I will begin with the positive by saying the house was large enough to accommodate our family of 13 comfortably. The property is located directly beach front however it is just beside the public beach access which led to extreme crowding. In general the house is in pathetic disrepair. There are several areas of rotten wood inside which lends to a stale odor/stench. In addition there was mold around several windows and around air conditioning vents. The bathrooms, to be honest, were disgusting and had mold and mildew around the edges of very old shower/tub inserts. We contacted the management about the mold, but they never sent anyone to inspect or clean. Prior to our stay we read several reviews about the oven and ice maker being broken. When we contacted them to inquire if the repairs had been made, they offered to let us cancel our reservation but there would be no refund of our money because it was too late for a cancellation. We were assured by the management company that these repairs had been made via calls and e-mail. They were not only not repaired but the parts to repair them had not been received according to the service man sent out to check the appliances. In addition, there was mildew inside of the ice maker. The refrigerator was quite unclean and had a sticky brown residue below the drawers. This is a three story home with a large staircase. The railing is not stable and actually had one broken piece. The deck around the pool is also loose.

I called Benchmark and asked if we could go ahead and enter the property since it was hot outside and the home looked vacant and ready. They informed me to do that would cost $65.00. I said that was a bit ridiculous but okay. They then informed me that they had not completed the final inspection so that we could not enter. I felt relieved that someone was going to come look and make sure everything was ready and accepted the situation.2. The trash out front was jam packed full of trash when we arrived and smelled terrible. The cans were not brought to the road, and we ended up having to haul the trash from the previous guests to the road.3. While waiting I walked around to the back of the home to look at the view and the pool. The pool was completely full of sand, trash, and dirt. I showed the lady completing her inspection and she told me that it should have already been cleaned, that she was sorry and that she would get someone to come clean it asap.4. The next day no one had come to clean the pool, even after calling and emailing and texting them. Obviously with young kids they wanted to use the pool. Was notified the day before my stay that the oven did not work. During our stay, the elevator did not work, the pool was dirty and would not heat, furniture was soiled/stained, spiders found in two of the beds, and because the steps were not secured to the bunk bed one of the kids fell off the steps trying to get on the top bunk. On my vow renewal day, instead of focusing on my ceremony, I received a visit from a rep from the company to discuss my experience while my stylist was doing my hair in the bathroom. Just sad! I advise all guests to take pics before and after their stay. This company is not trustworthy at all. My mother-in-law had to sleep on the couch, as she could not walk up the steps and my guests did not want to sit on the soiled chairs in the kitchen. In addition, the caterer spent way more time than anticipated preparing our meals. This company does not sell the experience they promise. I asked for the company's legal team information and was originally told it was on their website. That was a lie! They then told me to have my lawyer call the guests relations number. I have never been so disappointed!

We stayed at this property for a week in early November… The location is great! Just steps out the back door is the white sand beach that Destin is famous for. Communication with the management company was great and easy. However, the property manager himself was difficult to work with. We had several issues with the house, which the property management company took care of promptly, which was great! The house is well worn either from VRBO guests or just time. Prior to coming I had called the management company and asked about all the issues that were revealed in prior reviews on Vrbo. They assured me that almost all of them had been taken care of, except the ovens. The ovens were very slow to heat and uneven cooking. They have new ones on order, and those will be installed at some point in the future… As others noted, the burners on the stove don’t work very well either. We had a private chef come in and cook one evening, and he had to use all of the flawed equipment. But he was a pro, And made it work well! I reached out to the management company twice before arriving asking if there was a pack and play available and a high chair. They were never able to answer me. Upon arriving, we found to pack and plays, and a highchair, dusty and in rough condition in the garage. This property boasts of six parking spaces… We had three SUVs parked in the driveway and it was very hard to get in and out. The two garage spaces in the property do have quite a bit of junk in them and it is a very tight squeeze for something like a suburban to fit in there, so if you are driving a large vehicle, do not plan on parking in the garage. Also, the pictures of the pool are a little deceiving, it is much smaller than the pictures make it look like. I will say that we had the pool heated while we were there and the pool heat works very well! We have been at other properties where the pool heat just barely functions. So this was a pleasant surprise to have a good pool heat for the kids to jump in on the cooler days especially . We had ages 60 down to 18 months and there was plenty of room in the house for everyone. It is good to note that the bedroom that is above the garage is not accessible directly through the house. You have to go outside. But it is like its own little apartment with a kitchenette, table, bathroom, and bedroom. Overall, we enjoyed ourselves particularly because of the great location of this house! Because of the location one can overlook the flaws!

