day with long walks on the beach. Nice pool and security team at complex super friendly and helpful. Crash Boat beach is a wonder and there is great food. Thanks Tim, Margaret and Kenny for great advise and awesome communication!

We enjoyed our stay at the villa. This was our first visit to Puerto Rico. The property was clean and well stocked with towels and kitchen items. The beds were comfortable. It was a quiet place perfect for our family. The villa is steps from the beach. The owner had some great restaurant information and we did visit some to include Casa Islena and The English Rose. We really enjoyed our vacation.

Our family really enjoyed staying in this villa and this area. It was close to everything we needed including local family in nearby towns, which was convenient for traveling. The villa itself was clean, comfortable, and cool. It had everything we could ask for. We spent every morning at the beach! Thanks for the great stay and great accommodations. Looking forward to returning!

Hoping to be back after I retire for many many years

Villa is in a great location, just steps from the beautiful private beach, and two of the three bedrooms have a view of the ocean. Check-in/out was very easy and property owners were very responsive to my questions. We would rent this villa again.

The oceanfront location with beach access made this a perfect location. Check-in was easy, the villa was spacious and well stocked, the host was very responsive. We could not have asked for a better experience. My favorite part was the roof top terrace with an ocean view. I took my coffee up there every morning to read, enjoy the view and the sound of the crashing waves. We also had dinner up there where we were able to watch the sunset. Tim and Margaret have the villa stocked with everything you need to enjoy a beach stay. We tried several of the restaurants and suggestions in the Welcome letter and were not disappointed with any of the suggestions.

This house is perfect. It’s located feet’s from the beach. The beach in front of the property is perfect. Stayed with our family and we all Loved it. We surged and snorkeled. We watched the sunset, played cards and dominos and star gazed at night on the rooftop deck. The kitchen was perfect for fixing all Of our meals. Rincon is a great location and this house made our vacation perfect.

We were thrilled to find such a beautiful place in Rincon for our month stay. We drove a bit for most restaurants, shopping, etc. It was worth it considering the peaceful setting and the comfort of the villa. The ocean was dramatic, the grounds beautifully maintained and the villa lovely in every respect. Highly recommended!

Amazing place , super family friendly

We were two families traveling with young children. The house was perfectly set up for two families. We had two king beds for both couples and 4 bunk beds for the kiddos. The beach was just right for us. While the waves were great for surfing if you like that, but our children enjoy wading, and there was a rock bar about 50 feet from the shore that calmed the waves in one area enough to make it really safe for young ones. The beach felt private, and was just steps from the villa. We enjoyed Rincon and the amenities near the city. Great location.

overall we had a good experience! great location, everyone in the Villa is friendly also a very safe place to stay.

We stayed with our family of 6 which included 2 and 4 year old grandchildren. Working with Timothy on last minute potential changes and the overall experience was very positive. Our only issues with the property were with a few of the appliances. The freezer door was frozen shut and the wash machine leaked but Timothy mentioned they were waiting on an appliance repair person to address these items. The area was very secure and safe. Some of the amenities are starting to show age, like the pool area and parking lots and sidewalks probably due to the constant wet weather. The beach was nice, but had some debris from the hurricane. Watch out for the ant hills in the grassy areas... our grand daughter stepped on one and got bitten up a bit. Try the Beach House for a late day dinner and sunset. All in all a good stay.

Our stay was great. Owners, manager, and neighbors are all great. The unit is was delightful. We plan on returning.

This was one of the best family vacations we’ve ever taken! The house and community were amazing! Tim and Margaret were so great as owners and Kenny was top notch! Can’t wait to visit again:) Very deserving of 5 stars!!!

We really enjoyed our stay at Punta Del Mar Beach Village. Very beautiful, safe and relaxing environment which I really expected. I had a great time relaxing in the tide pool in the afternoons just behind the villa I had my own natural whirlpool ! I really enjoyed listening to the waves, the birds, the blue sky and the great view from the balcony off the main room. Tim the owner and Kenny the manager were very responsive and available to us 24/7 ! Everything was in order when we arrived at the villa. The villa was clean and had everything we needed for our stay. The location is great. You can visit beautiful beaches and find plenty of places to eat, drink and activities to enjoy within minutes. My son really enjoyed snorkeling and boogie boarding. Visit crash boat and jump off the dock into warm crystal clear waters. Visit shuga and try some Japanese treats, go to five star frappe gourmet and have an almond cheese cake frappe and go to rompeolas beach to drink a mojito de parcha ! Definitely coming back! We had a wonderful relaxing stay in Rincón. The kids loved the nearby tide pools. The pool was beautiful. The surrounding wildlife was always interesting to watch.

Location was incredible. Great set up for families with small kids. Lots of amenities, including chairs, boogie boards, snorkel gear. A/c was great. Everything worked well other than one shower which was very weak. The place itself works well, has comfy beds, and is spacious. The location as I say is unbeatable. The condo could benefit from some deep cleaning and a few updates but we still consider it a 5 star place because of all the positive aspects and a very fair price. We are grateful for the opportunity to have a short but fantastic vacation at Tim’s condo.
