Had a lovely time here. The house needs some paint in spots, and there were some extremely minor maintenance issues, but I was made aware those were scheduled for repair soon. Overall, a very relaxing and enjoyable stay…would definitely book again.

We’ve stayed in Watercolor many times and this house was by far our least favorite. The smoke/heat alarm would go off every time we cooked ANYTHING. When maintenance came they had to take the whole thing off because it would not stop beeping. So we spent the rest of the trip with no smoke or heat detector. The pool alarm deactivate button on the outside of the door was broken so every time we entered the house the alarm would go off and we had to deactivate it from the outside. The downstairs master bedroom closet was missing a door handle. The house is equipped with a Sonos but there were no instructions on how to operate it. Anything we watched on the screen downstairs played in the speakers in the upstairs master - again no instructions on how to operate that either. The cooking it utensils were a mess - some were broken. We pushed a sofa back a few inches for a better view of the television and the dust and dirt that was under the sofa was shocking. The places where the walls were touched up were very visible but really the entire place needs a new coat of paint. Furthermore, we messaged several times and waited outside for the property manager to give us the “ok” to go in but no response was ever received. Eventually we just went in. And when we checked out it was via text and we received no response to that either. A few of the owner’s cabinets and closets were also left open by the cleaning crew. All of our prior stays in Watercolor far exceeded this home’s rating for us.

Great amenities and quiet neighborhood. Definitely recommend for families with younger kids.

Great location! Equal distance to Seaside and Rosemary! Hot tube and pool was perfect during spring break bc it was still a little chilly! Grill was clean and ready to go! Can’t wait to rent this house again!

The heated pool was a great addition to a the house! The only issue is that it seemed to be in some sort of transition and was very stark with virtually nothing on the walls. It didn’t feel cozy like a home, obviously a rental house vs other places we have stayed in Watercolor.

Second time staying here and had a great time.

We had a fantastic stay at Royal Fern. We had plenty of room for the kids and family to feel rested. The pool was wonderful- it was a bit messy from a tropical storm but dune sent someone over same day to get it cleaned up and ready for us. We enjoyed all of the Watercolor amenities (camp watercolor & beach club) everything was so kid friendly, clean and wonderful. Having the first floor king with a full bath was perfect for grandparents who came with us. We would definitely stay here again!!

We greatly enjoyed our stay! The home was beautiful and well equipped. The outdoor area and swimming pool were wonderful, but the pool and hot tub were not clean and were never cleaned during our stay, even after the property manager informed us that it would be. The location was perfect and the amenities were amazing. Overall, we were very pleased and would definitely stay here again!

However, outside furniture was damaged, worn, and cushions faded and molded. Dishwasher wouldn’t clean dishes. Outdoor grill is about to collapse. Housekeeping had not dust mopped under the beds. I’d stay here again but as a property owner myself...some things needed updating and repair.

We loved our visit to watercolor. This home is lovely and the pool/hot tub are great. This was our first time travelling with our youngest out of a crib, and the little side room off the bunk room was perfect to give him a dark quiet space. Management company was helpful and responsive.

We have owned a house in Watercolor and rented for years. This house is a decent property but I would probably choose elsewhere. It was clean. The outside area needs some work with outside lights, light in hot tub wasn’t working so it was very dark at night. I bought some outdoor candles so we could see. This is our second time to visit Watercolor and on this trip our family was joined by my in laws, so a total of 6 adults and 5 children. The house was perfect for us! The kids (&adults) loved the convenience of the backyard pool as well as the bunk room. The location is great for bike riding to the beach as well as camp watercolor. The property management was quick to resolve all issues, which were minor.

The house layout, cleanliness and location were perfect. We were within a bike ride from the beach, Watercolor pools & Publix. The neighborhood was beautiful. My ONLY complaint was the pool temperature. We did not request it be heated but it was incredibly warm. It turns out the hot tub overflows into the pool & they are on the same system so we could just not cool off in the hot July sun. Overall I would return to this home.

Great property manager, beautiful home!

This was a family vacation that included our two granddaughters and their parents. The backyard is bordered by woods which means you have a lot of privacy and natural beauty in which to enjoy the pool and hot tub after a long day on the beach. The house was well decorated and clean. Comfy beds, good kitchen, and relaxing family room. One of the bedrooms is a kids' bunk room with two added side rooms under the eaves- really great for kids. Our older granddaughter loved that she was in the same bedroom as her much younger cousin but was able to close the door to her private little hideaway when she needed to. We rode bicycles everywhere, including to the beach. Be sure to check out Camp Watercolor if you have kids- there are water slides and a lazy river, a good snack bar and as a bonus there's an outdoor bar for adults. The management company was very attentive and took care of a couple of minor issues immediately. The only recommendation I have would be to include a map of Watercolor and Seaside that points out recreational areas that are accessible with the amenities card (for which you pay a daily charge of $50/house.) We didn't know where to find the Watercolor beach access point, nor did we understand what Camp Watercolor was all about until we went over to check it out. It was also a little confusing when we went to the water sports rental house on the lake and found out we weren't allowed to rent canoes or paddle boards (not part of the Watercolor neighborhood amenities apparently??) We were able to figure out a lot of the activities that were available by doing some online research, so if there had been a list available in the house when we had checked in it would have saved us a little time and confusion. Otherwise, this was just a perfect place to stay that I wholeheartedly recommend. We will be back!