The place needs some TLC for sure. The dishwasher was broken the first 3 days of our visit, waiting for a part. The size of that kitchen really should have two dishwashers anyway, but it doesn't. Kitchen was well stocked, ice maker was great to have. Oven seemed to be slow to heat up, but otherwise worked great. The stove stop should be replaced, 2 of the burners just don't get very hot. Patio door needs some work so it opens properly and the island needs water damage on front portion fixed.
But we had an awesome family vacation and would definitely stay here again!

Large extended family vacation and we enjoyed the location close to everything we needed and wanted. Large house was great.

They had a leak over the tub on the 2nd floor master bedroom that they left exposed for the week I was there. Couldn’t take a bath in the tub I didn’t know if something would fall out of the ceiling. The top oven doesn’t work right. Left side of top open cooks food faster than the right side causes food to burn on the left. The A/C is controlled by programming and goes up to 76 every 2 hours. We tried to modify the settings but no luck so there were a few hot nights. The property was also dirty when we arrived. Floors were black. If you walked around barefoot your feet were black and one worker told me the floors were installed 2-3 months ago. I’m not sure if it’s the homeowner or the property management company in regard to these issues.

Popcorn and cereal on the floor...sand in the bathrooms. Large dead water roaches which I can tell the property is exterminated, but you could tell the cleaners had not cleaned. BBQ pit was fill of grease so much so that we could not get it our without spilling it. All in all we had a great time, but the management company needs to do a better job of cleaning the house before new renters come in.

Great short stroll to beach (directly on the beach). Close proximity to grocery, a few bars and several restaurants. All the Amenities was as described; though some of the kitchen equipment was rather dated (blender- a must use for tropical drinks on the beach)- which was a disappointment. The WiFi was slow as well; try re-setting router which did not help. Lovely rooms and living room areas. I would recommend updating the grill to something bigger given the large size of parties that can come hear (we got by though dinner was done in batches). The property over-all was well mainted and clean though the carriage house did have a mildew smell. Good support from the managment property who responded quickly to our pool being unclean and filtration off. I would recommend a rental again for this property.

We loved the kitchen, living room, bar area and how you could see the pool and ocean perfectly while cooking. The Kitchen was stocked well, which is something we worried about due to past reviews but we found everything we needed and cooked in all week. I would have been nice to have an additional frig in the back hall for drinks but we used coolers for drinks and it worked fine. We also worried about the bathrooms and closets as there were no pictures but found them to be fine. The location of this home was great, however, the beach seemed to be much more crowded than other places we have stayed during October. We did have a issue with the pool heater but the Mgt company had someone out to fix it quickly.

Chelsea was very helpful and patient with all of my questions! The house is amazing. The view is better than the pictures look. There was plenty of space for the 17 adults in our group and we never felt crowded. The pool was perfect and was nice to lounge in while looking at the ocean. The bedrooms and bathrooms are spacious with very comfortable beds. The carriage house is nice but did have a strange odor. The other reviews are correct in saying the top oven does not heat as well as the bottom oven but it didn't affect us that much. For the very minor inconvenience of the oven pretty much EVERYTHING else was perfect! The location is perfect for food and shopping but not on a busy part of the beach with hotels. The level of relaxation and peacefulness are priceless. We will definitely be back!
