The condos were great other than the main house air conditioning was unbearably hot ; the room temp was 86 in the daytime and 78 at night , it was very difficult for 3 couples to sleep ; the A/C unit desperately needs replacing ; the front 2 condos cooled normally ; we would love to rent again next year if the A/C gets fixed

Loved 3 Palms Retreat. Stayed there for a week with our 4 children and their families. Really enjoyed being right on the beach. We swam, watched spectacular sunsets from the deck, caught some waves, saw dolphins, found sand dollars and played in the sand. Used the gas grill and enjoyed many meals right on the large table on the back deck with perfect Gulf views. We were close enough to wave to adults on beach to hand off grandkids. Recommend walking over to French Bakery for treats, breads and breakfast. Also enjoyed walking to Beach Waves Grill. Definitely one of our favorite family vacations!! Hope to come back.

While we don’t win a lot of games, we always score with this incredible place to stay- swimming in the beautiful, warm gulf, taking long walks on fine, sandy beaches, breezy screen porch naps with a view, and ending with a spectacular sunset each night. Units are well equipped, including some nice upgrades this year, and the property manager is highly supportive and responsive.

Very convenient and beautiful setting for us. Bathrooms are tiny (door doesn’t even open completely) and one didn’t have a sink. Showers are old. Outside table was very dirty (I’m sure from weather) but there were no cleaning products and no broom to sweep sand. Remedied very quickly the next day by management company dropping off both items (new brooms) the next day to all 3 units. Biggest disappointment was no beach chairs, nor umbrella. Not everyone is able to sit on the sand comfortably and in the sun. Plenty of sand toys for the kids. Overall was a great place for all of us to be together, but also private accommodations.

Overall, was a very great experience. I was very unhappy that the location was not clean when we got there. There was no one there even cleaning and we got there. Only a half hour prior to our check-in time. Housekeeping was very cooperative and we were told that they were called off the job to go clean a different location. mini updates need done on the house and we were very unhappy to find out that there was not a washer and dryer in the main house where we were told there was. We had children and teenagers with us so I had to do a lot of laundry. But overall we love the house.

The location and the facilities were excellent. I would stay here again.

The bathrooms were not ideal at all (one without a sink) and so narrow and small with nowhere to set your toiletries. Light switches are crazy and we finally discovered that wires are crossed so one bedroom ran the other bedroom and vice versa.

You have the ultimate amount of room, private parking and just feet from Indian Rocks beach. I love the low country look and feel of it instead of the stucco/Spanish tile condo monstrosities that are a dime a dozen on ocean fronts everywhere. This will be my go to rental from now on in FL. Have stayed here 2021 and 2022 while in town to watch Mr. Tom Brady and the Bucs.Absolutely cannot go wrong here. Clean, modern inside, two spacious side by side condos and a separate 2000 sq foot home in the compound. Side-note... you cannot just rent one or the other, all housing on site is only rented as a whole rental. It was not nor is a deal breaker for me. I rented two years in a row for just me and my husband😁! Overall perfect place especially for large families!

Our family thoroughly enjoyed 3 Palms Retreat last week as we celebrated our daughters beach wedding. The location of being so close to the beach and the relaxing deck to watch the sunsets were so appreciated with our young families. The tasty decor of the 3 units,cleanliness, and comfy beds were a real plus. Also the convenience of bakery and bar grille in next block were utilized and very yummy. A great set up for 3 individual families /groups.

We got to be all together while still feeling like we had alone time. There is NOTHING better than the sundeck on the patio steps from the beach! The linens and furnishing were amazing!! I would say they could use a few more pans in the kitchen but not a deal breaker AT ALL!! Walking distance from some great restaurants! We rented a cabana to put at the beach which was delivered to the house/duplexes. It was an amazing vacation!! There are no other sunsets like those at Indian Rocks Beach!!!!!

This was a perfect retreat for the Grandparents, kids, and grandkids. Great to be able to sit on the porch and watch the kids at the beach! Fun and relaxing with plenty of space to sit for everyone!

I have rented from many companies and by far BTR is the best. Mona and Joni were exceptional...very responsive and on top of things. I appreciated that each unit had plenty if towels, dishwasher soap, shampoo, etc. my family prefers 1 unit for everyone but everything else about this property was perfect.

Loved the location and house and beach access for our large family was ideal. House was clean and comfy beds were nice. Would return again.

We brought an extended family group; two families with small children who used the smaller units right on the beach. Worked very well. Deck area was great. Beach was just beautiful. We are planning to come back for a longer stay.

Beautiful setting with easy access to the beach and shopping. Wonderful to have 3 refrigerators as we like to cook and eat in most of the time although the kitchens had only small and medium sized pots and pans. No TVs in any of bedrooms which we thought was unusual but ended up working out fine.

Signs were on the wall telling guest to not set the thermosat lower than 75 because it would freeze up. Obvious there were issues that it appeared the owner was not planning to repair or replace old units. A land surveyor was onsite 3 different days. I would guess the property is being sold.
